This Deed of absolute sale made and entered in the City/Province of Trece
Martires City on the 15th day of March, by and between: MR. SERGIO RODRIN, legal
age, Filipino, and a resident of Piliran ll, Dasmariñas, Cavite, Philippines, the seller is
presented by an agent; Poblacion Herrero with a Special Power of Attorney: (duly
represented by her attorney-in-fact (POBLACION HERRERO) by virtue of a Special
Power of Attorney dated March 15, 2021, and acknowledged and entered into the
Notarial Registry of Atty. Justicio Gaving, as Doc. No.1; Page No.1-4; Book No.23;
Series of 2021)), hereinafter referred to as the FIRST PARTY/SELLER;

MS. KRISTINE G. HERNANDEZ, single, of legal age, Filipino and resident of Brgy.
Calumpang Cerca, Indang, Cavite, Philippines, hereinafter referred to as
the SECOND PARTY/BUYER;
WITNESSETH:
“A parcel of land Lot50 blk74 ot consolidition subdivision plan (LRC) pcs 14789
being a portion of the consolidition of lots 8751-A and 9751-B (LRC) psd 40533, Lot
8 psd-1007903, Lot 1 psd 150880, LRC Rec. nos. N-27098, 61778, 99652, N-
11782, AI-13466 and 55072 situated in the 80. Paliparan II, Mun. of Dasmariñas,
pro. of Cavite, is.of Luzon , Bounded of NE., point 4 to 1 by road Lot 22"
Containing an Area of Three- hundred fifty (350) Square Meters, more or less.
NOW THEREFORE, for and in consideration of the total sum of Two Million
Pesos (P2,000,000.00), Philippine Currency, the FIRST PARTY/SELLER hereby
unconditionally and absolutely sell, convey and transfer, free from all liens and
encumbrances unto its successors and assigns, the aforementioned Three- hundred
Fifty (350) Square Meters, parcel of land and the SECOND PARTY/BUYER hereby
buys the same from the FIRST PARTY/SELLER subject to the following terms and
conditions, to wit:
1. The principal and total consideration in the amount of Two Million Pesos
(P2,000,000.00), Philippine Currency, is to be paid in full upon execution of
this agreement, which receipt thereof is hereby acknowledged upon signing of
this deed;
2. The FIRST/PARTY SELLER shall be responsible for the payment of
Acknowledgment and Notarial Fees before a Notary Public; and
3. The SECOND PARTY/BUYER shall be responsible for Capital Gains Taxes,
Documentary Stamp Taxes and all other Transfer Taxes insofar as the
subject parcel of land is concerned.
IN WITNESS WHEREOF, the PARTIES have hereunto set their hands this March
day of 15th, in the City/Province of Trece Martires City, Philippines.

BEFORE ME, a Notary Public in and for the City of Trece Martires, this Deed of
Absolute Sale, personally appeared the above-named parties identified by exhibiting
to me their above competent identity below their respective written name known to
me and to me known to the same persons who executed the foregoing Deed of
Absolute Sale affecting the aforementioned parcel of land, which instrument they
acknowledged to me to be their own free and voluntary act and deed. This
instrument refers to a “Deed of Absolute Sale” consisting of Three (3) pages
including this page where the acknowledgment is written and has been signed by
the parties and their instrumental witnesses on each and every page.
WITNESS MY HAND AND SEAL this March 15, 2021, at Trece Martires City,

and 9751-B (LRC) Psd-90533, Lot 8, Psd-1007903, Lot 1, Psd150880, LRC Rec. Nos.
Nos. N-27098, 61778, 99682, N-11782, N-13466, and 51072 situated in the Bo.
Paliparan II, Mun of Damariñas , Prov of Cavite, Is. of Luzon. Bounded on NE., point 4
to 1 by Road Lot 22, on...to the point of beginning; containing an area of (350) square
meters more or less. She bought it from Mr. Sergio Rodrin, single, of legal age and
Poblacion Herrero with a Special Power of Attorney dated on March 5, 2021, and
acknowledged and entered the Notarial Registry of Atty. Justicio Gavino as Doc. No. 1
