MAINTENANCE MANAGEMENT

Management can be defined as the application of the combination of technical, administrative


and managerial “know-hows” on a particular item or asset’s life cycle with the ultimate intention
to retain it in or restore it to a state desirable for its intended operation or service.

Also management can be defined as all the activities required or undertaken to conserve as nearly,
and as long as possible the original condition of an asset or resource while compensating for
normal wear and tear.

Management can be explained as the management of an asset’s operational life span in other to
ultimately maximize the return in investment on the very asset. Every item in an organization is
an asset to the organization, so to increase uptime (operational lifespan of an asset) needs a
system to control and regulate labour and labour hours, the organization needs a system to
control its asset maintenance.

The maintenance work intended to be done on a particular asset yields to a job plan. A job plan
is a detailed description of the maintenance job or work to be executed on an item or asset with
the aim of maintaining it. A job plan is made up of Labour, Materials, Services, and Tools.

The primary objective of Maintenance Management is to:

1. SCHEDULE WORK EFFECIVELY


The various works to be performed on an item or asset have different priorities. Some jobs
have much essence than others sometimes not in the essence of importance or but in the
essence ot time and need. For instance, a tipper truck is supposed to transfer an item to a
given destination but has flat tires. By proper work scheduling, the tires would have to be
maintained before it can be set to do other jobs. Prioritization of work is based on various
reasons. Per Modec Ghana Limited’s (MGL) standard they are Safety Critical Element (SCE),
Environmental Critical Elements (ECE) and Business Critical Elements (BCE). MGL’s
prioritization standards are categorized as follows:
1. Critical / Emergency
2. High
3. Medium
4. Low
5. Normal
These categories of prioritization are grouped with the most urgent being
1(critical/emergency) through to 5 (normal) as the least urgent.

2. COST CONTROL
As part of the qualities of maintenance management, controlling cost is also essential. In as
much as reliability, longevity and durability is expected on an asset, this does not give in
reason to purchase exceedingly high cost parts for an asset that would ware of quickly or
easily just because of price differentiation. Some maintenance management is a systematic
approach of managing assets; similar methodologies are to be adopted to acquire durable
parts at a reasonable cost within the apportioned budget allotted for maintenance
management.

3. REGULATORY COMPLIANCE
As part of the roles and duties of the maintenance department, all maintenance jobs to be
performed or executed are to be in compliance with the local, state, federal laws and
regulations and even with that of the organization. As such there is the need for a conscious
awareness of all relevant regulations and laws to consider in the maintenance operation.

established by the accredited classification

construction, and maintained during operation of
an offshore unit.
Compliance Conforming to a rule, such as a specification,
policy, standard or law.
Criticality A ranking (1-5) to define the relative importance
of the asset, system or
equipment.
NOTE: Critical Element Management is separate
to criticality and should not
be used to influence the criticality assignment
process.
Services Any Work performed by a Supplier that
must be performed to comply with the
requisition requirements, or the contract,
to procure, design, manufacture, and
deliver the Work.
Standards Industry Codes, Standards, Guides, and
Recommended Practices referenced
herein, meaning the latest issue or edition in
force at the end of the Supplier
bid validity date or the contract date.
Verification The process whereby a second or third
party assesses that a BARRIER is,
and will continue to be, suitable for its
purpose.
Written Scheme of The WSE is an independently approved
Examination (WSE) schedule of examination, testing,
audit or review to confirm that Barriers’ (or their
component Systems’ or
Elements’) Performance Standards are met.
