UNDERTAKING FORM Page 6 of 9 Note: y) 2) 3) 4) 5) 6) 7) 8) 9) Owner has handed over the said fiat to tenants including all items listed/mentioned in TABLE-A and Utensils mentioned from Annexure-tI_in working / functioning/non damaged conditions. Hence there will be responsibility of tenants to maintain all tems carefully without abusing while making them in use / on their utilization. Ensure to turn off all non essential lights or electric appliances when they are not in use as well as at the time of leaving house / long vacations. In case of the damage beyond repair of any of the items (from TABLE-A & Annexure-8), the tenants will have to replace the same with brand new condition or payback the charges for same to house owner. In case of repairable condition of items, tenants will have to arrange the service technician in order to repair and bring in to original functioning state or tenants will have to payback actual repairing cost to house owner. ‘Any type of repair work should not be carried out without prior intimation to flat owner and always required to seek his permission. All rooms have been fitted with curtain hanging rod provisions (sockets & bars). In view of safety of tenants, It is advised by owner to tenants to arrange to hang their own curtains / blinds to all rooms. It is responsibility of tenants to lock the house at the time of leaving house without handing over the keys to any other (unknown) person apart from legal flatmates or should avoid inviting unknown person to the fiats, tenants are responsible for their own personal safety as well as security of their own belongings (inside flat /outside flat premises). Tenants have to ensure to pay the electricity bill before the last date of every month to avoid power cut off circumstances from electricity board as well as to avoid paying the penalty in restoring connection. In case of breaking of fragile items by the tenants, the cost as an actual for replacement for same will be charged back to tenants or tenant's themselves can replace the same but has to be original For the consumables, which will be consumed by the tenants such as replacement of electric bulbs, tube lights, RO water cartridges or gas, electricity power utilization.ete, the consumption cost has to be borne by the Tenants. At the time of handover of flat to the tenants, the photographs of the interior wall and flooring conditions from every room as well as bathrooms showing "no damages” or” no seepages", will be send over email to tenants along with the signed copy of this undertaking form, tenants required to ensure that the flat interior's wall surfaces and colours shouldn't be damage (sticking paintings /removing applied paintings or stickers or any wall fittings / or scratches caused by mishandling of other items). In case of damage of any interiors (wall paintings / damaged surfaces / broken flooring tiles / water seepages in to walls), the cost of restoration for the same will deducted from security deposit or Tenant's will have choice to appoint the technician / labour to restore back the condition of interior at their own cost but required to take permission from flat owner in advance}. Security deposit means the amount kept for security of the house and items provided by the flat owner, Tenant's, cannot claim / request monthly rentals to be adjusted from security deposits (especially during notice period), hence security deposit will not be untouched till tenants will vacate house. Security deposit will be transferred minimum Five days after vacating house as well as handing over the all keys to flat owner by the tenants. Within this time period, flat owner will carry thorough checks on flats interior conditions as well as checks functioning / working condition of items (listed from TABLE-A). Based on requirement of repairs (interiors / flooring) / replacement of items (listed from TABLE-A], the expenses will be deducted from security deposit and rest money will be transferred to tenants account. In case of any issues or any kind of flat related concerns, Tenants will have to contact Flat owner first to inform same. Tenant's have no rights to take any kind of flat related decisions such as raising any types of flat / flat premises related complaints /grievances by directly reaching to society office / local bodies /authorities by bypassing owner; or subletting flats; allowing additional flat members; making changes in interiors; repairing of any items / replacement of items (from Table-A] without taking permission from fiat owner.
