I, Julie R. Vergara, married, of legal age, Filipino and resident of Barangay Sampiruhan, Calamba City,
Laguna herein known as the Grantor/Principal, under oath, hereby depose and state:
WITNESSETH:
Whereas, Damaso Vergara, died on August 25, 1983 in Manila, leaving a parcel of land which are more
particularly described as follows, to wit:
Location: Brgy. Bucal, Calamba City, lot no 4664-B, 20,000 area square meters, TCT no. T-3690;
Location: Brgy. Cuyab, San Pedro City, lot no 5, 490 area square meters, TCT no. T-18366;
Location: Brgy. Looc, Calamba City,, lot no 5, 1,250 area square meters, TCT no. T-1779;
Location: Brgy. Sampiruhan, Calamba City, 1,547 area square meters, TCT no. AF-0046-01229;
Location: Brgy. San Miguel, Pila, Laguna, 13,145 area square meters, TCT no. TD220016-00342;
Location: Brgy. San Miguel, Pila, Laguna, 2,094 area square meters, TCT no. TD220016-00323;
Whereas, the above-named grantor is one of the co-heirs of the deceased, he being one of the surviving
children of his deceased father, Moises Y. Vergara, Sr.
Whereas, said deceased died intestate on July 27, 2018, without a Will or Testament, and there are no
known debts or obligations due against the estate of the decedent;
In view of the foregoing, and by virtue of the intestate succession, we, the Grantor/Co-heirs hereof,
being the one of the compulsory heirs of the deceased, inherited in common and in equal shares (pro
indiviso) the above-mentioned properties;
Now therefore, premises considered, we have named, constituted and appointed by these presents do
hereby name, constitute and appoint my co-heir, Moises R. Vergara, Jr., married, of legal age, Filipino
and a resident of 150 M.E. Lingga, Calamba City, Laguna, to be my true and lawful attorney-in-fact for
me and perform any and all of the following acts;
-To offer, negotiate and secure the sale of the above-described parcels of land to any person, entity or
corporation;
-To receive any and all cash or checks in connection with the aforementioned sale;
-To make, prepare, sign, execute Deed of Extra-Judicial Settlement of Estate, Deed of Conditional Sale,
Deed of Absolute Sale, etc., and enter into any agreement or deed for the accomplishment of the above-
stated powers;

Hereby giving and granting unto my attorney-in-fact full power and authority to do and perform every
act and things whatsoever requisite and necessary to be done in and about the premises as fully to all
intents and purposes as I might or could lawfully do if personally present and hereby ratifying and
confirming all my attorney-in-fact shall lawfully do or cause to be done under and by virtue of these
presents.
