WORKS
Quality Assurance
1. Inspect glass bulb sprinklers at the time of installation to make sure that
the bulb contains fluid.
2. Any glass bulb that shows evidence of leakage or that does not have any
fluid must be discarded.
3. Do not install any bulb type sprinkler if the bulb is cracked or there is a
loss of fluid from the bulb.
4. With the sprinkler held horizontally, a small air bubble should be present.
The diameter of the air bubble is approximately 1.6 mm. for the 13ºF/57ºC
to 2.4 mm. for the 360ºF/182ºC temperature ratings. Loss of fluid from a
bulb can cause the sprinkler to fail to activate in a fire.
Installation Procedure
1. Install 1/2” and 3/4” sprinkler in fittings with the pipe in place. Use
standard and quick response sprinklers ( upright, pendent, horizontal
sidewall, recessed pendent and recessed horizontal sidewall ) depending
on the location.
2. Hand start and then wrench tighten each sprinkler with the sprinkler strap
in place. The sprinkler may be hand-start by holding onto the sprinkler
strap.
3. Do not remove the sprinkler strap until the sprinkler is completely
installed.
Protection
Sprinkler heads must be store properly and shield them from extreme heat.
Over-heating will damage the sprinkler by weakening the thermal sensing
element resulting in premature activation.
Quality Assurance
A. All bracket, clamp and rod sizes and indicated in this specification are
minimum sizes only. All structural hanging shall have a built-in safety of 5.
B. Anchor points shall be located and constructed to permit the piping to take
up expansion and construction freely in opposite directions from the
anchored points.
C. Guide points shall be located and constructed wherever required or
shown on drawings and at each side of an expansion joint or loop, to
permit free axial movement only in piping system.
Installation Procedure
A. All pipes installed shall be subjected for initial testing in every zone to
determine leakages and to avoid any damages during final testing and
commissioning.
B. Initial testing shall be made by our separate testing crew with the
presence of the QA/QC Engineers, and provided the following
requirements below listed.
2. All Defects found shall be marked one by one, then after markings,
release the water injected to the pipes to the nearest drain. The crew
shall be repair or replace the defective materials.
3. After rectification of work, the system will be retested until the works is
proven satisfactory and the pressure maintained at 200psi for two (2)
hours.
Preparation
1. Check the areas if ready for the installation and free from any debris and
unsafe condition.
2. Provide necessary approved / certified platforms before starting the works
and label it with company name and permits / certificate.
3. If there will be hot works, secure the necessary hot work permit before
proceeding to work.
Therefore, provide also all pipe required by workers.
4. First, clean and paint neatly all the sleeves provided at beams, girder and
walls by using
platform.
5. Second, provide necessary measuring tools like meter tape plumb bob,
nylon string, L-bar and level bars to ensure the level of installation.
1. Prepare the approved shop drawings and approved materials for the
correct layout.
2. Check the area concern before the layout and installation of cross-main
pipe. Coordinate with other trade for guidance and concern.
3. Prepare work / installation request / permit.
4. Upon approval of work / installation request / permit, layout & installation
must proceed.
5. Prepare marking’s piping layout.
6. Layout and install the hanger support by using nylon cord.
7. Layout the location of the pipe and check the proper elevation.
8. Check the level of the cross-main pipe fit-. See to it that the pipe being
layout was coated with primer (first coating).
9. Fit-up the entire pipe using mechanical level bar to ensure the levelness
of pipes, install all joints fittings, (elbow, tee etc.). Ask the permission of
the concerned party (GenCon Representative) for inspection.
Quality Assurance
A. Each valve shall have the manufacturer’s name, size, and pressure rating
cast or stamp on body.
B. All fire protection water control valves within the building shall be either
wedge gate valves with painted wheel handles shall have glad followers in
stuffing boxes and shall be constructed so that they maybe repacked
while open and under pressure, or slow-closing quarter-turn gear-
operated butterfly valves.
C. All valves shall be with threaded or flanged ends as required by the piping
system in which they are installed.
Installation Procedure
C. Support Locations for Vertical Piping Threaded & Mechanical Joint Piping;
At every floor; but in no case greater than 6ft. intervals.
E. All fire protection piping shall be hung individually from the structure.

A. Pre-installation Procedure
7.) Aboveground, Exterior- Wall Pipe Penetration: Seal penetration using sleeves
and mechanical
sleeve seals. Select sleeve size to allow for 25mm. annular clear between
pipe and sleeve for installing mechanical sleeve seals.
a.) Install steel pipe for sleeves smaller than 150 mm in diameter.
b.) Install cast-iron “wall pipes” for sleeves 150 mm and larger in diameter.
c.) Mechanical Sleeve Seal Installation: Select type and number of sealing
elements required for pipe material and size. Position pipe in
annular space between pipe and sleeve. Tighten bolts
against pressure plates that cause sealing elements to expand and make
watertight seal.
8.) Underground, Exterior-Wall Pipe Penetration: Install cast iron “wall pipes” for
sleeves. Seal pipe penetrations using mechanical sleeve seals. Select sleeve
size to allow for 25mm. annular clear space between pipe and sleeve for
installing mechanical sleeve seals.
9.) Mechanical Sleeve Seal Installation: Select type and number of sealing
elements required for pipe material and size. Position pipe in center of sleeve
Assemble mechanical sleeve seals and install in annular space between pipe
and sleeve. Tighten bolts against pressure plates that cause sealing elements
to expand and make water tight seal.
10.) Fire-Barrier Penetrations: Maintain indicated fire rating of walls, partitions,
ceiling, and floors at pipe penetrations. Seal pipe penetrations with fire stop
materials. Refer to division 7 Section “Through-Penetration Fire stop
Systems” for materials.
11.) Verify final equipment locations for roughing-in.
12.) Refer to equipment specifications in other Sections of these Specifications for
roughing-in requirements.
13.) No installation shall be permitted which blocks or otherwise impedes access
to any existing machine or system. Except as otherwise indicated, emergency
switches and alarms shall be installed in conspicuous locations. All indicators,
to include gauges, meters, and alarms shall be mounted in order to easily be
seen by people in the area.
14.) Check level of pipe sleeves and its rigidity.
15.) Monitor and check the positions and location of the sleeve/s during concrete
pouring. Coordinate with Site Engineer.
Quality Assurance
Installation procedure
A. Remove spilled and excess materials adjacent surface to where the fire
stop installation is.
B. Leave finish work in neat, clean condition with no evidence of spill over or
damages to adjacent surface.
Installation procedure
A. Tag valves with identifying number and system number valves by floor
level.
B. For valves, etc., stamped or engraved with 6.4mm letters for piping
system abbreviation and 13mm numbers, with numbering scheme.
Provide 4mm hole for fastener. Use 2.4mm thick laminated plastic with 2
black surfaces and white inner layer, and attach tags with fastener (brass
wire-link or beaded chain; or S-hook ).
C. Prepare lists of all tagged valves showing location, floor level, tag number
in use, prepare separate list for each system. Mount list under a sheet of
clear acrylic in Equipment Room. Include copies in each maintenance
manual.
F. Identify all controls such as motor starters not in motor control centers,
float switches and alarms.
G. Mark on the pipeline the flow direction of each piping with white paint.
I. Mark the valves, inside the pump room, whether it’s NO or NC ( normally
open or normally closed).
General
A. All new system including yard piping shall be hydrostatically tested at 150
percent of the working pressure but not less than 200 psi pressure for 2
hours.
B. The pressure shall be read from a gauge located at the low elevation
point of the individual system being tested.
C. All pipe lines installed are subject for flushing after testing inspection
activity or before installation of sprinkler to remove all debris inside the
pipe line or system which may have enter during the course of installation
or which may have been present in existing piping.
Preparation
Conduction
A. Through test pump water transfer from piping system being tested.
B. Open for the few minutes the gate valve provided at the end of the piping
to release excess all pressure ( release all from the highest point of piping
tested ).
General
For protection of piping against corrosion. It must be painted with (2) two coat
of Primer Oxide and (1) one coat of Red Enamel paint.

Preparation
A. Make sure to remove all dirt and debris on the pipes before applying
coatings on it.
D. At the end of each workday, remove empty cans, rags, rubbish, and other
discarded paint materials from project site.

passing thru, clean and paint neatly the sleeves that will be install.
5. Second, provide necessary measuring tools like meter tape plumb bob,
nylon string, L – bar and level bars to ensure the levelness.
Installation procedure
1. Prepare the approved shop drawing FCD and approved materials for the
correct layout.
2. Check the area concern before the layout and installation of riser.
Coordinate with other trade for guidance and other concerns.
3. Prepare work / installation request / permit.
4. Upon approval of work / installation request / permit, layout & installation
must be proceed.
5. Prepare marking’s piping layout.
6. Layout the location of the pipe.
7. See to it that the pipe being laid out is coated with primer (first coating),
provide level on both ends, for proper penetration of rooting pass.
8. For the wet standpipe riser, just install the pipe with bracket, and connect
the nipple at 900mm above the finish line for the fire hose valve.
9. Fit-up the entire pipe using mechanical level bar to ensure the levelness
of pipes, tack only all joints fittings (elbow, tee, etc.) before proceeding to
full welding. Ask the permission of the concerned party (GenCon
Representative) for inspection.
Vertical Movement
Procedure
A. Check all the wiring of electrical control panels at pump room prior to
operation of Fire Pump & Jockey Pump.
1. Check the proper rotation of fire pump and jockey pump motor.
2. Close the main gate valve and operate fire pump and jockey pump in
a bypass operation and obtain the following parameters.
C. Start to operate the Jockey Pump to pressurize the AFSS riser until the
required pressure (cut-in). Observed the pipe that has been tested within
2 hours in order to pressurize it zone by zone.
E. The pressure shall be read from a gauge located at the low elevation
point of the individual system or portion of the system being tested.
F. All pipe lines installed are subjected for flushing after testing inspection
activity, installation of sprinkler to remove all debris inside the pipe line or

5. Prepare markings for fire hose cabinet layout.
6. Layout the location of the fire hose cabinet.
7. Provide anchorage for the fire hose cabinet using 3/8” expansion
shield.
8. Provide 40mmø hole at the left side of the fire hose cabinet to hose
reel pipe.
9. Install the Fire Hose Cabinet and make sure that it will fit properly into
the wall.
1. During CHB laying, make sure that opening for recessed type fire
hose cabinet be provided.
2. Prior to installation prepare the approved shop drawing and approved
materials for the correct layout.
3. Check the area concern before the layout and installation of fire hose
cabinet. Coordinate with other trade for guidance and concern.
4. Prepare work / installation request / permit.
5. Upon approval of work / installation request / permit, layout &
installation must be proceed.
6. Prepare markings for fire hose cabinet layout.
7. Layout the location of the fire hose cabinet.
8. Install the Fire Hose Cabinet, after installation retouching works must
be done.
