    Baclas Calaca, Batangas. Hereinafter known as the VENDORS;

    A parcel of land with an area of Eight Thousand Forty-
    Nine (8,049) Square Meters, more or less, bounded on the North

    Barangay Baclas, Calaca Province of Batangas, issued under the

    WHEREAS the VENDOR is the lawful owner of a certain registered parcel of

    NINE (8,049) SQUARE METERS, more or less, and covered by Tax Declaration

    WHEREAS the VENDEES has offered to buy and the VENDORS have agreed

    That the VENDORS hereby covenant and agree with VENDEES that the
    above-described property is free from all liens and encumbrances, that they have a
    perfect right to convey the same, and that they will warrant and forever defend the same
    unto the said VENDEES, their heirs, and assigns, against the lawful claims of all persons
    whomsoever;

    That the VENDEES will shoulder all the expenses for the transfer of tax
    declaration, capital gains tax, documentary stamps tax, transfer fees, notarial fees, and all
    other expenses incidental to the transfer of the title of the above-described property.
