Leave and License

This leave and license agreement is between Smt. V.B. Satyavathi, the owner of a property in Hyderabad, and Sri A. Ravindra Kumar to lease the northern ground floor portion of the property. The license period is from April 1, 2019 to March 31, 2020. Sri Kumar will pay Rs. 7,000 per month in rent and be responsible for electricity bills. Smt. Satyavathi remains responsible for other taxes and maintains ownership of the property. Either party may terminate the agreement with one month's notice.

LEAVE AND LICENSE AGREEMENT

This leave and license is made and executed on the day of August 2019 , at Hyderabad

BETWEEN

Smt. V .B. SatyavathiW/o Sri P.Papi Naidu , R/o 9-4-86/6F, Slarjung colony Hyderabad
hereinafter called the LICENSOR ( which expression where the context admits shall mean
and include his successors, legal heirs, representatives, administrators, assigns, and trustees)
of the one part

AND

Sri A.Ravindra KumaruS/o Venkateswara Rao , hereinafter called the LICENSE (Which
expression where the context admits shall mean and include its successors – in- interest,
administrators, representatives and executor) of the other part.

Whereas the Licensor is the absolute owner and is in physical possession of the house
9-4-86/6F , Slarjung Colony Hyderabad

1. Whereas the LICENSEE approached the LESSOR to take the ground floor portion
( Northern portion with west face ) of the said house , and the Licensor agreed to
grant it on lease for a period of 11 (Eleven Months ) commencing from 01-04-2019.
The license was commenced from 01-04-2019, but due to conditions beyond the
control of both the parties , both are executing this deed today with following agreed
terms and conditions:

NOW THIS DEED WITNESS AS FOLLOWS:

2. That the license shall commence from 01-04-2019 and it shall be for a period of
( 11 months ) years. The Licensee shall have physical possession and control over
the ground floor portion of the Building i.e., northern portion with west face from the
date of commencement of the license

3. That the LISENSEE shall pay monthly rent of Rs. 7000/- (Rupees Seven Thousand
only) payable on or before the 5th day of every month during the subsistence of the
License period

4. That the LISENSEE shall not sublicense the northern portion with west face
portion to any person during the subsistence of the license period.

5. That the LISENCEE shall have quite and peaceful possession and enjoyment of the
licensed area without any hindrance of disturbance from any other person.

6. That the LISENSEE shall keep the licensed area reasonably good condition subject
to normal wear and tear.

7. That the LISENSEE shall pay the Electricity Bill for the power consumed by it as
shown by the meter for the period during the tenure of License and water charges
All other taxes, rates, bills and assessments payable for the licensed area shall be paid
by the LESSOR.

8. That the both parties shall renew the licensee period on the expiry of the License
period herein for a further period on mutually agreed terms. If agreed the license fee
shall be enhanced Rs 1000/- /- (Rupees One Thousand Only)

9. That the licensor has right to inspect the LICESED AREA after giving reasonable
notice to the Licensee.

10. That both the licensor and LISENSEE may terminate the License at any time during
the subsistence of the License period on giving one month’s notice to each other .

11. That the licensor may terminate the lease at any time during the subsistence of
License period by giving one month prior notice to the License .
