A. BIM PROJECT EXECUTION PLAN OVERVIEW

This BIM project execution plan defines how the [PROJECT] will utilize BIM to assist in achieving the goals of the
project. While responsibility using [owner]’s assets, the project team will use BIM to assist in the creation of an
award winning and awe inspiring facility that will function as a high performance and flexible facility. The project
team envisions that they will create an accurate, valuable, and reusable Building Information Model that assists
with not only design and construction process but optimizes the operations of the facility.

Some of the high priority goals include optimizing facility management using BIM, optimizing design and
construction processes using BIM, providing for uninterrupted facility and minimize impact, and optimize the
stakeholder’s ability to review the facility design and the construction process.

In order to accomplish these tasks, the project team will implement the following uses of BIM during the projects
lifecycle:
 Preventative Maintenance  Construction System Design  Program Validation
Scheduling (CMMS)  Digital Fabrication  Quantifying (Quantity Takeoff)
 Building Systems Analysis  3D Control and Planning  Condition Capturing (Existing
(Performance Monitoring)  Field Management and Tracking Conditions Modeling)
 Asset Management (CAFM)  3D Coordination  Authoring (LoD 300 – Design
 Space Management and Tracking  Engineering Analysis Authoring)
 Record Modeling  Energy Analysis  Authoring (LoD 400 – Fabrication
 As-Built Modeling  Visualization for Design Review Authoring)
 Site Utilization Planning  Phase Planning / 4D Modeling  Drawing Production

The Project team will also document attributes such as model number, serial number, warranty, and other
manufacturer information. This documentation will use the construction operations building information exchange
(COBie) to populate the information into the Owner’s CMMS.

The primary model will be generated using Bentley’s AECOsim Software Solution to develop the Building
Information Model. Additionally the A/E will use Bentley’s Navigator as the primary application to coordinate the
design. Additional software platforms will be used for various other analysis and fabrication modeling.

The primary deliverables for this project include this BIM Project Execution Plan, the design intent model, the
record model, the as-built model, the design drawings, and the facility handover data. The design intent model will
be developed by the A/E to include the necessary information to develop construction drawings. The record model
will be a continuation of the design intent model and will be updated to reflect major changes during construction
of each phase. Additionally, the record model will then become the stewardship model to be updated by the owner.
The as-built model will be developed from the CMc fabrication models and will reflect the facility condition to the
fabrication level of development at the conclusion of construction. It will be the responsibility the owner to update
model after construction completion. This plan documents how each of those is to be delivered to the owner for
their further use.

Note: this plan is to reflect the current implementation of and plan for BIM on the project. Because BIM is a collaborative effort and processes and standards
are always changing, each project team member has the ability to update and modify this plan. Any modification will then be mutually agreed upon by the
project team.

H. COLLABORATION PROCEDURES
1. COMMUNICATION STRATEGY:
The primary of communication for this effort will be email. However, when possible using the phone
is preferred. Additionally, we will be using prolog convergence to document outstanding BIM issues
that are not immediately resolved.

4. INTERACTIVE WORKSPACE
For design effort, the all members of the design team will not be collocated. However during
construction, the construction team will have the ability to view the model in a multi-screen
environment. Also, the team will have access to the most current model, while on site.

5. DOCUMENT MANAGEMENT PROCEDURES:

For the Renewal Project, the team will use an internet based project management solution. This
server will be hosted by A/E.

a) ADMINISTRATORS
For this effort there will be three Projectwise Administrators. These individuals will be
responsible for setting up and maintaining rights for each major portion of the Projectwise
server. Additionally, they will be contained to add new individuals to the project.

g) ACCESS PROTECTION
Each project team member will have access to all project data. However, they will only have the
right to edit the data which they authored. Other data will be setup for view only by other project
participants.

h) UPDATING
Updating of project files to the Projectwise server will update continually. Project files outside of
the projectwise server will be updated on an as needed basis. Major deliverables will be
separated from the working files for record keeping purposes. Additionally the current model
files for each phase will be updated based on changes from other team members.

i) FOLDER STRUCTURE
The following folder structure will be maintained within the Team project server
and should be replicated on local team servers for consistency.

Quality Assurance / Quality Control

6. QUALITY ASSURANCE STRATEGY

Each project team member is responsible for performing their own quality assurance checks and controls as
they develop model and facility data information. Some of these checks include visual inspections, interface
checking, standards checking, and model integrity checks.

7. QUALITY CONTROL STRATEGY:

The CMa will be responsible for performing a sampling of quality control procedures prior to each major
deliverable. These include a visual inspection, interference, standards, and model integrity checks. Additional
verification includes the following:

8. MODEL ACCURACY AND TOLERANCES:

Design Intent Model accuracy and tolerances: The Design Intent Models are constructed by utilizing information
provided in the construction drawings which is supplemented by field observations and surveys. The drawings
are not complete, many areas of the construction are inaccessible and the as-built construction tolerances of the
building are not known. The models will be built to the greatest degree of accuracy possible in areas of major
new construction. However, all conditions must be verified in the field by the contractor prior to fabrication.

2. HARDWARE:
Understanding hardware specifications becomes valuable once information begins to be shared
between the team members. It also becomes valuable to ensure that the downstream hardware is not
less powerful than the hardware used to create the information. In order to ensure that this does not
happen, choose the hardware that is in the highest demand and most appropriate for the majority of
BIM Uses.
