Special Power of Attorney
WE, Spouses ELAINE VICTORIA R. CARDENAS AND ALFREDERICK B. CARDENAS, of legal ages,
Filipinos, married to each other, with residences at Barangay Tagusao, Municipality of Quezon, Palawan,
Philippines, hereby name, constitute, and appoint and by these presents do hereby named, constituted and appointed
GLENDA MAY LADAG-PEREIRA and RHEA CASTOR MANGAlikewise of legal ages, to be our lawful
Attorneys-in-Fact, for our name, place and stead, to do and perform the foregoing acts, namely:
1. To represent, negotiate, transact, facilitate, and process all papers in connection with the parcel of land that
we purchased from Heirs of Patria Allego, located at Barangay Panitian, Quezon, Palawan, covering an
area of Twenty Six Thousand and Three Square Meters (26,003 sqms) under OCT no. E-20604;
2. To apply, facilitate, and claim for the Transfer of Certificates of Title/s to the Register of Deeds;
3. To apply forTax Declaration splitting, cancellation and issuance of new Tax Declarations in the Municipal
or Provincial Assessor’s Office for the aforesaid in our names;
4. To cause and pay for the publication of Extrajudicial Settlement of Estate with Simultaneous Sale,
5. To transact and pay for tax arrears and transfer taxes, obtain tax clearance, and other relative documents or
processes relative to the property described-above in the Municipal Assessor’s Office and Provincial
Assessor’s Office;
6. To request, facilitate and pay for the issuance of our Tax Identification Numbers (TIN), and settle payment
of capital gains tax, estate taxes and other applicable charges and fees in order to secure a Certificate
Authorizing Registration;
7. To transact, and request on my behalf a copy of re-issued Subdivision Plan/Approved Survey/ Map for the
aforesaid Property from the Department of Agrarian Reform/Department of Environment and Natural
Resources/Land Management Bureau, or any office or person authorized to issue the same.
8. To transact, secure, request, sign all documents/affidavits to be submitted to the Department of Agrarian
Reform in order to secure Land Transfer Clearance, DENR, Register of Deeds, Assessor’s Office, and all
other government offices;
9. To sign, to do and perform any and all acts which are necessary and proper to attain the foregoing.
This Power of Attorney shall become effective immediately, shall not be affected by our disability or lack of mental
competence, and shall continue effective until our death; and provided that this Power may be revoked by all of us in
writing.
HEREBY GIVING AND GRANTING unto our said Attorneys-in-Fact full power and authority to do and
perform any and all acts whatsoever required and necessary to be done as we might or could do. WE HEREBY
RATIFY AND CONFIRM that our Attorneys-in-Fact may also do or cause to be done under and by virtue of these
presents.
