I. Scope of work:
The Architect is required to provide services in respect of the following:
Taking Client's instructions and preparation of design brief.
Site evaluation, analysis, and impact of existing and/or proposed
development on its immediate environs.
Design and site development.
Structural design.
Sanitary, plumbing, drainage, water supply, and sewerage design.
Electrical, electronic, and communication systems and design.
Heating, ventilation, and air conditioning design (HVAC) and other mechanical
systems.
Fire detection, Fire protection, Security systems, etc.
Elevators, escalators, etc.
Periodic inspection and evaluation of Construction works.
This phase shall involve the definition of the requirements of the Project by the Client. The
Architect shall inform the Client of the technical requirements of the Project and the
professional fees associated with the Project. In this phase, the Architect shall:
Consult with the Client to ascertain the conceptual framework and related
requirements of the Project and confirm such requirements with the Client.

Gather relevant information and data leading to the definition of the requirements
of the Project, including the scope of the Architect's Services.
Prepare an initial statement of probable construction cost.
Schematic Design Phase:
This phase shall consist of the preparation of schematic design studies derived from the
Project Definition Phase, leading to conceptual plans. The Architect shall:
Evaluate the Client's program, schedule, budget, and Project site and proposes
methods of Project deliveries. Prepare the initial line drawings representing design
studies leading to a recommended solution, including a general description of the
Project for approval by the Client; and
Submit to the Client a Statement of Probably Project Construction Cost ("SPPCC")
based on current cost parameters.
Design Development Phase:
Based on approved schematics and conceptual plans, Architect shall prepare:
The Design Development documents consisting of plans, elevations, sections, and
other drawings;
The outline specifications to fix and illustrate the size and character of the entire
Project as to the type of materials, type of structural, electrical, mechanical, sanitary,
electronic, and communications systems.
The diagrammatic layout of the construction systems.
Contract Document Phase:
Based on the approved Design Development Documents, the Architect shall:
Prepare the complete Contract Documents consisting of detailed designs and
construction drawings, setting forth in detail the work required for the architectural,
structural, electrical, plumbing/sanitary, mechanical, electronic, and communication
works prepared by the Architect and by the other state-regulated building
professionals involved (if any);
Prepare the technical specifications describing the type and quality of materials,
finish, manner of construction, and the general conditions under which the Project is
to be constructed
Submit to Client (ENTER NUMBER] sets of all construction drawings and technical
specifications for purposes of obtaining a building permit.

Schedules and details as required, Finish Schedules, Partial Building
Elevations, Building Sections, necessary interior elevations, and sections.
(Heating, ventilation, and conditioning design shall be completed by the
mechanical subcontractor or others and not included in the Architect’s Scope
of Work.) Specifications: Site work, Concrete, Masonry, Metals, wood and
Plastics, Doors and Windows, Finishes.
6. Construction Administration: construction site visits (as required);
interpreting the Construction Documents (including, but not limited to
(i)issuing timely responses to contractor’s request for Information and other
requests for clarification; and (ii)reviewing and approving (or taking other
appropriate action in connection with) contractor’s submittals and shop
drawings, if any, and rejecting nonconforming work.

On submitting the required Preliminary Scheme for the Client's approval along with the
Preliminary Estimate of cost - 20% of total fees payable, less payment already made, based
on the Preliminary estimate of cost
STAGE 4: DRAWINGS FOR CLIENTS / STATUTORY APPROVALS
On incorporating the Client’s suggestions and submitting drawings for approval from the
Client/Statutory Bodies - 35% of total fees payable, less payment already made, based on a
Preliminary estimate of cost.
STAGE 5: WORKING DRAWINGS AND TENDER DOCUMENTS
On preparation of working drawings, specifications, schedule of quantities, estimate, and
tender documents - 45% of total fees payable, less payment already made, based on
Preliminary estimate of the cost.
STAGE 6: APPOINTMENT OF CONTRACTORS
On inviting, receiving, and analysing tenders and advising the Client on the appointment of
Contractors - 55% of the total fees payable, less payment already made, based on accepted
Tender cost.
STAGE 7: CONSTRUCTION
On submitting Working Drawings and details required for commencement of Work at the
site - 65% of total fees payable, less payment already made, based on accepted Tender cost.
On completion of 20% of work at the site - 70% of total fees payable, less payment already
made, based on accepted Tender cost.
On completion of 40% of work at the site - 75% of total fees payable, less payment already
made, based on accepted Tender cost.
On completion of 60% of work at the site - 80% of total fees payable, less payment already
made, based on accepted Tender cost.
On completion of 80% of work at the site - 85% of total fees payable, less payment already
made, based on accepted Tender cost.
On Virtual Completion of work at the site - 90% of total fees payable, less payment already
made, based on accepted Tender cost.
STAGE 8: COMPLETION
On submitting Completion Report and drawings for the project required in obtaining
Completion / Occupation Certificate from Statutory Authorities and on the issue of as-built
drawings - 100% of total fees payable, less Retainer & payment already made, based on
Actual total cost.
The fees of various consultants are structural, electrical, A.C service, landscape consultant,
and others. If required can be paid separately.

VI. Time schedule:
The Architect shall, in consultation with the Client, prepare a Time Schedule in respect of
various services to be rendered and discharge of Client's obligations.
