Based on my understanding and information from the Design-Build Institute of
America (DBIA, 2018), the owner, designer, and builder collaborate to bring a project
from concept to completion through a phased process. The team is selected at the
beginning of the process based on their skills, experience, and approach. According to
Alleman and Tran (2020), the team should be composed of individuals who are
committed to working together and have complementary abilities.
During the pre-construction stage, the team establishes the project's concept and
extent, establishes a budget and timeline, and evaluates potential risks and
opportunities. This is the initial stage of the process. Furthermore, the team conducts a
value engineering analysis to identify methods to reduce costs while maintaining the
project's quality.
In the second step, during the project's design phase, the team works together to
develop construction papers while taking the owner's suggestions into account and
taking considerations like construction and cost into account. Continuous teamwork is
required for this process to work.
During the construction phase of the project, the team builds it while maintaining
communication and making any required design changes. The owner retains control
over the project's scope, funds, and timeline, while the builder is given added
responsibility for ensuring its completion.
The progressive design-build process allows for flexibility and adaptation throughout
the project's lifecycle, which can lead to more efficient and cost-effective project
delivery (DBIA, 2018). However, as noted by Alleman and Tran (2020), challenges may
arise during implementation, including a lack of understanding or buy-in from
stakeholders and the need for clear communication and documentation throughout
the process.
