DEED OF DONATION WITH ACCEPTANCE

KNOW ALL MEN BY THESE PRESENTS:

We, SPOUSES CESAR PAGASPAS ATIENZA and HELEN ALMAZAN ATIENZA, husband and
wife respectively, both of legal age, Filipinos and residents of Barangay Alinunu, Abulug, Cagayan
hereinafter referred to as DONORS; and
CHERRYLENE ANDREA ALMAZAN MARQUEZ, of legal age, married to Joselito Cueto Marquez,
resident of Barangay Alinunu, Abulug, Cagayan, and a daughter of Helen Atienza’s brother, Zandro
Almazan, hereinafter referred as DONEE;

WITNESSETH that:
The DONORS are the owners in fee simple as evidenced by TRANSFER CERTIFICATE OF
TITLE № 084-2016000143 and TAX DECLARATION NO. 2006-026-2751 of a certain parcel of land
situated at Barangay Alinunu, Abulug, Cagayan, and more particularly described as follows;

“A parcel of land designated as Lot No. 42, CAD 370, WITH MARKET VALUE OF P4,000,000.00
AS APPRAISED BY THE MUNICIPAL ASSESSORS OFFICE OF ABULUG, AND A BIR ZONAL
VALUE OF P7,250.00 PER SQUARE METER, CASE 2 BEGINNING AT A POINT MARKED “1” OF
LOT 42, CAD 370, CASE 2, BEING S 71-50 E 327.27 M., FROM BLLM No. 1, ABULUG CADASTRE,
ABULUG, CAGAYN, THENCE: N 20-03 E 37.14 M., TO POINT 2; S 73-11 E 13.38 M., TO POINT 3; S 07-
56 W 12.53 M., TO POINT 4; S 16-53 W 23.97 M., TO POINT 5; N 75-35 W 17.40 M., TO POINT 1;
POINT OF BEGINNING, CONTAINING AN AREA OF FIVE HUNDRED EIGHTY-EIGHT (588)
SQUARE METERS. ALL CORNERS ARE MARKED ON THE GROUND BY B.L. CYL. CONC. MONS.
15X60 CM. BOUNDED ON THE NW., ALONG LINE 1-2 BY LOT 18, CAD 370, ON THE NE., ALONG
LINE 2-3 BY CANAL., CAD 370, ON THE SE., ALONG LINES 3-4-5 BY TRAIL, CAD 370, AND ON THE
SW., ALONG LINE 5-1 BY CITY ROAD, CAD 370. BEARING GRID.

“A RESIDENTIAL BUILDING declared under Tax Declaration No. 2006-026-2671, located on Lot 42,
CAD 370, with Market Value of P2,000,000.00 as appraised by the Municipal Assessors Office of
Abulug, Cagayan, situated at Barangay Alinunu, Abulug, Cagayan containing an area of ONE HUNDRED
SIXTY (160) SQUARE METERS, bounded on the North by Creek, on the East by 2928-Purificacion
Villanueva, on the South by City Road and on the West by 18-Celedonio Cabañes.

For in consideration of the DONORS’ love and affection to their niece, the DONEE, and purely as
an act of liberality and generosity, the DONORS hereby voluntarily and freely give, transfer and convey by
way of DONATION unto the DONEE, her heirs, successors and assigns the above described parcel of
land and all the improvements thereon.
The DONEE hereby receives and accepts the gifts and donation above made in their favor by the
DONORS and the DONEE hereby express her appreciation and gratefulness for their kindness and
generosity.
