SECTION 238219

FAN COIL UNITS (FCU)

Part 1 General

1.1 GENERAL REQUIREMENTS


A. This section specifies the manufacture, installation and testing of factory-built fan coil units.
B. Protect the complete fan coil unit properly during transportation and storage until ready for
installation.
C. During installation, protect fins and casing from damages.
D. All pipe and duct inlets and outlets shall be properly covered until connections are made.
E. Base depth for horizontal unit and thickness of vertical unit shall not exceed 250mm unless
expressed approval is obtained from the Project Manager.
F. Thoroughly clean the entire system before installing filters or operating the fan.
G. Temporary filters shall be provided for testing and commissioning of equipment.
H. The sensible and latent cooling requirements of the various units are specified in the equipment
schedules. Chilled water flow, water temperature rise/drop and working pressure are also given.
Water pressure drop shall not exceed 30 kPa at maximum design flow rate.
I. Manufactures information for fan coil unit selection shall be correctly related to the duties (airflow
and cooling capacity) specified. Specified cooling capacities shall be achieved based on medium
fan speed unless otherwise stated.
J. In selecting the fan coil units, the resistance imposed on the air flow of the units due to ducts,
filters, air grilles/diffusers shall be allowed.
K. This external resistance shall be applied to all fan coil units where shown to have ducts connected.
Fan coil units shall have external static pressure of 50Pa minimum, even though no duct is
connected, or as specified in the Equipment Schedule and/or on the Drawings.
L. The external fan static pressures given in the equipment schedules/ drawings have been
calculated based on assumed resistance figures tendering purpose only. The Sub-Contractor
shall be responsible for checking the final resistance before ordering the equipment. Any required
modification to the system (fan, motor, switchgear, cables etc.) necessary to meet the required
duties and space conditions shall be entirely at the Sub-Contractors expense.
M. All fan coil units shall be of minimal vibration and noise level during operation. Should the vibration
and noise level be excessive and not within normal acceptable standards, adequate vibration
isolation and sound attenuation devices shall be provided.
N. All fan coil units shall be of the highest commercial standard and the noise level shall be rated
and tested in accordance with an approved testing authority

2.2 QUALIFICATIONS
A. Qualifications of Manufacturer: Furnish fan coil units which are the product of a manufacturer who
has proven experience in manufacturing these units for a period of at least five (5) years.
B. Reference Codes and Standard: ARI 411 or approved equivalent.
C. Factory tests for all water coil at the pressure as specified in the 'Water Coils' section of this
Specification.

D. Nameplate: Securely attach name plate on each fan coil unit showing manufacturer's name, serial
and model number, tag number and country of manufacturer.

2.3 SUBMITTALS
A. Technical Submittal
1. Submit fan static pressure calculation.
2. Submit certified technical data and performance ratings including, but not limited to, the
following:
a. Complete catalogue and material specification.
b. Certified noise data at various fan speed.
c. Certified performance at specified conditions/criteria for various fan speeds.
d. Factory pressure test report of each fan coil unit.
e. Water and air pressure drops.
f. Working and testing pressure.
g. Available fan external static pressure.
3. Submit certificates to guarantee all units are statically and dynamically balanced
4. Submit manufacturer's quality assurance/quality control program for the entire
manufacturing process, site installation and testing/commissioning.
B. Shop Drawing Submittals
1. Submit manufacturing shop drawings including wiring and control diagrams.
2. Submit construction details of FCU.
3. Submit comprehensive method statement and site installation manual for the erection of
fan coil unit on site.
4. Submit builder related works drawings to Main Contractor.
C. Others
1. Submit a complete list of all spares and accessories as recommended by the equipment
manufacturer for future maintenance. This list shall be certified by the manufacturer.
2. Submit copies of installation, operation and maintenance manuals.

2.4 FAN COIL UNIT


A. Furnish fully factory manufactured fan coil units complete with fans, coils, drain pan, motor drive
and accessories. Furnish also factory manufactured cabinet/insulated return air plenum with air
filter.
B. Units shall be horizontal furred-in recessed blow-through type, unless otherwise specified or
indicated on the Drawing.
C. Exposed type unit shall be complete with decorative casing, supply and return grilles/diffusers,
and filters.

2.5 FAN SECTION


A. The fan shall be of double inlet double width, forward curved centrifugal flow type and of metal
construction impeller mounted to a solid steel shaft. The fan shall be direct driven and designed
for smooth quite operation.
B. The fan motor shall have sleeve bearings factory lubricated for life.
C. The fan and motor shall be mounted on a detachable mounting chassis that can be removed from
the fan coil enclosure as one assembly (with extended cables) to facilitate fan and motor cleaning.
The fan impeller scroll casing shall also be easily removed to clean the fan blades.
D. Fan and motor assemblies shall be complete with neoprene rubber anti-vibration mounting.

2.6 MOTOR AND ELECTRICAL WORK


A. Fan motors shall be suitable for 60Hz 230V single phase or380V, 3 phase electricity supply,
unless otherwise specified.
B. Motors shall be resiliently mounted to the fan tray or scrolls. Motor and fan assembly shall also
be resiliently mounted to the casing structure.
C. Motors shall be capable of providing 3 fan speeds and shall be of adequate capacity to prevent
overloading at any speed and duty of the fans.
D. Motors shall be of Permanent split-capacitor type for direct-on-line starting and factory wired to a
terminal block inside a factory installed junction box. Motor shall be provided with UL listed thermal
overload protection.
E. A fused spur unit or a socket outlet will be provided by the Electrical Sub-Contractor near each
fan coil unit. Location of these electrical power points shall be properly coordinated by this Sub-
Contract so that the connection unit shall be positioned within 1m from the fan coil unit.
F. Electrical wiring connections to these power points shall be supplied and installed by the Sub-
Contractor.
G. Electrical cables installed outside the casing shall be protected by metal flexible conduit.

2.7 COOLING COIL
A. Coil face area shall be based on maximum air face velocity of 2.5 m/s.
B. Coils shall be constructed from seamless copper tubes mechanically bonded to aluminum fins.
C. Each coil shall be provided with motorized 2-way solenoid control valve, and isolated valves as
well as flexible pipe connectors. The connector shall be galvanized steel braided polymer tubing
with insulation.
D. Each cooling coil shall be minimum three-row and shall include an air vent cock and drain valve.

2.8 DRAIN PAN


A. Drain pans shall be situated beneath the cooling coil and arranged so that all moisture will be
collected in the pan. The pan shall project under the entire length and width of the coil including
all headers bends, valves and fittings at inlet and outlet of pipe connection.
B. Drain pans shall be constructed from galvanized steel sheet of not less than 1.2mm thick. Drain
pans shall be painted internally and externally with two coats of bitumastic paint and insulated
with a minimum of 13mm thick flexible closed cell elastomeric insulation.
C. Drain pans shall have copper male connectors for connection to the condensate drain.
D. For concealed type fan coil unit, a secondary drain pan of same specification shall be provided to
cover the entire fan coil unit and all associated valves/fittings at the inlet and outlet pipe
connections.
E. A second or additional larger stainless steel, not less than 0.8mm thick, insulated drain pan with
wet floor alarm (c/w fault alarm interface with BMS System where applicable) shall be provided
for all FCUs in MDF rooms, lift machine rooms, Fire Command Centre, ELV and Electrical rooms.
The drainage pipe shall be exposed to a conspicuous position to be determined on site.

2.9 CASING / PLENUMS


A. Each unit shall be complete with factory manufactured casing and plenum to enclose the entire
coil, fan, motor, and filter section.
B. Casing/plenums shall be provided with supply and return ducts connections. Casing/Plenum shall
be 1.2mm thick hot-dip galvanized steel construction..
C. Return air duct connections shall be provided at the rear or the bottom of the unit to suit the
installation. The design and construction of the plenum shall be such that the bottom and rear
panel can be simply interchanged to facilitate duct connection at the site.
D. Casings/Plenums shall have sufficient access door for inspection and maintenance of filter, coil,
fans, etc. Access to filters for cleaning shall be generally be achieved by opening the hinged
central core of the return air grille.
E. Where mounted above false ceiling and the other areas unseen, fan coil units shall be hot-dip
galvanized mild steel and shall be corrosion resistant. All edges of the casings/plenums that have
been cut during its manufacture shall be wire brushed and cleaned free from rust, and given one
coating of red lead oxide paint. The inside surfaces shall be given a coating of mastic.
F. Where mounted in an exposed position and in kitchen area, fan coil units shall generally be as
specified above but finished with a decorative casing acceptable by the Project Manager and
neatly painted with at least one coat of anti-rust paint and two top coats in color agreed with the
Project Manager. All painting shall be factory applied. Standard decorative casing as per
manufacturer's recommendation for exposed fan coil unit may be acceptable at the sole discretion
of the Project Manager
G. Exposed fan coil unit shall be complete with factory built supply and return air grilles and air filters.

2.10 PLENUM INSULATION


A. The interior of casings/plenums shall be thermally insulated with 15mm coated fiber glass meeting
NFPA 90A requirements and shall be sealed to prevent any condensation whatsoever. The fiber
glass shall have a k-factor of 0.0325 w/m deg C at 25 deg C and density of 48 kg/cu m. The fiber
glass shall be surface treated to prevent erosion due to air movement and the surface color shall
be black
B. Flexible closed cell elastomeric insulation, if use shall be approved by FM global.

2.11 NOISE LEVEL


A. All fan coil units shall emit minimum ventilation and noise level during operation. Should these be
excessive and not within the specified criteria adequate vibration isolation and sound attenuation
shall be provided as recommended and required by the project manager at no extra cost.
B. All fan coil unit noise level shall be rated and tested in accordance with relevant ARI standard by
an approved authority or laboratory.
C. The maximum noise levels of the fan coil units are specified in the Acoustic Treatment and
Vibration Control Section of this specification.

2.12 VIBRATION ISOLATION
A. Vibration generated from the fan coil unit shall be properly controlled.
B. Refer to the Acoustic Treatment and Vibration Control Section of this specification

2.13 FILTERS
A. 25mm thick disposable type filter shall be used.

2.14 THERMOSTAT
A. Unless otherwise specified, each fan coil unit shall have its own electronic type room thermostat
with 3 speed and on/off fan switch.
B. Thermostat shall be suitable for both wall and ceiling mounted installation.
C. Sample of each type of the thermostat/fan switch shall be submitted for approval.
D. Control and power wiring between the thermostat and the fan coil unit shall be provided. Unless
otherwise approved by the Project Manager or run above the false ceiling, all wiring between
thermostat and fan coil unit shall be concealed in the wall, floor or column.
E. Each room thermostat shall also have temperature indicator in deg. C and temperature setting
facilities.
F. Exact location of the thermostat shall be agreed by the Project Manager, allowance for length
wiring connector.
G. The controls for the fan coil units shall be capable of interfacing with the BMS or other control
system for remote operation of the units.

Part 3 Execution
A. Store all fan coil units in a place free from moisture and cement dust, salty atmosphere etc. to
avoid corrosion/ damages of the surface coating of the equipment and clogging up the internal
voids of the insulation.
B. Handle the fan coil unit with special care to avoid scratching and damage of the surface coating
of the equipment.
C. Fit equipment and appurtenance to the space provided and make readily serviceable.
D. Provide hot-dip galvanized hangers, supports and vibration isolators (as specified) for the proper
installation of equipment.
E. Provide proper electrical connections to power points which are (provided by) the Electrical Sub-
Contractor.
F. Make proper pipework connections.
G. Do not support piping and ductwork connection from fan coil units casing.
H. Provide filters as specified in the “Filter” section of this Specification.
I. Location and mounting height of room thermostat shall be agreed with the Project Manager.
J. Provide control, power, and monitoring interfacing to electrical and building management systems,
where specified.
K. Provide isolation valves, flow control valve, drain taps and manual purge valve as specified in
piping connections.
L. Unless otherwise indicated in the Specification or Drawings, construct all casings with constant
cross section.
M. Joints/connections between dissimilar metals shall be isolated by dielectric insulation.
