HISTORY:-

IRB Infrastructure Developers Limited, formerly IRB Infrastructure Developers


Private Limited is an Indian highway construction company headed by Virendra
Dattatraya Mhaiskar which was incorporated in 1998, with its headquarter in
Mumbai. It is part of the IRB Group. IRB Infrastructure, which executed the
country's first build-operate-transfer (BOT) road project, is one of the largest

operators of such ventures. Currently it has about 3,404 lane Km operational and
about 2,330 lane Km under development. Among its notable projects are the
Mumbai Pune Expressway and the Ahmedabad Vadodara Expressway. In 2012, IRB
acquired Tamil Nadu based BOT Road builder MVR Infrastructure and Tollways for
₹ 1.30 billion.

Mr. Virendra D. Mhaiskar, is the Chairman and Managing Director of the Company. He holds a
diploma in civil engineering from Shriram Polytechnic, Navi Mumbai. As a Civil Engineer, he has
hands on experience of more than 25 years in the construction and infrastructure industry to his credit.
He is responsible for developing new business, executing road construction and BOT projects. He is
providing overall vision and strategy to the Company.

Mrs. Deepali V. Mhaiskar
Whole Time Director
Mrs. Deepali V. Mhaiskar, is a Whole Time Director of the Company. She joined the Company
in July 1998. She has a Bachelor’s degree in Arts (Special) from Gujarat University and has
approximately 17 years of experience in administration and management.
Mr. Sudhir Rao Hoshing
Joint Managing Director
Mr. Sudhir Rao Hoshing, is a Civil Engineer and a management Graduate has vast experience of
around 29 years in field of Highway and Airport construction. He has earlier worked as CEO of Roads
Business in Reliance Infrastructure. He has held key positions with major infrastructure companies
including Punj Lloyd, GMR and Oriental Structural Engineers. He is a member and on the Executive
Board of IRF (International Road Federation, Indian chapter), FICCI, CII and NHBF (National
Highways Builders Association). He is also a life time member of IRC (Indian Road Congress).

Mr. Mukeshlal Gupta


Joint Managing Director
Mr. Mukeshlal Gupta, a Civil Engineer by profession having over 39 years of experience in
Engineering & Construction Industry. He has a strong background in Designing and Executing Civil
Structures and has worked for reputed Engineering, Consulting & Design Firms. In 2008, he joined
Modern Road Makers Private Limited (EPC Arm) as Director – Technical. Over these years, he has
been closely associated in Technical monitoring and guiding all the projects undertaken by the
company. He is also a Life member of Indian Road Congress and Institution of Engineers (India).

PROJECTS:-

IRB Infrastructures executed India's first ever BOT (Build-Operate-Transfer) project, i.e., the
Thane-Bhivandi Bypass. Over the years, BOT became their strength, and turned into one of
the largest BOT portfolios (operational projects and projects under construction) in the
country with a total length of around 12,000-lane km. In its kitty, IRB has difficult projects
like 4-lanning of Goa-Karnataka border, Kundapur section of NH17, Agra-Etawah Bypass
project, Udaipur-Rajasthan NH8 project, Kaithal to Rajasthan NH152 project, etc.

Mumbai-Pune Expressway

IRB Infrastructure acquired the Mumbai-Pune Expressway and the Mumbai-Pune National
Highway, which was concluded under the supervision of Maharashtra State Road
Development Corporation (MSRDC).

Chittorgarh And Gulabpura (six-laning project) (NH 79)

IRB achieved financial closure for its BOT project from Chittorgarh and Gulabpura. The
project is an expansion of the 124.87-km section on NH79, converting from a four-lane to
six-lane expressway. The concession period of this project is 20 years from the appointed
date, including 910 days of construction, creating smoother transit. The total funding for
the project by company will be 6.9 billion and by SPV (Special Public Vehicle) tied banks will
be 14 billion.

Kaithal Rajasthan Project (NH 65)

IRB Infrastructure developed the Kaithal-Rajasthan project (NH65). The 166.26 km-long
highway became operational in 2017, and has 20.90 km service road, 18 pedestrian
underpass, 5 vehicular underpass, 5 flyovers, 13 small bridges, 71 intersections, 241 culverts

and railway over bridge. The cost of production for project was 22.9 billion, including a
viability gap funding of Rs2.34 billion.

Ahmedabad -Vadodara
On July 2011, IRB Infrastructure signed an agreement to develop a 102.3 km section in the
Ahmedabad-Vadodara NH8 into 6 lanes from the existing 2 lanes. The project also
included improvement of 93.302 km section of existing Ahmedabad – Vadodara
Expressway (NE 1), on a Design Building Finance Operate and Transfer (DBFOT) basis.

Projects:-

HAM Projects
In March 2018, IRB Infrastructure won two hybrid annuity projects under NHDP phase IV in
the state of Tamil Nadu, which included four laning of NH-45A Puducherry to
Poondiyankuppam and Poondiyankuppam to Sattanathapuram at a cost of Rs 2169 crore at
a cost of Rs 1296 crore. The construction period is 730 days and the operation period is 15
years for the said projects.
The company had also received a letter of award on from National Highways Authority of
India for a hybrid annuity project worth Rs1,640cr under the National Highways
Development Project phase VI in Gujarat. The order came after the company had emerged
as the preferred bidder for the construction of the eight-lane Vadodara Kim expressway
from Padra to Vadodara section of the Vadodara-Mumbai Expressway in Gujarat.[22][23]

In 2009, IRB Infra won the bid to develop the greenfield Sindhudurg Airport in the
Sindhudurg district of Maharashtra on a build-operate-transfer basis.[24][25]

IRB Infrastructure Developers Ltd. has been well acknowledged for its overall excellence and
proficiency in the form of various awards and accolades. Virendra D. Mhaiskar, Chairman
5 and Managing Director of IRB, was conferred with the “Young Turk of the Year” at the 6th
Edition of CNBC TV 18 India Business Leader Awards on 11 December 2010 at Mumbai.[26]

The company was conferred with the CNBC TV 18 Essar Steel Infrastructure Excellence
Award for second time for its high quality work implemented on the Bharuch to Surat
section of NH- 8 under Highways and Bridges Category. The company also bagged the CNBC
TV 18 Essar Steel Infrastructure Excellence Award in the Highways & Flyovers category for
Mumbai-Pune section of NH-4 in the year 2009.[27][28]

IRB Infrastructure Developers Ltd. bagged a contract worth Rs 2,100 crore from NHAI for
a six-lane project in Rajasthan and Gujarat. The project is to be developed on design,
built, finance, operate and transfer (DBFOT) under the National Highways Development
Programme (NHDP) phase V.[29]

IRB Infrastructure Ltd won the Construction Times 2017 Award under the Best Executed
Highway Project of the Year category for building the Ahmedabad–Vadodara Expressway
Project.[30]

Controversy-
In April 2018, Virendra Mhaiskar, the chairman and managing director of IRB
Infrastructure and all others officials got a clean chit from CBIwith regards to any

sort of involvement in the murder of RTI activist Satish Shetty. They were summoned
in May 2012 by CBI, suspecting a connection with the case. During the investigation,
CBI had asked Virendra Mhaiskar and other suspects to undergo a polygraph test.
Mhaiskar along with the company officials had to undergo the polygraph test.

Construction Of Kaithal to Rajastan Bord:


The cost is estimated to be Rs 2,029.49 crore including Rs 636.49 crore towards the cost of
land acquisition, resettlement and rehabilitation and other pre-construction
1 activities. The total length of the road will be approximately 166 kms...
This road stretch connects Ambala with important towns such as Kaithal, Barwala, Hisar
upto the Rajasthan border. The project road is part of NH-65 from Kaithal-Rajasthan
border. It also provides connectivity to NH-10...

The project pertained to conversion of two lane highway into four-lanes and comprises
20.90 km service road, 18 pedestrian underpasses, 5 vehicular underpasses, 5 flyovers, 13
small bridges, 71 intersections, 241 culverts and one railway over bridge.

The 166.26 km project on NH 65, the eighth scheme in IRB Infra's BOT (build, operate,
transfer) portfolio, is the largest by any private highway infrastructure developer being
built at a cost of Rs 2,290 crore including a viability gap funding of Rs 234 crore.

the budget and the schedule for work . Once the full plan is available, then the cost,

alternative construction methods may be permitted. In this case, potential

Preventive Maintennance
Preventive maintenance (or preventative maintenance) is maintenance that is
regularly performed on a piece of equipment to lessen the likelihood of it failing. It is
performed while the equipment is still working so that it does not break down unexpectedly.
Four common types of preventive maintenance (PM) include:

specified time interval is reached in the
computerized maintenance management system (CMMS). ...

Breakdown Maintenance
Breakdown maintenance is maintenance performed on equipment that has
brokendown and is unusable. It is based on a breakdown maintenance trigger. It may
2 be either planned or unplanned. Disadvantages of Breakdown Maintenance Increased
chances of accidents or injuries. Faster plant deterioration.
: Breakdown generally occurs inappropriate times leading to poor and hurried
maintenance Longer. repair time in comparison to any
other maintenance types.

Breakdown Maintenance.

3 Breakdown maintenance: is somewhat specific because it’s not applicable to


many pieces of equipment. For example, it is not a suitable maintenance strategy
for anything involved in human safety and health, nor is it a good strategy for
critical or central pieces of equipment.

However, it works well with things that are designed to be used until they’re
inoperable. This can include everything from light bulbs to residential water
heaters.

Even though a water heater may be considered a critical piece of equipment, the
time spent PMing a water heater,which includes disrupting the resident every X
months,is probably more intrusive than fixing a broken system every decade or
so. This shows that breakdown maintenance is applicable for critical pieces of
equipment in certain cases, especially in the property management space.

Preventive maintenance: on the other hand, is a solid maintenance plan for


almost all pieces of equipment in a factory setting. In a residential setting,
however, it only makes sense to perform PMs on equipment in non-living
areas.
Preventive maintenance identifies any issues before equipment failure or
downtime, through routinely scheduled maintenance. Breakdown maintenance
works by running equipment until it breaks down, in which case repairs and
maintenance are performed.
