Price Analysis

The values of mean, median and mode suggests that the distribution is right-skewed. As the
skew value is 2.59, it can be inferred that very-high asymmetry can be observed in the given
dataset. Moreover, as the kurtosis value is around 13, we can expect the dataset with heavier
tails than a normal distribution. The percentile and quartile value analysis shows that most of
the values are concentrated near the left part of the dataset. It can be observed that minimum
value is 85000 and 25th percentile value is 635000, thus mid-point of the price values
(median) will be less than most frequently occurring rice value (mode).

Room Analysis
Mean, median and mode are somewhat equal which means that the distribution of rooms can
be considered as a normal distribution. Low standard deviation value of 0.97 indicates that
almost all data values are clustered around the mean, which supports the possibility of a
normal distribution curve. Moreover, kurtosis is less than 3 which means that very few
outliers can be expected. A slight skewness is observed with skewness value of 0.5 as
inferred from the analysis which can be attributed to a slight variation in the mean value of
the dataset.

Land size analysis


Mean is greater than the median which is very much greater than the mode. Thus, it can be
inferred that the distribution is rightly skewed. The value of kurtosis and skewness suggests
that the distribution is highly asymmetric and skewed. Minimum value is 0, and maximum
value is 433014 sq.m while 75th percentile is 670 sq m, which means that outliers can be
expected in the graph.

Build-up Area Analysis


The descriptive analysis shows that mean>median>mode, to conclude that the distribution is
rightly skewed. The curve will be similar to the land-size analysis as the minimum value
observed is 0 while maximum value observed is 44515 sq.m. Moreover, outliers can be
expected in the graph as maximum value is very much higher than third, second and first
quartile as shown in the descriptive analysis. Standard deviation is also high, thus it can be
inferred that variance and hence much spreading out can be expected from the mean.

Distance Analysis
Somewhat normal distribution can be observed as mean, median and mode values are close to
each other. The distribution is less asymmetric as the skewness value is around 1.5. The
distribution is leptokurtic as kurtosis value is around 3.59. Some outliers can also be expected
as kurtosis is more than 3.
