Costs & Fees

Golden Visa – includes, representation service in obtaining Portuguese NIF, and


Golden Visa itself.

A. Representation Service: € 1.500,00 (on the first year), € 1.000,00 (on the
subsequent years), per person.

B. Golden Visa – € 5.000,00 (+ VAT if applicable), excluding registration fees


and other fees. All expenses will be fully documented on behalf of the Client
and invoiced autonomously.

C. If the Client has family, the value of family reunification is € 750.00 for each
household member.


As stated, the Golden Visa imports the payment of fees and emoluments with the
SEF: the value for the entire process of Golden Visa, is currently (about) €
12,000.00 (except for family reunification). 


Eligible operation to obtain Golden Visa

Acquisition and realization of real estate rehabilitation works5, for a total


amount equal to or greater than 350 thousand euros:

I. The construction of the property must have been completed at least 30 years
ago, or

II. The property must be located in an urban rehabilitation area (although it may
be under 30)

The value of this investment can be reduced by 20% (280 thousand euros) when it
is made in low density territory.

The property can be acquired on a joint ownership basis, provided that the ARI
Claimant invests an amount equal to or greater than 350 thousand euros in the

acquisition and rehabilitation, as well as through a sole proprietorship for shares of


which he is the partner.

A property or a group of properties with an acquisition and rehabilitation value of


350 thousand euros or more can be purchased.

The ARI Claimant can also encumber the acquired property, in the part that
exceeds the amount of 350 thousand euros, as well as rent the property or give it
for lease or for exploitation for commercial, agricultural or tourist purposes.

Acquisition of real estate with a value of 500 thousand euros or more

The value of this investment can be reduced by 20% (400 thousand euros) when it
is made in low density territory.

A property or group of properties with a value equal to or greater than 500


thousand euros can be purchased.

The property(s) can be acquired on a joint ownership basis, as long as the ARI
Claimant invests an amount equal to or greater than 500 thousand euros, as well
as through a single shareholder company of which he is the partner.

In this parameter, the minimum value of property acquisition, we may have some
changes, namely, the minimum value will be 1 million euros in the metropolitan
area of Lisbon and Porto (However, it is still being studied by the Government of
Portugal).

The ARI Claimant can also encumber the acquired property(s), in the part that
exceeds the amount of 500 thousand euros, as well as rent the property or give it
for lease or for exploitation for commercial, agricultural or tourist purposes.

Documentation Needed

General documents needed

1. Valid passport;

2. Hold a Schengen visa, if applicable, and regularize the situation with the SEF
within 90 days of the date of first entry into Portugal;

3. Proof of International Health Insurance, private or PB4-INSS (in this case, if you
are a beneficiary of the INSS,

4. Authorization for the Aliens and Borders Service to consult the applicant's
Portuguese criminal record

5. Attestation of criminal record of the country in which he has lived for over a
year,

6. Declaration, on honor, by which the applicant certifies that it will comply with
the requirements of the investment activity on national territory;

7. Proof of payment of ARI application review fee (€ 513.75)

8. Absence of conviction for a crime that, in Portugal, is punishable by deprivation


of liberty of more than one year's duration;

9. Not being in the period of interdiction of entry into national territory, following a
removal order from the country; No indication in the Schengen Information
System;

10. No indication in the SEF Integrated Information System for non-admission. 


Specific documentation needed

Option 1:
1. The Applicant must provide the following documents:

2. Purchase title for the purchase and sale of the real estate;

3. Certificate from the land registry office with the registrations, endorsements
and inscriptions in, showing ownership of immovable property, free from
encumbrances or charges;

4. Updated property register of the property;

5. Declaration by a financial institution authorized or registered in TN with the BP


attesting the international (and effective) transfer of capital (in a deposit
account, free of charges and charges, of which it is the holder, or of a share in
the eligible amount) for the acquisition and realization of works for the
rehabilitation of immovable property;

6. Documents related to the rehabilitation of the property:

7. Proof of presentation of (i) request for prior information, or (ii) communication

8. prior or (iii) request for licensing of rehabilitation works, and if applicable,


statement by the managing entity of the competent urban rehabilitation
operation to certify that the property is in an urban rehabilitation area; or

9. Construction contract to carry out rehabilitation works for the acquired


property, signed with a legal entity that is qualified by the Institute of
Construction and Real Estate, I.P.

10. Must also attach to the works contract, the receipt of the price settlement or, in
case of impossibility to present this receipt for a reason that is not attributable
to the Applicant, declaration of having made a deposit, of an amount equal to
or greater than the price of the work, in a credit institution authorized or

registered in TN with BP for deposit account, free of encumbrances and


charges.

Option 2:
The Applicant must provide the following documents:

1. Purchase title of the immovable property or promissory purchase and sale


contract (with deposit equal to or greater than 500 thousand euros);

2. Declaration by a credit institution authorized or registered in TN with BP


attesting to the international transfer of capital for its acquisition or for the
payment, as a down payment in the purchase and sale promise contract, of an
amount equal to or more than 500 thousand euros, of the property, or
properties that make up the ARI investment;

3. Certificate of the land registry office with the registers, endorsements and
inscriptions in force, showing ownership of the real estate, free of charge or
charges or certificate of land registration containing the valid provisional
registration of the purchase contract-promise of purchase and sale, whenever
legally feasible, with a signal equal to or greater than 500 thousand euros;

4. Updated property register of the property, whenever legally possible;

If the acquisition of the property is made through a sole proprietorship company or


this is the promising-buyer: certificate of commercial registration, showing that the
Claimant is the partner.

• If the application for ARI is granted, the investor must pay a fee € 5,135.50 (first
time, excluding the renovations).

• Golden Visa or ARI lasts for 5 years (with its subsequent renovations) and after
that time, it can be requested the full citizen permit or to file a nationality
application.
