    DEED OF DONATION

    KNOW ALL MEN BY THESE PRESENTS:

    This DEED OF DONATION, made and entered by and between:

    Spouses __________ and __________, both of legal age, Filipinos and residents of
    __________, herein referred to as the Donors,

    and

    __________, married to __________, of legal age, Filipino and a resident of


    __________;, herein referred to as the Donees.

    WITNESSETH:

    That the Donors are the owners in fee simple of a certain parcel of land with a
    residential building situated at __________, covered by Transfer Certificate of Title (TCT)
    No. __________ of the Registry of Deeds of the City of Manila, and more particularly described
    as follows:

    “A PARCEL OF LAND (Technical Description).”

    That for and in consideration of the love and affection which the Donees inspires in the
    Donors, and as an act of liberality and generosity, the Donors hereby voluntarily and freely
    gives, transfers and conveys, by way of donation, unto said Donees, their heirs, executors and
    assigns, all of the right, title and interest which said Donors has in the above-described real
    property, together with all the buildings and improvements found therein, free from all liens and
    encubrances and charges of whatsoever nature;

    The Donors hereby states, for the purpose of giving full effect and validity to this
    donation, that they had reserved to themselves sufficient property, in full ownership or in
    usufruct, which is necessary and adequate for their support in consonance with their standing in
    society;

    That the Donors further states, for the same purpose as expressed in the next preceeding
    paragraph, that this donation is not made with the object of defrauding their creditors, having
    reserved to themselves property sufficient to answer for their debts contracted prior to this date;

    That the Donees hereby accepts and receive this gift and donation made in their favor by
    the Donors, and they hereby express their appreciation and gratefulness for the kindness and
    generosity of the Donors.
    IN WITNESS WHEREOF, the parties have set their hands on _______________, at the
    City of Manila.
