CHAPTER IV

Architectural Programming

Spatial Organization

This chapter will provide figurative illustrations to assist the proponent in

recognizing features and relationships in the scope and organization of the

proposed project. The chapter will also show the critical spaces required, as well

as the approximate area of each space and its relationship to one another.

Spatial Identification

The main focus of spatial identification is to identify the needed spaces and

determine their users and roles to the proposed projects.

Staffing Requirements

Staffing requirement refers to the process of identifying the structure's

personnel and their roles in the project's development.

The following discussion explains the users and their designated roles and

tasks for the development of the project.

 Human Resource Department

a. HR Manager. The person in charge of supervising the department, and

generally the one who approves the reports and enquiries.

b. HR Officer. Concerns of the staff are handled by the officer-in-charge.


c. HR Supervisor. In responsible of personnel recruiting and training

d. HR Assistant. Responsible for timekeeping.

 Design & Engineering Department

a. In-house Architect – In charge of maintenance and development of

architectural components and facilities.

b. Resident Civil Engineering – Responsible for or in charge of building

equipment and facility maintenance.

c. Electrical Engineer – Responsible for all electrical engineering.

d. Mechanical Engineering - Responsible for all mechanical engineering.

 Quality Control Department

a. Quality Control Manager – Approver of the report and inquiries.

b. Quality Control Officer – Responsible for analyzing reports prior to presenting

them to the quality control manager.

c. Quality Control Supervisor – Supervise of the products and services being

offered on the building.

 Maintenance and Housekeeping Department

a. Head Maintenance. Officer-in-charge to the development of building

administration next to building administration officer.


b. Maintenance Supervisor. Supervise and deploy maintenance personnel

to the building.

c. Maintenance Personnel. One responsible to the janitorial maintenance

and housekeeping of the building.

 Security and Control Department

a. Head Security Personnel. Person who directs and coordinate the overall

activities of the Security Department and to guarantee the safety of all the guests,

employees and properties.

b. Security Supervisor. Supervise and deploy security personnel to the building.

c. Security Personnel. One responsible for guarding and keeping the premises

and facilities safe.

Space Identification

The proponent was able to formulate the general spaces and facilities

required for the project through comprehensive study and debate with the project's

duties and operations.

A. Administrative Department

 Human Resource Office. The personnel office is in charge of hiring, firing,

and complying up to date with state and federal tax laws.


 Design & Engineering Office. The resident architect's office and Engineer

in charge of the building's construction.

 Quality Control Office. The office responsible for ensuring that the

building's product or service is fit for purpose, consistent, and meets both

external and internal standards such as legal compliance and consumer

expectations.

 Maintenance & Housekeeping Office. The office responsible for providing

engineering amenities that assist to guest's comfort and boost staff

efficiency.

 Security and Control Office. The office responsible for countermeasures

aimed at avoiding, detecting, counteracting, or minimizing security risks to

the building.

 Toilet. A restroom for the common use of the staffs.

 Staff Lounge. A room or space intended for the staff and technicians’

personal matters

B. Profitable Spaces

 Office Condominium Spaces. Type of real estate divided into several

units that are separately owned intended for office operation.

o Reception Area – This is utilized as a guest reception area in the

condo's main lobby.


o Information Desk – It is located on the reception for

customer/guest information services.

o Grand Lobby - Space for lounge and waiting area.

o Conference/ Meeting Room – A space where meetings and

conferences can be held.

o Other Public Areas

 Stairs - These are public vertical access points that are easily

accessible.

 Hallway - A room used to connect other rooms.

 Landscape Areas - Landscapes around the building to

provide the residents with natural and fresh air.

 Elevator Lobby - A service lobby intended to hold waiting

elevator users.

 Passenger Elevator - A passenger lift.

 Toilet Area – A room equipped with amenities such as

resting and personal hygiene facilities.

 Office Condominium Units. Rentable-to-own office condominium spaces

in the building that provide a suitable environment for office operations.

o 90 sq.m Unit - 90 sq.m rentable-to-own office condominium

spaces.

o 130 sq.m Unit - 130 sq.m rentable-to-own office condominium

spaces.
o 200 sq.m Unit - 200 sq.m rentable-to-own office condominium

spaces.

o 300 sq.m Unit - 300 sq.m rentable-to-own office condominium

spaces.

 Organic Cafeteria. Cafeteria where organic ingredients used in serving of

meals are guaranteed fresh and free from artificial additives.

o Dining Area. A hall for dining service.

o Kitchen. Space where food is being prepared.

o Dry Storage. Storage area for dry goods.

o Cold Storage. Storage area for perishable goods.

o Public Toilet. Toilet facilities for customer’s personal hygiene.

o Employee’s Toilet. Toilet facilities exclusive for employees only.

o Staff Kit/Lounge. Room/ area for staffs.

o Manager’s Office. Room for the managing officer of the cafeteria.

o Counter. A space for checkouts

C. Building Amenities

 Function Room. A room in the building used for events, meetings,

lectures, and etc.

 Fitness Center. A facility for improving and maintaining physical fitness

and health.

 Parking. Parking space for automobiles.


D. Building Utilities

 Automatic Transfer Switch (ATS) Room. Installed where a backup

generator is located, so that the generator may provide temporary electrical

power if the utility source fails.

 Transformer Vault room. It is a room in which power transformers,

network protectors, voltage regulators are housed.

 Generator Set Room. Room that in-house the Generator Set.

 Power Meter Room. It is a room installed with electricity meter that

measures the amount of electric energy consumed in the building.

 Energy Storage Room. Room that instore the sustainable energy

harvested.

 Fuel/ Control Room. Serves as fuel storage and control room for the

generator.

 Electrical Room. Room where electrical system is being controlled.

 Water Meter Room. It is a room installed with water meter that measures

the consumption of water of the users.

 Cistern Tanks. Where water is stored.

 Pump Room. Room that houses the water pump machine.

 Water Heater Facility. Used for water heating.

 Gray Water Remediation Facility. Treatment Facility for gray water.

 Black Water Remediation Facility. Treatment facility for black water.


 Rainwater Catchment. Facilities intended to harvest rainwater.

 Rainwater Filter. Facility that filters the harvested rainwater before storing

it.

 Garbage Room. A room allocated for garbage disposal.

 Material Recovery Facility. Space specialized facilities that receive,

separate and prepare recyclable materials.

 Fire Command Center – where dedicated manual and automatic facilities

are located.

 AHU Room – a room to recondition and circulate air as part of a heating,

ventilating and air conditioning system.
