Sample Computation of Development Controls

SAMPLE COMPUTATION OF DEVELOPMENT CONTROLS

GIVEN CONDITIONS BASED ON THE PROJECT DESCRIPTION:

 Project Type : 300-Bed Tertiary Hospital with Medical Sciences School Complex
 Inside Lot
 Generally Flat Terrain

THERE WERE SOME INFORMATION THAT WERE NOT GIVEN IN THE PROJECT DESCRIPTION AND THE
STUDENTS WERE INSTRUCTED TO JUST MAKE THEIR OWN ASSUMPTIONS ABOUT THESE ITEMS.

FOR PURPOSES OF THIS COMPUTATION, LET US MAKE THE FOLLOWING ASSUMPTIONS:

 Adhere to minimum lot size of 20,000 sqm


 Lot frontage is assumed to be 200 m, oriented to the south
 RROW is 15 m (i.e., 10 m carriageway, 0.5 m planting strip and 2 m sidewalk on both sides)

SAMPLE COMPUTATION OF DEVELOPMENT CONTROLS

I. CLASSIFICATION
A. Occupancy – GROUP D, Division 2
B. Zoning – General Institutional

II. ALLOWABLE MAXIMUM BUILDING FOOTPRINT


A. AMBF1 = PSO x TLA
= 50% x 20,000 sqm
= 10,000 sqm
B. AMBF2 = 196 m x 93 m
= 18, 228 sqm

III. PERCENTAGE OF SITE OCCUPANCY


Since the AMBF that prevailed is the one from Table VIII.1, no need to compute for another PSO
A. PSO = AMBF ÷ TLA
= 10,000 sqm ÷ 20,000 sqm
= 50 %

IV. MAXIMUM IMPERVIOUS SURFACE AREA


Since the AMBF that prevailed is the one from Table VIII.1, no need to compute for another ISA
A. ISAmax = 20% x TLA
= 0.20 x 20,000 sqm
= 4,000 sqm
V. MINIMUM UNPAVED SURFACE AREA
Since the AMBF that prevailed is the one from Table VIII.1, no need to compute for another USA
A. USAmin = 30% x TLA
= 0.30 x 20,000 sqm
= 6,000 sqm

VI. TOTAL OPEN SPACE WITHIN LOT


Since the AMBF that prevailed is the one from Table VIII.1, no need to compute for another TOSL
A. TOSL = ISA + USA
= 20% + 30% = 50%
= 4,000 sqm + 6,000 sqm = 10,000 sqm

VII. MAXIMUM ALLOWABLE CONSTRUCTION AREA


A. MACA = PSO + ISA
= 50% + 20% = 70%
= 10,000 sqm + 4,000 sqm = 14,000 sqm

VIII. FLOOR TO LOT AREA RATIO


A. FLAR = 2.5

IX. BUILDING HEIGHT LIMIT


A. BHL = 15 m

X. GROSS FLOOR AREA


A. GFA = TLA x FLAR
= 20,000 sqm x 2.5
= 50,000 sqm
XI. TOTAL GROSS FLOOR AREA
A. TGFA1 = BHL x 50% of TLA
= 5 storeys x 10,000 sqm
= 50,000 sqm

B. TGFA2 = GFA x Multiplier based on Table VII.G.2


= cannot be used for this project
C. TGFA3 = GFA + Non-GFA areas – Incremental Setbacks
= a bit too complicated to be used for this exercise since we would still need to
compute for floor areas for basement, balconies, and additional courts/yards
