SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:


This Special Power of Attorney made and executed this ____ day of _________ at

to as the “PRINCIPAL”;

“ATTORNEY-IN-FACT”),
WITNESSETH
WHEREAS, the PRINCIPAL executed a Reservation Agreement with North Pine Land,
Inc. (NLI) for the purchase of a certain house and lot located at Lot ____, Block ___, Phase
____ of ______________________________, in ________________________
____________________________________________ (the “Property”);
WHEREAS, the PRINCIPAL desires to appoint an attorney-in-fact to transact with,
process and facilitate the purchase of the Property with NLI;
NOW, THEREFORE, premise considered, the PRINCIPAL hereby NAMES,
APPOINTS and CONSTITUTES ______________________________________, as
his/her true and lawful attorney-in-fact and in the PRINCIPAL’s name, to do any and all of the
following acts and deeds, by himself/herself or through a substitute, with respect to the
PROPERTY, to wit:
1. To sign the relevant Contract to Sell, Deed of Restrictions, Deed of Sale
over the Property and such other documents, contracts or instruments as
may be necessary or required for the purchase of the Property from NLI;
2. To make payments on the Property on my behalf;
3. To make reasonable requests with NLI regarding the purchase of the
Property;
4. To apply for financing/ loan with NLI, banks or other financial institution
for the payment of the balance of the total contract price of the Property;
5. To receive any and all notices, demands, statements, and such other
correspondence from NLI in connection with the purchase of the Property;
6. To ask, demand, recover, collect and receipt for and any all sums of
money, debts, interest, demands, and other things of values of whatsoever
nature or kind as may now be or may hereafter become due, owing, payable
or belonging to me;
7. To receive, on my behalf, the Transfer Certificate of Title covering the
Property after the sale has been registered and the Transfer Certificate of
Title issued in my name;
8. To execute the needed release Waiver and Quitclaim as may be
necessary or required in connection with the purchase of the Property;
9. To represent me and act in my behalf, with respect to any and all
petitions, suits, cases (civil or criminal), actions or legal proceedings
(administrative, judicial and/or quasi-judicial) of whatever nature or kind,
concerning the Property;
10. To sign, endorse, execute and deliver any and all documents, papers,
contracts and agreements as many be necessary, required, proper or useful
with respect to any and all of the power granted herein; and
11. In general, to do any and all acts as many be necessary, required, incidental
or proper to give effect to above-mentioned powers and authorities
granted to the ATTORNEY-IN-FACT, and to the object of this Special Power of Attorney.
HEREBY GIVING AND GRANTING unto to ATTORNEY-IN-FACT full power and
authority whatsoever requisite and necessary or proper to be done in or about the premises, as
fully to all the intents and purposes as the PRINCIPAL might or could lawfully do if personally
present, with full power of substitution, and herby ratifying and confirming all that the
ATTORNEY-IN-FACT or his designated substitute shall do or cause to be done under and by
virtue of these presents.
