CONTRACT TO SELL
KNOW ALL MEN BY THESE PRESENTS:
This Contract to Sell is hereby made and executed by and

between:
__________________ of legal age, Filipino Citizen, married to

________________, with residence and postal address at
__________________, hereinafter called as the VENDOR;

_____________________, likewise of legal age, Filipino Citizen single

with residence and postal address at ________________________
hereinafter called as the VENDEE;
-WITNESSETH-
WHEREAS, the VENDOR is the Registered owner of that real

property specifically described as _____________
WHEREAS, the VENDOR offered to sell the above described real

estate property with improvements thereon and the VENDEE offered to
purchase the same;
The terms, conditions and associated stipulations of this

agreement shall be as follows:
1- The parties hereto have mutually agreed and covenanted that

the purchase price for the herein subject real estate property
shall be in the Sum of Pesos: __________________________ (Php.
____________), in Phil. Currency, payable in the following
manner:
1.1. The downpayment shall be Php. _______________

1.1.1 The said dowpayment shall be paid by the

VENDEE to the VENDOR in cash or

2- Upon full payment of the VENDEE to herein VENDOR, the

VENDOR, together with her heirs, assigns and successors-in-
interest shall faithfully execute a Deed of Absolute Sale over the
herein subject real property unto and in favor of the VENDEE,
and deliver the same together with the original Transfer
Certificate of Title to the VENDEE in all goodfaith and trust,
without need for further demand;
3- The parties hereto mutually agree that any and all expenses
and taxes such as Documentary Stamp Tax, Capital Gains,
Transfer Fees and titling shall be shouldered by VENDEE until
the subject property is fully transferred to their name in
accordance with law;
4- In the event of failure of payments or bounced checks, the

VENDOR shall have the right to initiate action either civil,
criminal or in the alternative.
5- Failure of payments and non compliance with the stipulations

of this contract shall be a ground for termination and forfeiture
of payments in favor of the VENDEE as compensation and
opportunity loss.
WHEREAS, this Contract being the law between the parties and
shall be valid and binding amongst them insofar as all the stipulations
herein above stated. Any and all revisions and/or changes on the
stipulations stated herein must be in writing and must be mutually
agreed upon by both parties otherwise it shall remain to be valid to the
fullest extent of the law;
