DIANA MODEL DESIGN GUIDELINES FOR HOME IMPROVEMENT


FENCE, EXTENSION AND TRELLIS FENCE, EXTENSION AND FRONT CANOPY
RESTRICTIONS
(CORNER LOT) (CORNER LOT)
GARAGE. Existing car garage must be maintained for car parking use
only. This should not be used as an extension of living area or converted
into a room. Provide Garage Drain 8” depth x 6” width x 2.5 meters

FRONT FENCE. Fence and gate must be see-through design. Height of

BALCONY. Balcony structure on the second floor shall setback 1 meter
from the front property line and may occupy 100% of the front property

the fence and gate design. Height of railings must be 1 meter high from
the second floor finish to top of railings. Roof above balcony is not
allowed. Trellis over balcony shall setback 2 meters from the front

brown.
FRONT ROOM EXTENSION. Second floor front room extension shall be
in-line with the existing adjacent second floor front wall or shall have a
setback of minimum of 2 meters.
FOR CORNER LOTS ONLY
SIDE ROOM EXTENSION. There must be a firewall for every side room
extension that abut the side property line. Side room extension must
setback 2 meters from the rear property line and the front wall shall be
in-line with the existing adjacent front wall. There should be no window
openings or concrete decorative blocks on the firewall except for glass

blocks. Downspout must not go beyond property line and shall be


tapped to existing drainage of housing unit.
SIDE PROPERTY LINE WITHOUT SIDE ROOM EXTENSION (FRONTING
A ROAD). Side fence without room extension that abut the property line
shall be see-through fence with a total height of 2 meters. Zocalo height
shall be concrete solid wall with 0.40 meters high from the top of
sidewalk, the upper side must be see-through grilles (same design with
front fence)

REAR ROOM EXTENSION. Rear room shall be the same with the

REAR FENCE. Rear fence along perimeter fence facing another Village,
total height of solid fence should be 2 meters, cement plastered finish
on both sides.

FOR IRREGULAR LOTS:

be see-through fence or gate. Room extension shall have a minimum


setback of 2 meters from the property line.
SIDE ADJACENT TO ANOTHER LOT. Fence with room extension shall
be 50% of the property line provided with firewall extending upward at
0.30 meters from top of the roof. Only glass block is allowed on the
firewall. The remaining 50% shall be solid fence with 2 meters height
from top of sidewalk and plastered on both sides.

FOR IRREGULAR LOTS:


RIGHT-SIDE ELEVATION

SIDE ROOM EXTENSION. Ground and second floor room extensions


may abut the side property line provided that this must be 50% of the
length of the side property line, and a setback of 2 meters on the rear
property line. Front wall must be in-line with the existing adjacent front
wall. Firewall must be provided with an extended wall 0.30 meters from
top of roof.
SIDE FENCE ADJACENT TO ANOTHER LOT FIREWALL.
Side fence must be solid wall with 2 meters height from top of sidewalk.

GARAGE ROOF CANOPY. Garage roof canopy may abut the front
property line provided that the outer edge of the gutter and downspout
must not go beyond property line or encroached the utility
