Subject: PMC services for Sky Rise project at Atladara

Dear Sir,
Here is the proposal of total construction Project Management Consultancy work i.e. Estimation,
budgeting w.r.t. each activity of construction, quantity, execution, quality assurance, supervision,
design coordination, required staff providing, time line scheduling, material - labour-machinery- mortar
management making and checking, coordination with other project consultants.

Scope of work includes structures as follows.


1. All towers having Residential/ Commercial of G+18 stories with basement if any.
2. Utility structures like UG tank, STP, DG, transformer plinth etc.
3. Infrastructure like main gate with security, Roads (Soft & hard scape), compound wall,
planters, open parking, club, pool, other amenities like playing court, jogging track, skating
ring etc.
A. Scope of services:

1. Major scope is to carry out Estimation, budgeting w.r.t. each activity of construction, quantity,
execution, quality assurance, supervision, design coordination, required staff providing, time line
scheduling, material - labour-machinery-mortar management making and checking, coordination
with other project consultants.
2. Design coordination will be in scope of PMC, Design decision will be in scope of client.
3. Bar bending schedule is considered in the scope under this proposal. Steel calculation can be
calculated based on thumb rule/structural consultant input factor that is kg per sft of steel for
different elements.

4. Here scope shall cover all disciplines like civil, structural, electrical work, water supply work,
plumbing work, fire fighting work, flooring work, wooden door work, aluminum window work,
fabrication of grill, railing work, painting work, plantation work.
5. Interior work shall not be considered in the scope under this proposal.
6. Pool machineries, STP machineries, Elevator machineries, pumping machineries shall be given
by respective supplier. We can provide only numbers based on consultant design.
7. We shall calculate quantity of FOC materials with standard wastage factors (Design,
Transport, Execution, Material Handling), actual shall be taken in to consideration after
executing the sample at site.
8. We have not considered Rate analysis of different items in the scope under this proposal.
9. List of the documents shall be mentioned as per annexure I but not limited to that. Any
specific details required to calculate quantity shall be asked at the stage of
estimation/execution.
10. Any changes at later stage after completing estimation which shall involve reworking shall be
charged extra on mutual agreed rates.
11. We shall not be part of reconciliation of FOC material.
12. System cost comparison in the projects for any discipline shall not be considered in the scope
under this proposal.
13. Any visit or technical guidance shall be provided but on chargeable basis.
14. No site measurement have considered in the scope under this proposal.
15. Rate of different items shall be given by client for their locality to calculate cost of the
project.
16. We shall submit cost without any tax, which shall be added at client’s end.
17. Any discrepancy in the drawing with respect to estimation shall be highlighted for which client
quick response shall be considered to avoid any delay. However, if client wish, we shall co-
ordinate with respective consultant by keeping client in loop for resolving such discrepancy.

18. Format to submit the data shall be provided by client as per their standard format. Or
otherwise we can calculate the same with standard format. At later stage change in the any
other format would lead to time and cost implication which can be discussed.
19. Indirect cost calculation will not generate due to our presence of mind.
20. Tracking of cost with respect to progression of project is not considered in the scope under
this proposal.
21. We have considered continuous engagement without any break to carry out quantity and cost

calculation.
22. Weekly/Monthly Progress Reports will be submitted to client.
23. Rejection of materials shall be in our purview.
24. Client shall finalize contracting and procurement methodologies.
25. All the contract shall be given only with labour.

B. General terms & condition:


1. Project duration is considered as November 2019 +/- 3 months for residential and December
2019 +/- 3 months for commercial.
2. If project duration exceeds specified time, client can charge fine 0.10% of total project cost per
week of extension up to 5% of total project cost.
3. All decision related to selection of contactors/agencies, Materials shall be made by client.
4. Work permission from the government authorities shall be shall be in purview of client. In such
cases of conflict with neighbors or violation of any laws, settlement shall be made by client.
5. Non/under performance of any contractor/agencies due to any causes (delay in payment etc.)
shall be addressed by client.
6. In conditions of indecisive delays, respective compensation shall be given in project duration.
7. If project shall be on hold for any time, client shall pay for the respective stage work.
8. PF, Safety of Staff/ Labours shall be in purview of client.

9. Any site visit outside Vadodara for this site PMC shall be paid additional amount of 10,000 Rs.
Per Person Per Day. Plus travelling (in 1-2-3 tier A.C., Economy Air Fare, Car Fare),
accommodation (Min. 3 star A.C. rooms) shall be arranged by the client.

10. Client shall provide furnished A.C. office with computers and printers for staff deployed.

11. Client shall bear all stationary expenses.


12. Rate is offered considering 3,00,000/- smt construction area

C. Schedule of professional charges:


1. Total professional charges shall be 2.77% of the total cost of the project (40 Crores) including
all materials and items, opex and capex without indirect cost & tax.
2. Taxes will be extra if client wish to demand with GST Bill for PMC bill. It is applicable as per
