Items of Work and Materials Description

DIVISION 1.00 : GENERAL CONDITIONS

All parts of the construction shall be finished with first class workmanship to the
fullest extent of the meaning of plans and specification. These specifications are intended to
cover the construction of the proposed Interior Renovation of a 3-Storey Townhouse Unit as
shown on the plans and described in these specifications. The construction shall conform to
all the requirements of the National Building Code, as well as the local rules and regulations
of the City of Mandaluyong, Philippines.

DIVISION 2.00 : SITE WORK

DIVISION 3.00 : CONCRETE

General Requirements
All concrete shall be mixed thoroughly until there is a uniform distribution of cement and
aggregates, and should be deposited as nearly as practicable in its final position, being taken to
avoid segregation of the aggregates. Water to be used for mixing shall be clean and free from
injurious amount of oil, acids, alkalis, salt and other organic materials All concrete shall be

DIVISION 4.00 : MASONRY

General Requirements
All exterior concrete hollow blocks to be used for exterior floor walls shall be at least
150mm thick while the concrete hollow blocks for interior walls unless otherwise indicated shall
be 100mm thick. For interior walls where plumbing pipes and fittings shall be located, the
thickness shall be at least 150 mm. The concrete hollow block walls shall be laid, and the cells
filled with the cement mortar consisting 1 part of Portland cement and 3 parts sand by volume.
They shall be reinforced with round deformed bars with 10mm diameter, spaced not more than
0.80 on centers, both ways. All exposed surfaces of concrete hollow block walls shall be
finished with the specified materials indicated on the elevation drawings. The mixture of cement
plaster for concrete hollow block wall finished indicated in the drawing shall be 1-part cement, 1-
part time and 3 parts sand.

DIVISION 5.00 : METALS

5.01 Structural Metal Framing


Structural Steel
1. All structural steel shall meet appropriate ASTM specifications, for strength required.
2. Fabrication and erection shall conform to the requirements of the American Institute of
Steel Construction, “Specifications for the Design, Fabrication and Erection of Structural
Steel for Buildings”.
3. Provide all loose lintels and other miscellaneous and related items.
4. Specify welding to be done only by qualified welders and in conformance with all
requirements of the American Welding Society, and shown on the drawings by AWS
standard symbols. Require welding certificates of Constructor to be submitted to Owner.
5. Specify shop primer painting of all steel except that to be encased in concrete or where
welds are to be made. Field touch-up after erection.
6. Shop drawings shall include detailed drawings showing size, layout, special connections,
hole patterns, accessories, etc. for approval.

5.02 Metal Joist


1. Follow Steel Joist Institute (SJI) standards.
2. Specify adequate bridging.
3. Specify shop primer paint and touch-up after erection.
4. The Design Professional shall specify all uniform and concentrated load combination
possibilities for the manufactured item or assembly.

DIVISION 6.00 : WOODS AND PLASTIC

6.01 Rough Carpentry


General Requirements
Dimension Lumber:
1. If no species is specified, provide any species graded by the agency specified; if no
grading agency is specified, provide lumber graded by any grading agency meeting
the specified requirements.
2. Grading Agency: Any grading agency whose rules are approved by the Board of
Review, American Lumber Standard Committee and who provides grading service
for the species and grade specified; provide lumber stamped with grade mark unless
otherwise indicated.

6.02 Finish Carpentry

General Requirements
6.02.01 Scope
A. Furnish all materials, labor, equipment, plant, tools, required to complete and field
install
 Wood framing, trims and mouldings.
 Wood and plastic laminate panel boards.
 Insulated acoustical panels and related finish carpentry work as indicated on the
drawings and/or specified herein.
 Coordinate work with all other related trades.
6.02.02 Handling, Storage and Protection
A. Millwork
1. Protect millwork against dampness during and after delivery.
2. Do not bring interior finish, including doors, inside building until plaster is
thoroughly dry.
3. Protect all finished woodwork from injury after it has been set in place until the
completion and final acceptance of the work.

6.03 Interior Architectural Woodwork

General Requirements
6.03.01 Scope
A. Custom fabricated woodwork to receive transparent finish, including but not limited
to: wood veneer paneling; casework; built-in furnishings; shelves; mail slots; interior
door and window frames; standing and running trim markerboards and tackboards,
and stair handrails.
6.03.02 Execution and Installation
A. Install work plumb, level, securely in place and with tightly fitted joints.
B. Do not install woodwork in areas where painting, sanding, grinding or wet work is
insufficiently complete for proper protection of woodwork.
C. For wall mounted components, use concealed attachments. Countersink anchorage
devices, and conceal with solid plugs of species to match adjoining wood. Finish
flush with adjacent surfaces.
D. Scribe work butting other surfaces; maximum gap: 0.8 mm (1/32 inch). Do not use
additional overlay trim.
E. Use blind nailing where practicable. Where face nailing is required, set and fill with
putty. Finish work smooth.
F. Cope trim and moldings at returns and interior angles, and miter at external corners.
Shoulder intersections of flat work to ease any inherent change of plane.
G. Minimize joints by using maximum length lumber available. Stagger joints in adjacent
and related members.
H. Secure wall paneling to furring strips with concealed hanger bars which allow
expansion and contraction. Do not use nails or screws to secure panels.
I. Panels shall require no site cutting which will alter center matched or balanced faces,
or sequencing of panels, doors, fixtures, or other features along that run.
J. Apply plugs or putty to match adjoining wood in exposed fastener locations.
K. Adjust doors, hardware, and other moving or operating parts to function smoothly
and correctly.
L. Touch up damages, using material furnished by fabricator.
DIVISION 7.00 : THERMAL MOISTURE AND PROTECTION

8.01 Doors, PVC / Aluminum windows and frames

General Requirements
All labor, materials, equipment, tools, and other facilities necessary to complete fabrication and
installation of all doors, PVC windows and frames. (wood grain design)

The manufacturer /fabricator/contractor shall submit the following for the Architect’s

B. Samples
The manufacturer/fabricator/contractor shall also submit actual samples of their product.

8.03 Doors and Jambs


A. Scope
A.1 Work Included

fabrication and installation of doors, jambs, windows and other millworks whether
pre-fabricated or cast-in-place.
 Refer to architectural working drawings and schedule of doors and windows.

DIVISION 11.00 : EQUIPMENT

11.01 All kitchen equipment to be use shall be a based on architect’s specification, brand or
its equivalent. The sizes should be in accordance to the architectural plans located at the
construction drawing.

15.01 All plumbing works for this project shall be in accordance with the approved plans and
under the direct supervision and control of a licensed Sanitary Engineer or Master Plumber.
Piping shall be properly graded or pitched to ensure easy circulation, drainage and prevent
water hammer and noise. The plumbing installation shall conform to the provisions of the
National Plumbing Code and the rules and regulations enforced in the locality. Piping for
drain, waste and vent shall be done using the Emerald brand uPVC push-on-system. For the
in-house water supply installation, Neltex brand uPVC pipes and fittings shall be used.

DIVISION 16.00 : ELECTRICAL

16.01 STANDARD SPECIFICATION REFERENCE

All installation shall conform to the requirements of the latest edition of Philippine Electrical
Code, rules and regulations of the Local and National Authority concerned with the
enforcement of electrical laws. Nothing contained in this specification of shown in the
drawings shall be constructed as to conflict with national and local ordinance and laws are
hereby made apart of this specification. All materials shall conform to the latest edition of the
applicable standard of the following organizations:

16.02 SCOPE OF WORKS

Under this section of the specification, the contractor shall furnish, deliver and install
all materials, equipment and labor necessary for the complete execution of all the
electrical work as shown on the electrical plans.

The general construction drawings; are herein specified, or both, except as otherwise
excluded and which without excluding the generality of the foregoing, shall include
but not limited to the following principal items of work:

a. Electrical tapping to existing main or live line.


b. Distribution equipment, including main distribution panel, normal and emergency
lightings.
c. Interconnection of all related electrical equipment as shown on the electrical
plans and drawings including all pipings and wirings, except as otherwise noted.
d. Complete testing of all electrical systems and equipment and corrections of any
defects.
e. Plain cement plastered finish and painting of all metering walls, pump house and
all pump box.
f. Furnishing and installation of telephone conduit lines.
g. Fire alarm system wirings as indicated in the drawings including equipment shall
be 911 Fire Alarm universal control equipment, Fire Alarm Control, Manual pull
station and Fire Alarm Bell 6” diameter gong.
h. Preparation of Electrical As-Built plans.
i. If anything has been omitted in any item of work of materials usually furnished
which are necessary for the completion of the electrical work as outlined herein
before, then such item must be and hereby included in this section of the work.

16.03 WIRING METHODS

1.0 All wirings shall be concealed. Conduit for concrete and masonry, concealed
knob and tube work for attic and ceiling, PVC molding for exposed joints and
studs.
2.0 All conduits and conduit fittings shall be PVC and shall conform to the
underwriter’s standard and codes. Under no condition will black enamel conduit
and fittings be permitted in any part of the installation.

3.0 Conductors in concealed tube and knob shall be laid singly on separate timbers
or joints and shall be kept at least 5” apart.

4.0 Where there is a change of wiring, from conduit to concealed tube and knob
works, the conduit shall be provided with insulated conductor outlets.

5.0 Provide PVC pipes for all interior and install steel conduit from entrance cap to
main switch.

6. Wiring shall be protected by PVC pipes embedded on CHB and above the
ceilings and provide rigid steel conduit (RSC) or intermediate metal conduit (IMC)
for exposed wiring.
7. Provide flexible metal conduit between 915 and 1830mm in length for recessed
and semi-recessed lighting fixtures; for equipment subject to vibration, noise
transmission or movement; and for motors. Install flexible conduit to allow 20
percent slack. Minimum flexible steel conduit size shall be 20mm diameter.

16.04 LOCATION OF WIRING OUTLETS

All mounting heights of wiring devices shall be as follows:


a. Lighting switches – 1400mm above floor finish
b. Convenience outlets – 300mm above floor finish or as required
c. Panelboard & cabinets – 1400mm above floor finish @ center
d. Telephone outlets – 300mm floor finish or as required
e. Convenience outlets at counter – 150mm above counter

For other location of outlets shown on diagrammatic wiring plans not mentioned
above, shall be considered as approximate and it shall be the responsibility of the
contractor, before installation of outlet boxes, to study, verify and obtain precise
information of all outlets and wirings. If so directed by the CO the contractor shall
make any adjustment of his work to fit conditions for recessed fixtures and for outlets
occurring in glazed tiles, block, wood paneling or other finished materials in order that
all boxes may register flush with finish local switches. Switches near door shall be
located at the strike side of the door as finally hung, regardless of swing shown on
the drawing.

16.05 SUPERVISION AND WORKMASNHIP

a. The contractor shall utilize skilled workers in whatever phase of work being
undertaken where special skills are required.
b. Only proper tools shall be used by the contractor in the performance of his work.
Damage or poor workmanship resulting from use of improper tools shall be
corrected/ replaced by the contractor at no extra cost to the tower.
c. All service entrance equipment, switches, panelboards, lighting fixtures and non-
current carrying metal parts shall be properly grounded in accordance with the
Philippine electrical code and shall be 230 Volts, single phase, 2-wires, 60 Hz in
rigid steel conduit (RSC).
d. The work throughout shall be executed in the best and most approved manner
under the direction and to the satisfaction of the CO, who will jointly interpret the
meaning of the drawings and specification and shall reject any work and
materials which in his judgment are not in accordance therein. All works herein
shall be under the direct supervision of a registered electrical engineer of the
contractor and of the owner.
e. The contractor shall have on field, for ready access and references a set of
drawings indicating all works as actually installed incorporating in same all
changes and additions upon completion of the contract. The contractor shall
prepare a set of drawings indicating thereon, the electrical works as actually and
finally installed. These drawings shall be turned over to the CO.

16.06 TESTING

a. All feeder and branch circuit wiring shall be tested for conduit continuity and shall
be tested to assure that the wiring system is free from short circuits, accidental
grounding or other defects prior to energization at normal system operating
voltage.
b. After the contractor has assured himself that the wiring system is free of faults,
the contractor shall then energize the system from normal power source and
confirm that all systems are operational as required contract documents, prior to
final acceptance.
c. At a specific time, which shall be determined by the CO, the contractor shall
demonstrate the entire electrical system in operation and function as required
prior to final acceptance.

16.07 PERMIT AND FEES

a. The contractor shall secure all necessary building and wiring permits, Certificate
of Electrical Inspection (CEI) and submission of plans including applications to
power utility company and pay the necessary fees thereto for the electrification
and energization of the project.

b. The Contractor shall pay the Service Deposit for the said project.

c. The Contractor shall secure and pay for the application and necessary fees for
the Fire Protection System.

16.08 GUARANTEE

The Contractor shall guarantee that the electrical system is free from improper
grounds and defective materials for a period of one (1) year from the date of final
acceptance of the work. Any defects appearing within the aforesaid period shall be
remedied by the contractor at his own expense.
