Abstract
The Project ‘Mahanagar City Location Analytics for Retail’ aims to perform market
research and catchment analysis and find out prospective locations where Vedant Fashions
Limited should set up its store in order to expand its retail reach in tier I, tier II and tier III
cities. This report specifically presents the analysis of markets in Pune City of Maharashtra,
which comes under tier I city of India.
As the company VFL has its 5 brands – Manyavar, Mohey, Twamev, Mebaz and Manthan in
the ethnic wear segment, the project starts with finding out the business gap of the company in
the ethnic wear segment. At present VFL has 9 running stores in Pune and its total annual
revenue accounts for around 28 crores for FY 2021-22.
Since Pune is cultural capital of Maharashtra and there is always a threat of losing any
opportunity to local competitiors, Vedant Fashions is now expanding its reach across the city.
The project features comparison of various cities with Pune on their retail market spaces and
Manyavar’s business in those cities with respect to Pune. It has further two major parts – first
to estimate the business gap in various catchments of Pune and secondly then to find a potential
property where Manyavar’s store can be launched to bridge that market gap. All the standard
requirements and checklists have to be taken care of while having a property for Manyavar
Store.
The study, analysis and calculations involved throughout this project is completely based on
market research findings. And finally, an estimate for revenue and productivity of
recommended potential stores has been given based on experienced reasoning.

CHAPTER I
Scope of the Project

Project Title – Mahanagar (Pune) Location Analytics for Retail Spaces


Project Description - Identification and analysis of four potential retail stores in Pune.
Project Objective – Identifying gaps in ethnic apparel market for Pune City and propose 4
catchments & retail spaces based on location analytics.
Project Deliverables –
1. Analyze existing Pune Stores data and their productivity figures.
2. To visit the existing stores in Pune and respective catchments.
3. Look at high productivity stores and if productivity is greater than the company
standards, then suggest a store in the same catchment – primary, secondary and tertiary
catchment analysis.
4. Track relevant brand stores, analyze their productivity data in corresponding
catchments by finding their sales revenue figures.
5. Evaluate all malls in the city on basis of mall decision tree
6. Use highstreets checklist, malls checklist and network with property consultants – local
and IPCs
7. Predict sales of the shortlisted property on basis of productivity with the reference of
parameters –
1. Area of the proposed property (Carpet area in sq. ft.)
2. Productivity of Anchor Brands in respective catchments.
3. Similar Manyavar existing stores in similar locality in same/different city
8. Assisting in draft LOI and finalizing the property

Literature Review
Research Methodology:
For Identifying and finalizing the retail spaces for a brand in a city, the following steps needs to
be followed.
A. Gap Analysis

A. Gap Analysis –
Gap analysis is used extensively by Retail Organizations to estimate the brand penetration into
the catchment and the city in terms of revenue of retail business. It is also an estimation of supply
and demand of that retail category in that specific market and where the company stands with
respect to competitors in fulfilling the demand.

1. City Analysis –
For Analysis of any City, we first need to analyze the total retail market spaces present in
top performing cities and compare it with strength of company floor spaces in those cities.
It gives us the potential scope for the company to expand its retail business in terms of
retail area in the prospective city.
The next step that follows is analysis of revenues and productivities of company stores of
all the top performing cities with respect to the prospective city. This gives us the position
where each city is standing in terms of the retail business and target productivity to be
achieved in the prospective city.

2. Catchment Analysis –
Once we get to know the target that needs to be achieved in terms of area (addition of
square feet) and productivity, there needs to be market research defining productivity of
each major catchment in the prospective city by analyzing the sales data for each relevant
brand. Also, the business gap in each catchment needs to be found out. The catchment
where the company has a market gap and is showing high productivity is chosen as a
potential one for opening a store.

The Catchment area is divided into three parts namely –

➢ Primary Catchment – The area within approximately 4 to 5 Km radius of the


store (depending on the type of city) from where most footfall is likely to occur in
the store.

➢ Secondary Catchment – This is area within approximately 8 to 10 Km radius of


the store. It is the area from where there will be medium footfall of customers

➢ Tertiary Catchment – This area is beyond 10 Km radius of the store. The


customers living in this area may prefer to go to another market place which is
near to that point, hence it is likely to provide least footfall of customers

Please note – In the catchment maps given below, the area under inner green
circle (4km) denotes primary catchment, the area between inner and outer circle
(4 to 8km) denotes secondary catchment and the area beyond outer circle (>8km)
denotes tertiary catchment.

3. Property Analysis –
Once the catchment is finalized, the final step is to find a potential property and a potential
franchise where the retail store of our brand can be launched. The property can be in a
mall or on a high-street. A major part of it includes building relationships with franchises,
property brokers and builders. The property needs to have passed all the checklist
standards of the company then only it is finalized. After the property clears all the
checklists, an expected sales and productivity figures are calculated by comparing the
sales and productivity factor of each relevant brand.

Checklist for Malls:

• High footfall property


• Convenient location (People can travel easily)
• Presence of a Multiplex like PVR/INOX/CINEPOLIS
• Presence of few brands like – Arvind Brands, Madura Brands, Reliance Brands,
Bestseller Brands.

Checklist for Highstreet Properties:


• Should be on a Buoyant Stretch (i.e., Relevant Brands present with considerable
footfall and connectivity)
• Ground Floor Availability
• Appropriate Visibility (Property on corner of junction is preferred so that it is
visible from multiple roads.
• Store Size, Frontage (Minimun 25Ft.)
• Façade Size (according to company standards)
• Store Shape (Preferably Rectangular), Appropriate Floorwise Breakup
• Pillarless
• Adjacencies: No unwanted or disturbance causing entity should be there adjacent
to Property
• Clean documents
• Expected Rent Revenue Ratio, Security Deposit.

Industry and Company Profile

Indian Retail Industry


The Indian Retail Industry is growing at a dynamic pace of 9% CAGR and is expected to reach
US$ 1407 billion by the year 2026 and US$ 1.8 trillion by year 2030, due to major driving
socio-demographics and economic factors such as urbanization, digital payments systems,
inventory management systems, substantial growth in per capita income of the nation,
increased purchasing power and steep rise in number of nuclear families. It accounts for 10%
of India’s GDP and 8% of total employment. Today India is world’s 5th largest destination
in terms of retail space.
During the pandemic, the E-Retail has proved to be a boon and according to Bain & Company
the E-Retail Indian Market is expected to grow at approximately 25-30% per annum over next
5 years and reach up to US$ 120-140 billion by the year 2026. India has third largest population
of E-Retail shoppers after China and the US.
The challenges in the Indian Retail Industry are high dispersity of Indian population
geographically, small sales per customer, complex supply chain and distribution networks,
little use of IT systems as compared globally and presence of counterfeit goods. Unfortunately,
even if the Indian retail sector is 5th largest in the world, the retail space per person is lowest in
the world – 0.19m square (2sq.ft.) due to high population

Indian Textile & Apparel Industry


The domestic Indian textile and apparel industry contributes to 5% of India’s GDP and 12%
of exports. The apparel industry provides employment to 45 million people directly and 100
million people in allied sectors. It is expected to grow at 11% CAGR and reach $190 billion
by 2026.
India has an abundant availability of raw material for apparel sector such as cotton, wool, silk
and jute. India is the largest producer of cotton and 2nd largest producer of silk in the world. It
also has an advantage with respect to other countries in terms of skilled manpower, and cost of
production and required weather.
The Indian apparel industry is very varied in two parts with handspun textiles on one side and
capital-intensive computerized mills at another end. The major states that are textile hubs in
India are – Maharashtra, NCR, UP, Gujrat, West Bengal, Madhya Pradesh, Tamil Nadu and
Rajasthan. Due to strategic advantage of various locations in the country, India is one of the
few manufacturing countries in the world which has all the levels of textile value chain i.e.,
from production of fiber to manufacturing of finished goods – garments.

Ethnic Wear Market in India
The Ethnic wear in India is preferred as the dress code majorly for wedding and festive
occasions. Total share of Indian ethnic wear market is approximately US$ 17.18 billion
and constitutes of approximately 32% of Indian Apparel market. In recent times ethnic wear
is becoming a part of comfortable clothing gradually and also being regarded as Indian formal
wear. Indian population has the lowest median age amongst key emerging and developed
nations across the world and there has been a increase in spending on ethnic wear segment by
youth in last 8 years.
Even though the kurtas, sherwanis, sarees and lehenga are universally wore ethnic wear
garments, there are varied types in all these that differ from state to state in India.
As of 2018, the market value for men’s ethnic wear is 104.91 billion INR, and for women’s
it is 848.42 billion INR.

Vedant Fashions Limited:
‘Vedant Fashions Ltd.’ is Branded Indian Wedding & Celebration Wear company
headquartered in Kolkata. It was incorporated in the year 2002 by the name ‘Vedant Fashions
Pvt. Ltd.’ and has traversed a phenomenal trajectory by the brand name ‘Manyavar’ since the
beginning of its full swing retail operations in 2008. A new Brand ‘Mohey’ was launched in

Pune City & Its Retail Market Overview:
The Pune City of Maharashtra has a population of 6.81 million (0.681 Crore) in 2021, and the
population is expected to reach 8.44 million (0.844 crore) by the end of year 2030 with a growth
of 24%. The City’s population density is 12000 persons per square Km. The GDP per capita is
US$ 6,838 (5.31 lakh INR), whereas the per capita income of the city’s population is 63,944
INR. Marathi, Hindi, English are the main languages spoken in this City. The literacy rate in
the city is 77.3%, slightly higher than national average of 74.04%. The distribution of Urban
and Rural population is 60.99% and 39.01% respectively.
Pune City has been ranked 185th in global business rankings by Statista and ranked 6th in India
after Mumbai, Chennai, Delhi, Ahmedabad and Kolkata. The total count of companies’ head-
quartered in this city with a revenue more than US $5 million is 73. The internet penetration in
this city is 55%.
