SPECIFICATIONS
1.0 GENERAL

Scope:

This section covers the complete construction phases to build a SINGLE


DETACHED BUNGALOW TYPE RESIDENTIAL UNIT

A. Execution
All work to be performed under this Statement of Work shall conform and be in
strict accordance with the best practices of the construction industry. In no
instances will the material, equipment and installation methods be lower than the
standards established by the current issues of the National Building Code except
otherwise specified.

2.0 REFERENCED DOCUMENTS


The attachment drawing is hereby incorporated and made a part of this specification.

3.0 DETAILED REQUIREMENTS

3.1 SITE WORK


A. Site Preparation
This includes clearing and removal from the site of all materials, structure or
objects that may obstruct the construction of the proposed project.
4.0 Filling and Grading
Compaction at building slab of top 20 cm of subgrade and each layer of backfill
material to be at 95% maximum density.
C. Excavation
Provide trenches with as near vertical sides as practical with necessary width
to give maximum room to work.

4.1 CONCRETE
A. Framework
a. Construct forms to exact sizes, shapes, lines and dimensions as shown
and with sufficient thickness to withstand pressure of newly placed
concrete without excessive and objectionable bow or deflection.
b. Coat form contact surfaces with form-coating compound before
reinforcing is placed.

c. Bet and build into the work anchorage devices and other embedded
items required for other work.
d. Formwork not supporting concrete, such as sides of beams, walls, etc,
provided concrete is sufficiently hard not to be damaged by form
removal.

B. Concrete Reinforcement
1.) Provide all steel required for reinforcement as shown on the drawings.
2.) Reinforcing bars are to be deformed and equal to U.S. Grade 40.
3.) Clean reinforcement to remove loose rust, mill scale, earth and other
materials which reduce destroy bond with concrete.
4.) Position, support and secure reinforcement against displacement by
construction. Locate and support reinforcing by chairs, runners, spacers
and hangers as required.
5.) Place reinforcement to obtain the minimum coverages for concrete
protection.

C. Cast-In-Place Concrete

1.) Provide all cast-in-place concrete indicated on the drawings and as required
for a complete and proper installation.
2.) All Portland cement or equivalent shall be type I or V. For all below grade
concrete use Type V cement, sulphate resistant, with 7.0 sack mix.
3.) Maximum aggregate size shall both be larger than one-fifth of the narrowest
dimension between sides of forms, one-third of the depth of the slabs, nor
three-fourths of the minimum clear spacing between individual reinforcing
bars. Aggregate shall be clean, sharp, free from sand, loam, clay, or other
deleterious substances. Do not use aggregates or sand containing soluble
salts or other substance which can cause stains on exposed concrete
surfaces or sulphate deterioration.
4.) Water used as an ingredient in concrete shall be clean, potable, and free
from injurious amounts of foreign matter.
5.) Curing shall be done for a minimum of 7 days with the use of water and
burlap, polyethylene or liquid membrane curing compound.
6.) Cast-in-place concrete shall be 3000 PSI at 28 days. Slump shall not
exceed 10 cm.
7.) Deposit concrete continuously or in layers of such thickness that no
concrete will be placed on concrete which has hardened sufficiently to
cause the formation of seams or planes of weakness within the section. If
a section cannot he place continuously, provide construction joints. Do not
subject concrete to any procedure which will cause segregation.
8.) Bring slab surfaces to the correct level with a straight edge, and then strike
off. Use bull floats or derbies to smooth the surface, leaving it free from
bumps and hollows.

9.) For slabs on grade, locate construction joints not shown in a manner to
divide the slab into areas not in excess of 50 sq. m. Provide keyways at
least 4 cm deep in all construction joints.
10.) Apply float finish to slab surfaces to a tolerance not exceeding 6mm in 3m.
Apply steel trowel finish to slab surfaces. Consolidate the concrete surface
by the final hand troweling operation, free from trowel marks, uniform in
texture and appearance.

4.2 CONCRETE WITH MASONRY


A. Mortar
All mortar for concrete block shall have a compressive strength of 1800 PSI in
28 days.

B. Reinforcement Steel
Provide reinforcement steel as indicated on the drawings.

C. Grout
Provide grout consisting of one part of Portland cement or equivalent, 2-1/2
parts sand, two parts pea gravel and adequate water to produce a concrete of
approximately 25 cm slump. Do not grout until masonry has cured at least 24
hours. Consolidate all grout at time of pouring.

D. Concrete Block
1. Standard blocks shall be the sizes indicated on the drawings.
2. Lay up all walls in running bond, plumb, level and true to the lines and
dimensions shown on the drawings. Do not use chipped or broken units.
3. Place all units in mortar with full mortar coverage on horizontal and vertical
cells to maintain a clear, unobstructed system of files.
4. Fully embed reinforcement in grout.
5. Maintain constant joint width .96cm (3/8”), except for minor variations
required to maintain bond alignment. Striker joints flush with adjacent
surface.
6. Provide continuous horizontal joint reinforcing at 600mm O.C. fully embed
rods in mortar. Lap reinforcement a minimum of 15 cm.

3.4 ROOFING
A. Long Span Roofing
Roof shall be Rib Type 0.40mm thk. (puyat or colorsteel brand or equivalent)
with all required fasteners. All sheets shall be at standard width as per
manufacturer and of suitable length so that all end laps shall fall over purlin or
girt. Surface shall be smooth and installation shall be in accordance with
manufacturer’s instruction.

Spacing of C-Purlins should be at least 600mm O.C. with minimum thickness


of 2”x3”x1.5mm thk. Main rafter supports should be 2”x4”x1.5mm thk. Tubular
bars. All steel members should be galvanized iron to avoid from corrosion.

3.5 WOOD
A. Lumber
1.) Provide stud grade lumber un spliced, as required by drawings. Align the
finish sub-surface to vary not more than 1/8 inch from the plane of
adjacent framing.
A. Finish Carpentry
Install doors and windows with hardware, setting plumb and level without warp
or rack of frame. All door jambs should be galvanized iron.

3.6 DOORS AND WINDOWS

1. Wood Doors
Wood doors shall be of the size, type and design as shown on drawings with
varnish finish.
2. Finish Hardware
1. Furnish all finish hardware with all necessary screws, bolts and other
fasteners of suitable size and type to anchor the hardware in position for
long life under hard use.
2. Locksets and latch sets shall be heavy duty cylindrical type or equivalent.

3. Window
1. Windows shall be double frame powder coated aluminum with tinted glass
panels.

3.7 FINISHES
1. Cement Plaster
1. Use one part of portland cement or equivalent, up to 1-1/2 parts lime, and
up to 4 parts sand for base coating.
2. Apply dash bond coat to solid base surface prior to application of leveling
coat.

2. Ceramic Tiles
1. Furnish coved base units for use in conjunction with tile floors.
2. Extent tile work into recessed and under equipment and fixtures to form a
complete covering without interruptions.
3. Provide Portland cement setting bed.

3. Painting
1. Provide undercoat paint produced by the same manufacturer as the finish
coat. Use only thinners recommend by the paint manufacturer.

2. Perform all preparation and cleaning procedures in strict accordance with


the paint manufacturer’s recommendations.
3. Smooth all finished wood surfaces exposed to view. Using the proper sand
paper to produce a uniformly smooth and unmarred wood surface.
4. Allow sufficient drying time between coats.

3.8 PLUMBING

1. Scope
This section covers the complete plumbing installation.
2. Products and Installation

1. General
All plumbing material and equipment shall conform to and be installed in
strict accordance with the best practices of the plumbing manufacturing and
construction industries. In no instances will the material, equipment and
installation methods be lower than the standards established by the current
issues of the National Plumbing Code except as otherwise specified.

2. Water Pipe, Fittings and Connections


Water service pipe to the structure shall be schedule PPR Pipe. Gate valves
shall be brass, non-rising stem, 200 PSI W.O.G. with screwed end.

3. Installation
Piping shall be installed as indicated. Pipe shall be cut accurately to
measurements established at the building and shall be worked into place
without springing or forcing. All the piping shall be run parallel with the lines
of the building, unless otherwise indicated. Branch pipes from service mains
may be taken from top, bottom, or side of main, using such crossover fittings
as may be required by installation conditions. Water piping shall be
supported at 6’-0” (1.80M) intervals.

4. Hose Faucets
Hose faucets shall be brass or equivalent with 1/2" male inlet threads,
hexagon shoulder and 3/4" hose connection. Faucet shall be 4-arm or level
type operating handle. Lawn faucets shall be installed on walls 20” above
finished grade.

5. Plumbing Fixtures
A. Water Closets
Length: 63cm (25-1/2”), width 36cm (14”), height 35cm (14”), shall be
Pozzi Brand or equivalent. Seats: molded plastic with shelf sustaining
check hinge of plastic cover, white seat and seat bumper with flush tank
and overflow, floor mounted type.

B. Lavatories
Lavatories shall be Pozzi Brand or equivalent with stainless steel faucet.

C. Kitchen Sink
Kitchen sink shall be mounted on top, 304 stainless steel. Width: 81cm
(32”) front to back: 53cm (21”), depth: 19cm (7-1/2”), faucet bodies,
spouts and cup strainers shall be corrosion resisting.

Notes:
1.) The minimum size of cold water supply shall be ½” size.
2.) The minimum size of a fixture supply pipe sizes shall be as follows:
a) Lavatories - 3/8”
b) Water Closets - 3/8”
c) Hose Bibs - 1/2"
d) Kitchen Sink - ½”
3.) One each (1” size) main shutoff valve on the water service pipe shall
be provided (at an accessible location).
4.) Wet walls shall be provided to conceal water, drain waste, and vent
piping in the bathrooms as required.

6. Sanitary Sewer Piping

A. Drain, Waste and Vent Piping


Shall be polyvinyl chloride (PVC) main vertical waste stacks shall be
extended full size to the roof line and above as vents. Where practice able,
two or more vent pipes shall be connected and extended as one pipe
through the roof.
Minimum one clean-out shall be provided for the drainage system. Cleanout
shall be the same size as the pipe. Each fixture and piece of equipment
requiring connection to the drainage system shall be equipped with a trap.
Each trap shall be placed as near the fixture as possible, and no fixture shall
be double-trapped.
Notes:
1.) Building sewer main size shall be 4”
2.) One each yard clean-out shall be provided, (4” size)
3.) Sewer line shall be connected to the septic tank in the vicinity of the
building lot.
4.) Minimum slope of underground sewer piping shall be 2%.

7. Testing
Water piping shall be tested after completion of work under this section.

3.9 ELECTRICAL

1. Scope
This section covers the complete electrical work.

2. Products and Installation


1. General
a) All electrical material and equipment shall conform to and be installed in
strict accordance with the best practices of the electrical manufacturing
and construction industries. In no instances will the material, equipment
and installation methods be lower than the standards established by the
current issues of the National Electric Code except as otherwise
specified.
b) Unless otherwise indicated, the materials to be furnished shall be
unused, first grade commercial quality standard products of a reputable
manufacturer regularly engaged in the production of such
equipment/material.
c) Electrical system shall be installed by competent workmen.
d) Install electrical system in every respect, checked tested and
operational, including any items not shown or called for, but which are
necessary to obtain complete safe and working systems.

2. Service Entrance
Suspended electrical feeder cable is existing in the vicinity of the building
lot. Existing cable shall be spliced and extended as required to reach the
main panel board of the existing feeder shall be copper and of the same
size as the existing feeder cable. Any feeder riser above the ground shall
be enclosed in galvanized steel conduit.

3. Main Panel Board


1. Panelboard shall be of the flush mounted type, single phase, complete
with main breaker, branch breakers, busbars, grounding terminals,
cover box. Panelboard shall be suitable for recess and/or semi-recess
mounting.

4. Groundings
1. All appliances, and all receptacle outlets and non-current carrying
metallic parts of the light fixtures and breaker boxes to be installed shall
be grounded.
2. Grounds shall be connected to the nearest water main. Connection shall
be made at permanently accessible location with an approved pipe
clamp of contact area.

5. Receptacles
Receptacles shall be duplex, grounding type, recess mounted in utility
boxes, rated 20 amperes 230 volts unless otherwise indicated, and shall be

of a design compatible with plugs. Maximum 8 receptacles shall be


permitted on one 20 ampere branch circuit.

6. Light Fixtures
At least one wall switch-controlled lighting outlet shall be installed in every
habitable room, in bathrooms, hallways, and at outdoor entrances.

7. Lighting Switches (Wall Switches)


Wall switches shall be totally enclosed toggle type, recess mounted at 4
feet (122cm) A.F.F. in the vicinity of door frames at the opposite side of the
door hinges. Switches shall be rated minimum 20 amperes, 230 volts for
use on alternating current and shall be suitable for the control of LED lamp
loads inductive loads up to their full rated capacity.

8. Outlet Boxes and Device Plates


Each outlet in the wiring system shall be provided with an outlet box to suit
the conditions encountered. The boxes shall have sufficient volumes to
accommodate the number of conductors entering the box and/or the device
installed in the box.

9. Branch Circuits
1. A 20 or 30 ampere branch circuit shall be permitted to supply lighting
units, appliances, or a combination of both.
2. Number and rating of branch circuits determined so that in no case the
total load supplied by a branch shall not exceed 80% of the branch circuit
ampere rating.
3. Branch circuit conductors shall be copper and shall have ampacity of not
less than the rating of the branch circuit breaker and not less than the
minimum load to be served.
4. Branch circuit runs shall consist of either single conductor type THW
wires or THHN in PVC conduits. All branch circuit runs shall be kept
above the ceiling and/or concealed in the walls as much as practice able.
5. All branch circuit shall be protected by circuit breaker in that main panel
board. Rating/setting of the circuit breakers shall not exceed the
ampacity of the branch circuit conductors.
