DESIGN SPECIFICATION FOR TEMPORARY OFFICE BUILDING

Purpose & scope

This document describes the Design, supply, construct and install the temporary office facility on a
turnkey basis, including the provision of all associated services to facilitate 120 Staff (In two buildings
of 60 persons each).

Reference
 S18127-0100D-PK1-TDR-Specs NEOM SPECIFICATION.

Detailed specification of Office Building (Portacabin)

BASE FRAME:
The main supporting skids are 140mm (as required) I-section main beams along the perimeter length
of the building and connected laterally with 140/120mm (as required) I-section cross member
intermediate beams spaced according to the requirement of load distribution. All structural steel is
painted to protect against rust.

FLOOR DECK:
The floor joists - 89mm x 41mm x 0.95mm (spaced @ 0.305) are cold rolled high 550 Mpa galvanized
steel frames in accordance to ASTM A653 Grade 550, 275 gr/m2 Zinc Coated or equivalent.

FLOORING:
Flooring - Single/ Double layer of fiber cement board 18mm thick.

FLOOR FINISH:
The bathrooms and kitchen floors shall be tiled (not vinyl flooring).

EXTERIOR & INTIRIOR WALL:

Walls shall be constructed of light gauge steel studs and runners. In accordance to ASTM A653 Grade
550, 275 gr/m2 Zinc Coated or equivalent.

WALL LINING:
 External walls (Inner side):
Single layer of 9mm thick cement board finished with paint
 Interior Walls:
Single layer of 9mm thick cement board finished with paint
 Wet Areas:
Ceramic Tiles (medium quality) over 9mm thick cement board.
 Glass Partition Wall and with Glass Door, Full Height Wall, for the following:
i) Conference Room (Partition & Frontage Walls)
ii) Closed Offices (Frontage)
iii) Breakout Area (portion of Frontage)

 Office Pod: (9 each)

Half Partition Office Pod - Single layer of 9mm thick cement board finished with paint.

WALL INSULATION:

Exterior wall insulations - 100mm thick glass wool insulations with foil vapor barrier, 10kg/m3
density, thermal resistance R12.9, placed between the studs.

INTERIOR WALL FINISH:

The other Interior faces in dry areas are primed and finished with high-capacity matte emulsion
paint.

EXTERIOR WALL CLADDING & FINISH:

Cement board strip (9mm) painted finish over 6mm cement board backing as required, fastened and
fixed directly to the wall framing structure

ROOF TRUSS:
Light gauge steel cold-formed structure, in accordance to ASTM A653 Grade 550, 275 gr/m2 Zinc
Coated or equivalent.

ROOF PURLINS:
Top hat omega sections G550 grade

ROOF CLADDING:
High ribbed sheet 0.50mm thick, 26 gauge fixed and fastened on the LGS Roof Purlins and 100mm
thick glass wool insulation with foil vapor barrier, 10kg/m³ density, thermal resistance R12.9, placed
in between roof cladding and ceiling, unless otherwise noted. Extended Ceiling Eave (overflowing
water) and with external ceiling lighting

CEILING:
The ceiling clear height is set at 2.44m according to Drawings. Cladded with suspended ceiling tiles
600mm x 600mm on tee-grid frame. Smoke detectors of Heat sensing Technology fixed on the
ceiling from EDWARDS or equivalent.

INTERNAL DOORS:
Fire rated solid core wooden door with aluminum/ PVC frame complete with hinges and ball-type
handle with lock (key type). Hollow core wooden door with aluminum / PVC frame complete with
hinges and ball type handle with lock. Glass Door Swing Type for Closed Offices &
Conference/Meeting Room & Breakout Area (portion only)

EXTERNAL DOORS:
Heavy duty fire rated steel door with vision/ full panel, door closer, panic latch and external lock.

EXTERNAL WINDOWS:
Double glazed, horizontal sliding aluminum clear/ tinted window with removable fly screen. Size
1000 x 1000mm, all windows are properly sealed after fixing. Window Blinds will be provided as
included in material submittal

TOILET WINDOWS:
Bathroom/ Toilet Windows glazed bottom hinged window 400mm X 500mm with obscure glass.

PANEL BOARD:
Supply, installation & termination of Electrical Panel board, flush or surface mounted indoor type IP
40, except kitchen’s panel board mounted in wet area will be IP 54, (if applicable) Size & specs are
according to design requirement and approved load calculation. Main Breaker is an MCB or MCCB

type and outgoing branch circuit breakers are MCB type Plug in or din rail. Al Fanar load center or
Equivalent brand, comply with IEC standard.

INTERIOR LIGHTING:
 Dry Areas: Supply & installation of Surface ceiling mounted LED Lighting fixture (BATTEN LINEAR
LUMINIARE) 32 w ,230v, 3200 lumens, indoor type IP 20,1200 x 300 mm as a replacement of the
traditional fluorescent light, or surface mounted Decorative round LED lighting fixture –
“Hyundai brand or equivalent. Supply & Installation of ceiling recessed mounted LED panel lights
40 or 48W, 230V, 60x60 cm, IP 20 - “Hyundai brand or equivalent”.
 Wet Areas: Supply & Installation of ceiling surface mounted round LED lighting fixture 21 w ,230
v, Water proof, IP44– “Lipper, Hyundai Brand or Equivalent”. Wall Mounted Emergency lighting
fixtures1.5w, 230 V with 3H backup battery. “Hyundai brand or equivalent”. "Toilet “: Supply &
Installation of ceiling surface mounted round LED lighting fixture 21w or 40w, 230 v, Water
proof, IP44 – “Lipper brand, Hyundai or equivalent “. "Above mirror light"- Supply and
Installation of wall mounted mirror light fixture ,1x 8w LED light ,230 v IP 20- “Philips, Hyundai
Brand or equivalent”. “Exit Light"- Supply & installation of Emergency Exit light, strategically
placed in common areas where directional safety for visibility that most likely will occur in the
event of an emergency, also placed above exit doors, 1.5 w -230v 190 lumens, with built in
battery backup for 3 hours emergency egress – “Hyundai brand or Equivalent.”; Hallway Light (2
lines) - Ceiling Hallway Light.

EXTERIOR LIGHTING:
Supply & installation of Weather proof bulkhead LED lighting fixture 10 w or 20 w, 230V, IP 54
mounted above the entrance and exit doors as per design requirement and tender drawings, unless
specified– “Lipper brand, Hyundai or equivalent “. - Provisions consisting of back boxes + wires for
external wall mounted Flood light/Façade lighting (By others).
Ceiling Eave Upgraded External Lighting

BUILDING WIRES & UPS:

Supply & termination of Building single core wires type THHN/THWN, 600 VOLTS according to
American Standards UL83 &UL1581. Annealed copper wires/PVC insulation/PVC Sheeting according
to IEC60227-4 and BS6500. –“Bahra wires or equivalent ”. UPS of capacity 5Kva utilization with 1-
hour backup - APC Smart-UPS 5000VA 230V with control panel.

AIR CONDITIONER
Supply & installation of Cassette unit air Conditioner Heating and cooling ceiling and wall mounted
split air conditioning units from Zamil or equivalent along with Safety disconnect switch 30A 3P non
fusible NEMA3R- GE or equivalent

SOCKETS:
Supply & Installation of wall mounted power outlets, single or duplex type 13A, 230V with on/off
switch, comply with British standard and SASO2203 “AL Fanar, Schneider Brand or equivalent”.
Toilets: Supply and Installation of Wall mounted RCD socket or Single socket with water proof cover
equipped with RCBO Breaker. “Al Fanar, Contactum Brand or Equivalent”.

SWITCHES:
Supply and Installation of Wall mounted control switches 1 gang, 2 Gang & 3 Gang according as per
requirement, 10 A, 230V comply with BS standard. “Al-Fanar or Equivalent brand”.
Supply & Installation of Double pole isolator switch with red color neon indicator 20 A & 45 A, 230 V
for A/C & water heater- “Al-Fanar or Equivalent brand”.

EXHAUST FANS:
Supply and Installation of Wall mounted non-metallic exhaust fan, with Automatic shutters, 200
CFM+- according to design requirement to provide necessary air change. “TAT brand or Equivalent”

TOILET CUBICLE:
Partitions & doors for toilet shall be solid phenolic core matte finish of standard, high pressure
melamine color; overhead braced with adjustable leg floor supports. All accessories are made of
non-ferrous materials. Vertical swing grab bar with stainless steel AISI 304, bright finish. Vertical
Water heater of 50liters capacity made of corrosion resistance steel with two safety valves from
Saudi Ceramics- OLYMPIA.

WASH BASIN:
Counter top type wash basin complete with mixer and mirror over the wash basin. Mixer’s brand
Grohe.

W/C WESTERN:
Water closet floor mounted elongated bowls with siphon jet action, cover seat and hose spray. W/C
Brand Polo Mario. Two (2) Toilet for Handicapped to include S/S Grab Bar.

KITCHEN / PANTRY:
Single bowl sink with single drain board and overhead & under cabinet (wood) & kitchen sink mixer
brand: GROHE

EXTERNAL SKIRTING: External Base Skirting, outside to be provided shall match the external cladding
of the, building unless otherwise specified.

STEEL ENTRANCE STEPS:

Non-Slip Epoxy Painted Access Steps & Ramps (Ramps for Main Door only) will Hand Rails

FOUNDATION BLOCKS:
Foundation Blocks: Size of foundation block to be 300mm x 300mm with height 400mm.

CCTV SYSTEM:
Supply and Installation of CCTV 8MP IR fixed dome network camera and CCTV system accessories
from HIK VISION or equivalent.

FIRE ALARM SYSTEM, FHC & FIRE EXTINGUISHER:

Supply and Installation of Fire Alarm System to include direct wired smoke detector and Manual pull
station SIGA-270, SIGA-278 will be provided within the building from EDWARDS or equivalent. 1” Fire
hose Cabinet 750X750X230mm Wall mounted type full standard steel painted RED RAL 300 full steel
door with complete standard ACCY. Fire Extinguisher of ABC dry Chemical powder Heba fire
Extinguisher 6kg.
