SWORN STATEMENT

I, Maura Santos, of legal age, single, and a resident of Lot 3, Block

5, Pachoca Homes Subdivision, Pachoca, Calapan City, Oriental Mindoro,
after having been duly sworn on oath in accordance with law, hereby
voluntarily depose and say:

1. That I the spouse/legal heir of Arsenio Santos who died

intestate on December 1, 2010;

2. That we have 2 children in the names of Lorna Santos and

Dante Santos;

3. That during the settlement of the estate of Arsenio it was

discovered that through fraud, Dante Santos, my son, was able
to sell our property situated at Brgy. Bolbok, Batangas City,
embraced and covered by TCT No. 1234;

4. That through fraud, TCT No. 1234 was cancelled and the said
property is now registered under the name of Dante Santiago, a
conspirator to the fraud perpetuated by my son, Dante Santos;

5. That I attest to the truth, accuracy and genuineness this

statement and such was executed to prove that the transfer of
ownership of the 529m2 parcel of land situated at Barangay
Bolbok, Batangas City was obtained through fraud and
falsification perpetuated by Dante Santos and Dante Santiago.

discovered that through fraud, Dante Santos, my brother, was
able to sell our property situated at Brgy. Bolbok, Batangas
City, embraced and covered by TCT No. 1234;

3. That through fraud, TCT No. 1234 was cancelled and the said
property is now registered under the name of Dante Santiago, a
conspirator to the fraud perpetuated by my son, Dante Santos;

JOINT SWORN STATEMENT

We, Ferdinand Robredo and Leni Marcos, single, both of legal age, Filipinos
and residents of Barangay Bolbok, Batangas City, after having been sworn
to in accordance with law, do hereby depose and state:

1. That we personally know the complainants, Maura Santos and Lorna

Santos as well as Dante Santos and the respondent Dante Santiago, as
we live in the same barangay in Bolbok, Batangas City.
2. That on September 24, 2018, a land in Barangay Bolbok, Batangas
City, with an area of 529 square meters owned by Spouses Arsenio
Santos and Maura Santos was sold to a certain Dante Santiago.
3. That said transaction was evidenced by a Deed of Sale executed by
the parties on the date stated in the preceding paragraph.
4. That we come to know this information only when Maura Santos and
her daughter approached us on January 15, 2019 and asked us about
what we know about the said sale of land.
5. That Maura denied having executed such Deed of Sale as it was on
the behest of Dante Santos, her son who falsified their signatures in
said instrument.
6. That we were also informed that our names were entered as witnesses
in the Deed of Sale purportedly executed by Spouses Santos and
Dante Santiago.
7. That we denied being witnesses on said sale of land as we don’t even
know that said land has already been sold.
8. That we are executing this joint affidavit to prove that our signatures
appearing on said Deed of Sale are not ours; hence, forged.

We, Arsenio Santos and Maura Santos, both of legal age, married,
Filipino and residents of Lot 3, Block 5, Pachoca Homes Subdivision,
Pachoca, Calapan City, Oriental Mindoro, FOR AND IN
CONSIDERATION OF THE SUM OF ONE MILLION
(P1,OOO,OOO.OO) Philippine currency, to me in hand paid by Dante
Santiago, of legal age, Filipino and with residence at Batangas City, DO
HEREBY SELL, TRANSFER, and CONVEY by way of Absolute Sale unto
the said Andrew Ford Medina, his heirs and assigns, that certain parcel of
land together with all the improvements found thereon situated in Sitio
Purok 19, Barcenaga, Naujan, Oriental Mindoro, and more particularly
described as follows:

A Parcel of land (Lot 1081-A-3 of the subdivision

plan (LRC) Pad-181603, being a portion of Lot 1081-A
(LRC) Pad 58918, situated in Sitio Purok 19, Bolbok,
Batangas City, Bounded on the NE points 4 to 1 by Lot
1081-A-4 of the subdivision plan, on the SE points 1 to 2 by
Malibay-Purok Road, on the SW points 2 to 3 by Lot 298
Purok 19. Beginning at a point marked “1” on plan being
N 4 degrees 15 E. 320.00m from LM No. 18, Purok 19,
thence S 61 degrees 43 W. 25.00m to point 2; thence N 37
degrees 46 W. 74.1m to point 3; thence 32 degrees. –over–

That I hereby warrant my title over the land above-described, with

full right to dispose of the same, free from all liens and encumberances, and
that henceforth, full right and ownership and possession shall pertain to the
vendee Andrew Ford Medina.

witnesses were also falsified as they are not the true
signatures of the witnesses. 

4. That of all the signatures appearing at the face of the said

document, only the signature of Dante Santiago appeared to
be authentic and the other Four (4) signatures are signed by
a single person

5. I am executing this Certification to attest to the authenticity

and veracity of all the signatures affixed in the alleged Deed
