You are constructing a building for a car dealership which includes the installation of
aluminum composite material panels, or ACM panels. These metal are locked together
and integrated into the glass storefront windows. Without the panels, the building’s
windows would have little to no support.
Questions
1. Are these panels solely decorative in nature, or are they related to the
structure of the building?
The ACM panels are decorative in nature at the same time they are also related to the
structure of the building.
ACM panels are considered a decorative cladding material it is not just viewed
aesthetically but because of its material which is aluminum that is considered durable
and less maintenance. It is related to the structure of the building since it is locked
together to support the glass storefront windows. Most ACM panels are calculated by
structural and façade engineers and in this case windows depend on the structural
stability of the ACM panels. Since aluminum is lightweight, it provides versatility and
capability to withstand structural members of the building façade.
2. In case, the ACM panels are added as part of the change orders to change the look
of a building simply for branding purposes, similar to using wood paneling to change
the look of an interior room., will your answer in number 1 question stays the same?
Yes, in this case if ACM panels can add to the marketing and branding of the building
and maintenance wise in the long run the investment for the ACM panels will be worth it
and if using wood paneling will not satisfy the client then it is better to use the ACM
panels.
3. In case, the ACM panels were added for structural support or weather resistance to
the building, and if the storefront or other structural portions are tied into the system,
will these be considered as part of the building and be included in the computation of
the land and building depreciation?
Yes, the ACM panels although creates an impression to the value of the property in this
case it also adds to the depreciation cost of the building excluding the land. The building
as it ages depreciates its value and overtime it reaches to the point of renovation or
redevelopment. ACM panels also declines in value while maintenance cost stay the
same or much higher than it is new. Since this is tied to the system and is considered
part of the building it depreciates with the age of the structure. Overtime maintenance
will also be cut and this is where ACM panels depreciate faster.
