Introduction:
In this section we will see about the characteristics, advantages, disadvantages
and we will compare between all in a comparative table to give a better view to the
subject and can be understandable. It will focus on the following types of
maintenance: Predictive, Preventive, Proactive, Corrective, Overhaul and in use.
And in the following as said before each type will come with its advantage and
disadvantage to be able to see which types can be handled better.
Definition of maintenance:
Relies on the execution of a sequence of occupations, such as repairs and
upgrades, which allow the passage of time does not harm the performance of a
capital asset, owned by the company. The execution of a convenient maintenance
is needed in each of the economic occupations, in addition to the fact that it calls
for a series of costs for the organization.
In this way, we have the possibility of referring to a maintenance linked to
conservation, in other words, a group of occupations aimed at reversing the
deterioration caused by the use; to a preventive maintenance, which aims to avoid
the existence of inconveniences and deficiencies in the future; to a corrective
maintenance, once work is carried out to fix the deficiencies and inconveniences
occurred in the asset under consideration; and finally, to a maintenance linked to
the updating of some equipment characteristic.

Predictive Maintenance: This is the key data-driven technique for anticipating


errors, and is a technique that uses data analysis tools and techniques to identify
anomalies in handling and probable deficiencies in assemblies and processes, so
that they can be solved before failure occurs.
Preventive Maintenance: Preventive maintenance is categorized as an overhaul of
equipment for proper operation, and avoids equipment failure by preventing
incidents before they occur and anticipates breakdowns before they occur or
makes them less severe, thereby reducing repair costs and the time equipment is
out of service due to breakdowns.
Proactive Maintenance: Applying proactive maintenance at the job site can
promote productivity, maximize asset utilization and aid in job site stability.
Corrective Maintenance: This kind of maintenance corrects equipment errors that
are subject to mediation to return to their initial functionality. These maintenance
practices are not subject to maintenance plans and, therefore, the probability that
there are no actual spare parts is high.
Overhaul Maintenance: This type of maintenance is based on a group of tasks and
methods that aim to leave the serviced machine as good as new. Although at first
glance the machine may appear to be in perfect condition on the outside, inside
there may be parts that are more worn. One way in which we have the possibility of
detecting the wear of the parts is by analyzing the degree of production or
functionality of the machine.
In-Use Maintenance: It is based on a sequence of necessary tasks (data collection,
visual inspections, cleaning, lubrication, retightening of bolts) for which no gigantic
training is required, but only brief training.

Conclusion:
To conclude this topic, we observe many advantages and disadvantages that can
influence each type of maintenance, some can cost you a lot of material in the
process, but with the advantage that it can generate more product, obviously has
its pros and cons, not everything comes with pure advantages, although some of
them can achieve this type of having pure advantages. And obviously it would be
of the best that there is maintenance, but it would also depend on what parts are
their advantages of use and in which industries want to get to use it.
