Information Source
This proposal is based on the following information:
M/S. Arabian Construction Co. invitation to tender dated 18th March 2020 with
accompanying documents received from site offices.
Description of Scheme
Residential Tower on Plot No. RT2-C18, Al Reem Island, Abu Dhabi, UAE.
This warrants a building access solution involving the design, supply and installation of
One Twin track Single Jib BMU located at roof level +150.4 m and one length monorail
system at 31st floor level to provide access to all tower elevations and abseiling anchor to
be provided to access the podium areas.

Contract Review
If our bid is under serious review, we would wish to further discuss all commercial terms.
Initially for your information please note:
Any delay to the Sub-Contract contractual completion date for which we are responsible,
we will pay Liquidated Damages in an amount equal to 1% of our Sub-Contract value, per
week of delay, up to an aggregate maximum amount of 5% of our Sub-Contract value.
Payment Terms
▪ 20% on order confirmation.

▪ 20% on submission of prelims, to be paid at the time of drawing approval.
▪ 50% on delivery of equipment to site –phased.
▪ 5% on installation –phased to suit agreed MC programme.
▪ 5% on testing & commissioning –phased to suit agreed MC programme.
▪ All the above payments are subject to a 5% retention, 50% of which will be paid at
initial handover of the works and the remaining 50% will be paid at completion of the
DLP period.

Specification
Our proposal has been based on specification reference SECTION NO:112423 –WINDOW
WASHING SYSTEMS, (page no- 1 to 9) and BMU Malt Shop drawings & technical
submittals. But we would particularly refer you to the following clarifications that form part of
our offer.
Clarification and Important notes:

1. According to the site team, cast in anchors sets of the BMU track on the roof were
supplied and casted in the slab. Hence, they are excluded from our offer.
2. Although the specification & Engineer comments of MAR-27-BM-0001 Rev.1 demands

two BMUs, we proposed just one BMU as per the approved shop drawing show as
confirmed by the site team.
3. We excluded the davit set from the scope as per the MAR-27-BMU-001-Rev.1, thus the
self-powered cradle ( Monorail) will be stored on the basement 1.
4. Our proposed restraint system is based on malt material submittal page no 29 that
proposed standard restraint system sockets, unfortunately, we haven’t found any details
about the restraint system.
5. The shop drawing no 27-BM-D-PJM-0003 shows M16 chemical anchor for monorail
brackets , while we proposed is through bolts type, because the integrity of chemical
anchors to the concrete is purely based on the quality of installation. Therefore, to avoid
any catastrophic incidents because of the poor installation of chemical anchors,
CoxGomyl doesn't recommend chemical anchors. For more detail refer below snap from
client drawing no 27-BM-D-PJM-0003. Concrete drilling to be provided by others for
through bolts fixation.

Important Note: Soft Rope System
We noticed that the approved BMU as per the shop drawings has no soft rope system,
despite its mandatory as per the international standards and regulations, EN standard in
particular that stipulates restraining the at 20 meter below the suspension point while it is
dropping from the top to the projection as per EN 1808:2015.
As the suspension point is 31.5 meter away above the projection as well as the projected
façade is 8.8 meter away from the tower façade, soft rope system must be provided.
Therefore, our proposed machine is equipped with soft rope system.

Equipment Specifications
Appendix A: BMU Machine System Specifications:
Our Traversing, single jib BMU is designed in accordance with BS EN1808. The cradle
hoisting mechanism is contained within the body of the trolley at roof level. The single jib is
arranged with a slewing mechanism to allow variable and flexible positioning of the jib. The
Jib luffing function allows the machine to bring the cradle inside of the roof level for cradle
parking.
These machines are constructed from structural steel sections that are treated against
corrosion by galvanizing and then finish painted to a specified color. Stainless steel is used
for machined components such as shafts and pivots.
The Trolley base is of a welded, heavy duty rolled hollow section construction and
connected to the fixed length fabricated box section jib through a slewing ring.
Incorporated into the body is the electrically driven hoisting unit providing power operated
cradle movement. The hoist comprises of a sectioned, multi-layer reeling drum, driven by a
single common geared motor unit. Manual descent is possible for lowering the cradle in the
event of a power failure. The suspension cables provide four rope suspensions to the
cradle with a nominal vertical movement speed of 8 metres per minute.

Use’ in accordance with EN1808.
We would remind you that Third Party

Inspection must be carried out prior to the
equipment being put into service.
The cost of the Third-Party Inspection is
included within our offer.
If the equipment is used prior to Practical
Completion, for a period of 6 months or greater,
then, subsequent Third-Party Inspections are
required at 6 months intervals.
These subsequent inspections are excluded
from our offer.
Maintenance
The Defects Liability Period on the equipment is 12 months.

Our program will be finalized and will commence after receipt of an order, clarification of
scope of supply and the receipt of all relevant detail drawings and information.
The testing and commissioning periods will require further discussion.
It is important that our site works can be completed in a continuous operation, without
interruption. This is particularly valid during the Testing & Commissioning period.
Non-continuity of work will involve additional cost.
If our proposal is of interest, we will be happy to discuss your actual programming

requirements in more detail.
NOTE:
CoxGomyl shall endeavor to adhere strictly to the delivery schedule as outlined in a
resulting contract agreement. However, CoxGomyl shall not be liable to Customer or
others for any damages as a result of non-performance or delay in delivery or
performance due to any cause out of CoxGomyl control (including but not limited to, non-
performance or delay related to labour disputes, adverse weather conditions, delays from
the customer in approving the submitted approval drawings). Additional costs will be
passed on to the customer at the agreed variation rates.
