To secure certified copy of Title, Tax Declaration, Certification of No


Improvement, Real Property Tax Clearance or any necessary
documents needed for the transfer of title to the Vendees’ Name;

To pay the BIR Capital Gains and Documentary Stamp Taxes due on
the sale of the above property and to execute and sign any form
necessary for the payment and processing of such BIR taxes and to
receive the BIR Certificate Authorizing Registration;

To process the transfer of the Title with the Registry of Deeds for
Province of Batangas, Nasugbu Branch and New Tax Declaration with
the Assessor’s Office of Nasugbu Batangas and to secure and receive
any document issued by any of said offices.

Our attorney-in-fact hereby accepts this appointment subject to its terms and agrees to
act and perform in said fiduciary capacity consistent with our best interests as she in her best
discretion deems advisable, and we affirm and ratify all acts so undertaken.

GIVING AND GRANTING unto said attorney-in-fact full power and authority to do
and perform all and every act and thing whatsoever requisite and necessary to be done in
