LEASE/RENT AGREEMENT
This Lease Rent Agreement is made here at New Delhi on thus 10 day of May. 2017;
BETWEEN
MRS. SHAKUNTALA W/o MR. PRATAP SINGH, R/o C 17, SIDDHARTH
NAGAR. HARI NAGAR ASHRAM, NEW DELHI-110014 , hereinafter referred to
as "The LESSOR OWNER" of the One part,
AND
MR. PRADEEP KUMAR S/o RAM SUNDAR, R/o ADIPURBARI, BARIYAVO, BALLI
PUR, AMBEDKAR NAGAR, UTTAR PRADESH-224210 hereafter referred to as
"The LESSEE TENANT" of the Other Part;
WHEREAS the LESSOR is the absolute owner and in physical possession of the
PROPERTY NO. C-17, FIRST FLOOR, SIDDHARTH NAGAR. HARI NAGAR
ASHRAM, NEW DELHI-110014, (hereinafter referred to as the SAID PREMISES) and
has agreed to let out the FIRST FLOOR, consisting of ONE ROOM, of the above "said
premises, with complete fittings and fixture installed therem and the LESSEE has
agreed to take the same on the following agreed terms and conditions
NOW THIS LEASE/RENT AGREEMENT WITNESSES AS UNDER
1. That the LESSEE shall pay a sum of Rs. 3,500/- (Rupees Three Thousand
five Hundred Only), per month, as rent to the LESSOR always in advance, on
or before the 7th of each English Calendar month.
a. That the LESSEE has paid to the LESSOR a sum of Rs. 500/- (Rupees Five
hundred only), as an interest free security, which will be refundable to the
LESSEE at the time of handing over the actual, peaceful, vacant and
physical possession of the sand premises after deducting all expenses
towards damages, wear, tear and pending bills of electricity and water if any
at the time of vacation of the said premises.
2. That the LESSEE shall pay the electricity charges in respect of said premises as
per sub-meter meter reading a Rs. 7/- per unit to the LESSOR or shall be
deposited to the BSES Rajdhani Power Limited office/concerned authority and
the receipt of the same i.e. electricity bill shall be delivered back to the LESSOR.
3. That this lease is granted for a period of (11) ELEVEN MONTHS only
commencing w.e.f. 01/06/2021 TO 30/04/2022.

4. That the LESSEE shall not sublet the whole or any part of the said premises to
anyone else many case at any circumstances without obtaimng prior written
permission from the LESSOR
5. That the LESSEE shall not make any additions or alterations in the sand
premise without obtaining prior written permission from the LESSOR.
6. That the LESSEE shall permit the LESSOR Is her authorized agent to enter
sand premises for inspection/general checking or to carry out the repair work,
it me reasonable time.
7. That the LESSEE shall use the said leased premises for RESIDENTIAL Purpose
only.
8. That the LESSEE shall be responsible to attend all the minor day-to-day repairs
such as fuses of bulbs and tubes, leakages/ replacement of water taps, etc., at
his/her own cost but the major repairs in the said premises shall be attended to
by the LESSOR at his/her own cost.
9. That this lease can be extended for another period of ELEVEN MONTHS with
the mutual consent of both the parties after increasing @10% in the current
rent.
10.That this lease can be terminated even before the expiry of the lease period, by
the either party giving one month written notice from both sides.
11.That the LESSEE shall not store any inflammable material or explosive in the
said premises or do or omit to do any act which causes nuisance or annoyance
and or violation of any applicable rules and law of civil concerned/local/society
authority, including laws framed for protection of fire.
12.That the LESSEE shall abide by all the bye-laws rules and regulations of the
civil concerned/local/society authority, in respect of the said premises.

13.That if the LESSEE fails to pay the monthly rent to the LESSOR as hereby
agreed upon in time, this Rent Agreement will be terminated/ cancelled
automatically and the LESSEE have no right/claim for the lease and the
LESSOR can have the possession of the said premises in his/her control
without any process of law and the LESSEE shall have no objection to the same
nor have any claim over its goods lying in the said premises at the such time.
14.That after the expiry of said lease period or earlier termination of this lease, the
LESSEE shall hand over the actual, peaceful, vacant and physical possession of
the said premises alongwith all fittings and fixtures installed therein in good
and working conditions to the LESSOR, as the LESSEE received at the time of
commencement of this Lease/Rent Agreement.
15.That in case of any dispute that may arise in between both the parties, in that
case the dispute case shall be referred in the Jurisdiction of Delhi Courts only.
IN WITNESS WHEREOF the parties hereto have signed this Lease/Rent Agreement on
the day, month and year first above written, in the presence of the following witnesses.
