    LAND LEASE AGREEMENT

    This agreement, sets forth the terms as a binding agreement between the lessee, JRA
    CONSTRUCTION AND SUPPLIES INC., and the lessor ARIEL PAYUMO, executed on this day
    September 1,2022.

    The following terms are set forth:

    1. The purpose of this contract permits the lessee JRA CONSTRUCTION AND SUPPLIES INC.
    exclusive use of the land owned by the lessor for the purpose of Hollow blocks factory and
    for stocks of any construction materials.
    2. The attached description denotes the land to be utilized in this agreement. The land base
    consists of approximately 4350 sq. m. of which the whole lot can be use by the lessee
    located at Purok 3, Pulung Santol, Porac, Pampanga.
    3. The land will be leased at the rate of Php. 9,000.00 per month for a total of Php.108,000.00
    the 1st year. This shall be payable no more than 30 days prior to the beginning date of
    annual contract for the 1st year of lease. Then additional Php. 1,000.00 for the monthly rate
    every year for the 2nd year until the end of contract.
    4. The agreement period shall commence on September 1, 2022 and end on September 1,2027
    when contract will be renegotiated.
    5. The lessee will decide on the terms of the land payment after the 1 st year of the agreement.
    6. This agreement shall be renewable after 5 years.
    7. The agreement can be terminated if the lessee wants to leave even within the agreement
    period without any penalty.
    8. Any future improvements (e.g. infrastructures, machines, equipment) that has placed on the
    land can be pull out by the lessee.

    The above terms have been reviewed and are in mutual agreement between both the lessee and
    the lessor on this date ____________________.
