1. INTRODUCTION TO THE PROJECT
The outcome for project 2 is to design a 4 star hotel and resorts that are fully equipped with
all necessary amenities such as swimming pools, speciality restaurants, restro bars,
recreational zones, game rooms, spas, Multipurpose halls, Jogging tracks, walkways, etc.
There are around 40 basic cottages, 12 pool villas, 2 precidential cottages along with a g+ 2
hotel structure with 35 rooms.

Number of rooms with attached bathrooms- ALL. All bathrooms to have a sanitary
bin with lid.
Minimum size of bathroom in square feet for a 4 star hotel – 36 sq.ft
All star category hotels shall provide two (2) clothes hooks in the bath / shower room
All Star hotels shall provide water sprays or bidets or washlets or other modern water
based post - toilet – paper hygiene facilities.
Floors and walls to have non – porous surfaces
Shower cabins are necessary. A shower with shower curtain will suffice where
shower cabin is not available.

Ramps with anti -slip floors at the entrance. Minimum door width should be one
meter to allow wheel chair access. Fixed and anti – slip ramp to be provided in al l
public areas.
Public Restrooms- All-star category hotels should have a public restroom for
differently abled guests (unisex) with minimum door width which allows easy
accessibility of wheel chair (made available by the hotel). Low height urinal with grab
bars. the minimum door width of such public rest room (unisex) shall be minimum 90
cm.

Iron and Iron Board facility: Each hotel up to the level of 4 star to have a number of
irons and ironing board equal to 20% of the number of lettable rooms, to be provided
to a resident guest on request.
A public telephone on premises is necessary.
Left luggage facilities: This must be in a well secured room / 24-hour manned area.
All 4 Star, hotels shall provide luggage racks, portable or fixed, for two large
suitcases.
Health – Fitness and Barber’s Shop: Desirable.
Beauty Salon and Barber’s Shop: Desirable.
Florist: Desirable.
Utility shop / kiosk: The presence of a utility kiosk / shop will not be a mandatory
condition for classification under 4 Star category. NO separate book shop shall be
necessary.
Money changing facilities: Desirable

4. PARKING REQUIREMENTS
1 car space for every 4-guest rooms and for the non-room area, 1 car space for every
100sq.m of floor area or part thereof and 1 two wheeler space for every 50sq.m of
floor area or part thereof. For restaurants in these hotels – same as that specified for
restaurants specified above.
Fire escape shall not be taken into account while calculating the number of staircases
for a building.
All fire escapes shall be directly connected to the ground.
Entrance to the fire escape shall be separate and remote from internal staircase.
The route to fire escape shall be free of obstructions at all times except the doorway
leading to the fire escape which shall have the required fire resistance.

Fire escape stairs shall have straight flight not less than 125 cm wide with 25 cm
treads and risers not more than 19 cm.
