1 AIR HANDLING UNIT SYSTEM (COOLING AND HEATING)

Building automation system interface:


The system is conformed by air handling unit, one (1) operation
The local display will send to the controller the Occupied / Unoccupied mode, room temperature and humidity
adjustment.

Heat / Cool Mode:


The Air Handling Unit will continuously remain in cooling mode in relation to the requieret room temperature.

Occupied mode:
During operation time, the power fan will run continuously. The chilled water valve will modulate and activate
electrical heat to maintain the room air humidity and temperature setpoint (dehumidify only). If the room air
temperature sensor fails, the chilled water valve will remain at a fixed value of 60% like security meassure to
maintain to constant airflow cold, the electrical heat will be disabled and an alarm will be activated on the local
display. When the temperature of the room is above 27 degrees C, the high temperature alarm will be activated
and will be shown on the display, this alarm will be deactivated once the temperature is below 25 degrees C

Humidity control in occupied mode:


If the room relative humidity is higher than 60%, the chilled water valve will modulate to maintain the room relative
humidity setpoint of 60% and the electric heat will be activated to maintain the room air temperature setpoint. The
mode will end when the room relative humidity drops below 5% the relative humidity setpoint of 60%.
If the relative humidity sensor fails, the dehumidification sequence will end and an alarm will be activated on the
local display of fail sensor.

Unoccupied mode:
When the temperature room is above the unoccupied cooling setpoint of 32.0 deg. C, the supply fan will turn on
and the chilled water valve will modulate. When the temperature room drops below 4 deg. C of the unoccupied
cooling setpoint of 32.0 deg. C, the supply fan will stop and the chilled water valve will close.

UMA fan start / stop:


The controller will start the UMA fan through a closure of the fans electric starter enable contacts.

UMA fan status:


The controller will sense the status of the fan through power switch on the electric starter.
UMA fan failure:
If the motor relay is not activated after 30 sec of a UMA start sequence, the controller issues a motor alarm and
the stand by unit becomes to the main unit

Filter status:
A switch will control the filter differential pressure when the fan is running. If the switch is closed during normal
operation, a dirty filter alarm will be activated on the local display.
The UMAS of 6.5 or less Tons will have a set point of 150 Pa and the UMAS of 10 or more Tons will have a set
point of 250 Pa

Fire system:
When the fire signal is activated, the UMA will de-energize, and the fire alarm will be activated on the screen.
While the fire signal is activated, the equipment will remain de-energized. When the FF signal is deactivated the
UMA will be automatically reset to function again with their programmed main sequence.
