1.0 Introduction
The Project is a Shopping Mall cum Multiplex developed by YOGIRAJ PROMOTORS PVT. LTD., located on Plot No. SU, Community Centre, Sector-22, Rohini, New Delhi, which combines ecological restoration with creation of recreation spaces.
The Shopping Mall forms an integral part of the Community Centre and would cater the social needs of the neighborhood Residential Areas nearby.
It also provides the Entertainment with its 6 Screen Multiplex and having wonderful capacity to make this place unique.
The Community Centre, apart from having the Shopping Complex cum Multiplex, also comprises of a site for Petrol Pump and a plot to be developed by DDA, which would have space for informal shopping, milk / veg. booth etc.

The Site
The site is a part of the Community Centre of Sector-22 in Rohini at New Delhi and is about 3.5 kms away from Outer Ring Road (The stretch connecting to Peeragarhi & Madhuban Chowk).

The Area of the Plot is 36583.00 SqM (9.03 Acres approx.) and surrounded by Roads on all four sides.
SITE LOCATION
The main entry to the Plot is from the North-West side of the plot while the Service / Retail entry have been proposed from the South-East side of the plot. A North East Pedestrian entry has also been proposed from 40.0 Mts. wide road.

The protruding building block at an angle in the middle of the NW side of the building gives a break to the straight line building and as well emphasizes the two major entries to the building, through double height glass canopies.
The glass Atrium at each main entry becomes the focus of building and maintaining the air flow. It gives a grand arrival feeling as well as identity to the mall.
More of glazing is ideally proposed at the retail floors for optimizing the display of merchandise ensuring a strong focus on products. A big atrium above the circulation areas functionally combined with the design as well as ideally suited for shops, sales and interior spaces by complimenting them with natural lighting. The different massing and height makes visibility easier and more attractive from faraway places. The scaled down massing towards SW, gives an interesting & attracting built form.
The front is open space for surface parking merging with the amorphous urban landscape.
The staircases at the ends punctuate the building and are proposed to be finished with white laminated glass and earthen tone stone at the base. The subtle variation in the level of surfaces finished with the plaster painted / stone cladded surfaces and balance usage of clear and frosted glass gives an overall interesting / lively faade and contributes to adroit juxtaposition of materials.

The first three floors are proposed for shopping / retail and NE wing goes higher with Auditoriums proposed at 3rd floor onwards, whereas in the middle of block at 3rd floor level food court has been proposed with huge terrace on SW side of the block.
Two basements have been proposed, out of which second basement has been dedicated to Parking & Services, whereas the first basement has been proposed to be partially used for Hyper-Market and rest of Parking & Services.
Break-up of Spaces:
The Ground, First & Second Floor have been proposed for Retail / shopping, part of Third floor in occupied by 6 Auditoriums of varying sizes (120 to 276 persons).
The area around the middle Atrium at Third Floor level has been put to Food Court usage and spill over open seating, so as to utilize the sprawling available terrace.
The overall form / spaces of proposed complex are quite adaptable, even being of grand scale / dcor.
