Qualities of contractor ensure a full contract for building a shopping mall

What is Contractor?
The word “contractor” is derived from a legal agreement between the owner and builder, there
will be a legal contract. The contractor is an organization or, in certain cases, a person engaged
by a client to carry out the work which is necessary to complete the project.
The contractors, on the other hand, don’t always have the skills or trades which is required to
complete all construction work on their own. As a result, they are generally in charge of hiring
subcontractors to execute certain sections of a project. In most cases, the construction project
will engage a large number of subcontractors.
The contractor’s position is multi-faceted, as they are responsible for a variety of activities. It is
extremely difficult to carry the project from a set of drawings to a finished building without the
help of a group of these various types of contractors, with the exception of extremely small
construction projects.

As a contractor, there are several qualities that you should possess to ensure that you can secure a
full contract for building a shopping mall. Here are some of the key qualities:
 Experience: Having a proven track record of successfully completing similar
construction projects, such as building shopping malls, is crucial. You need to be able to
demonstrate your experience and expertise in this area.

 Technical expertise: You should have a deep understanding of the technical aspects of
building construction, such as architectural design, structural engineering, and project
management. This knowledge will help you ensure that the shopping mall is built to the
required standards and specifications.

 Attention to detail: Building a shopping mall involves a complex set of tasks, and you
need to be able to pay close attention to detail to ensure that everything is done correctly.
From laying the foundation to installing electrical and plumbing systems, every detail
needs to be executed to perfection.
 Strong communication skills: Effective communication is key to the success of any
construction project. You should be able to communicate clearly and effectively with the
client, architects, subcontractors, and other stakeholders to ensure that everyone is on the
same page.

Hypothetically Construction of the shopping mall


A building generally refers to a system of two or moreconnected parts use to support loads. It is
an assemblage of two or more components to each other so that they serve to carry the loads
developing due to the self-weight and super imposed load safely without causing any
serviceability failure.
Plannng: This building is located at Mymensingh. The total area is 3,30,000sq.ft and the building area is
2,50,000sq.ft. The safe bearing capacity of soil was assumed as 180 kN/m2. The type of building is
planned to construct as RC framed structure. Ground floor plinth area sq.ft. This floor comprises of
shops. First floor with plinth area of 18500sq.ft. The second floor is same as the first floor with various
shops. Third floor is provided with shops, restaurants, food court, Play area, etc. The Design of Structural
components such as slabs, beams, columns, staircase, and footing are carried out. As heavy load is
imposed on the soil by the building, raft foundation is designed.

ANALYSIS
After placing the nodes, beams and columns are provided, giving support to the building. Load
cases are applied as per IS 875 1987. The loads applied are seismic load, dead load, live load,
wind load and combination of these loads are provided. Then the structure is analyzed for the
output/results. Dead load is assigned to the building referring IS 875 Part I, Live load is assigned
to the assembly building by referring to IS 875 Part II, Wind Load is assigned to the building
based on IS 875 Part III For the report of analysis, the critical beam is chosen by identifying the
maximum deflection occurring in the beam, the critical column is taken by verifying the
maximum load in the column.
DESIGN

The design has been carried out for One-way slab, Two-way slab, Doubly Reinforced Beam, axially
loaded column, Uniaxially loaded column, Bi-axially loaded column, Raft foundation, Dog Legged
Staircase, Underground water tank, Roof, Shear wall. Due to heavy loads from the column, the design of
raft footing has been carried out for this project.

Foundation pit protection,top-down method and construction of the building : As already mentioned,
the building was cut into the existing hill, and additional to that, there was a request for a large number
of parking places, so three underground floors were designed. The protection of the foundation pit and
excavation was done with drilled piles along the perimeter in combination with the construction of the
building in the top-down method.

Monitoring:

 displacement on inclinometers installed within perimeter piles


 rotation on tiltmeters
 vibrations (due to blasting and construction of the building)
 settlement and displacement of neighbour buildings by geometric observation
 noise.

Thus, it was easy to detect and follow any suspicion during construction. With the help of inclinometers
and tiltmeters, information was obtained on whether there was displacement of neighbouring buildings,
neighbouring roads and the construction of the foundation pit protection.

All this information was posted on the website from where the required result could be read at any
time, and the telephone of managers of the project were directly connected to the server so that, in
case of any displacements, they would receive a text message which would warn them of the problem
and they could take necessary action after working hours as well.
