STANDARD OPERATING PROCEDURE

OPERATION AND PREVENTIVE MAINTENANCE OF AIR HANDLING UNIT.

1.0 PURPOSE:
Procedure for operation and preventive maintenance of Air Handling Unit.
.
2.0 SAFETY:

Person carrying out this work must have the following PPE; Overall, nose mask, gloves,
Safety shoes, helmet

3.0 STARTING PROCEDURE FOR AHU

3.1 Switch ON the AHU by pressing the start button on the VFD panel.

3.2 Start the dust collector / point exhaust of the respective area, if required.

3.3 Check the pressure difference across the 3µ and 0.3µ filter.

3.4 Record the start time records in Logbook 1.

4.0 STOPPING PROCEDURE FOR AHU:

4.1 Put OFF the AHU by pressing the stop button on the VFD panel.

4.2 Put OFF the dust collector/ point exhaust, if required.

4.3 Record the start time records in Logbook 1

5.0 PREVENTIVE MAINTENANCE OF AHU

(a) ELECTRICAL CHECKS

5.1 Switch OFF the mains

5.2 Check for electrical firmness and proper insulation of wires.

5.3 Variable Frequency drive (VFD) for dust and tightness of electrical connections.

5.4 Ensure that the panels are free from dust by use of a blower.

5.5 Check for any abnormal noise, leak seals and unusual vibrations while its running.

5.6 Check condition of bearings and change if necessary.

5.7 Check running current and verify the currents are balanced and don’t exceed name plate
rating.

5.8 Check insulation resistance between motor leads and ground.

5.9 Check motor couplings, in case its damaged replace it.

5.10 Check door limit switches if the motor stops when the door is opened.

5.11 Check for electrical leakages and shocking on metallic parts.

5.12 Check AHU annunciation system and working condition of inspection lamp.

6.0 (b) MECHANICAL CHECKS

6.1 Switch OFF the mains.

6.2 Check condition of blower to motor canvas and vibration dampers.

6.3 Motor vibration shock absorbers.

6.4 Clean the cooling coil fins and tubes.

6.5 Clean drainage line for proper drainage.

6.6 Carry out filter cleaning as per Logbook 2 for Cleaning of AHU Filters.

6.7 Check locking arrangement of inspection door.

6.8 Check for any leakages from AHU body, if a leakage is found rectify the leakage.

6.9 Internal cleanliness of AHU.

6.10 Check operation and locking of dampers.

6.11 Switch ON and test the air handling unit for pressure difference across the filters and
pressure balancing.

damaged rectify it.

12. Clean the cooling coil and hot water coil

13. Clean the drainage line and condensate pan for proper
drainage.
14. Check for air leakages from AHU System body; if any
leakage is found rectify the problem.
15. Check the operation and locking arrangement of dampers.

16. Check the condition of blower to motor canvas, if found


damaged replace it.

CLEANING LOGBOOK 3 OF AIR HANDLING UNIT FILTERS

1 Switch “OFF” the mains for AHU

2 Open inspection door and remove filters to be


cleaned.

3 Put the filters in a polybag and take the filters


to cleaning area.

4 Remove filters from polybag and load them in


the filter cleaning booth. Place the polybag in
the waste bin.
9 Check for any physical damage of the filter
under inspection light and replace if necessary.

10 Put the cleaned filters into a clean polybag.

11 Pass the filter through the clean filters exit


hatch and take to the respective air handling
unit.
12 Open the inspection door and clean the filter
compartment and blower section with a clean
dry piece of cloth.
13 Fix back the filters in the filter plenum and
check all screws are fixed and tight.

14 Switch ON and test the air handling unit for


pressure difference across the filters and
pressure balancing.
15 Check for any leakages from AHU body, if a
leakage is found rectify the leakage.
