APARTMENT RENTAL-AGREEMENT

This AGREEMENT is made this ______ day of ______________, 2021, between ,herein after designated as
landlord, and ______________________________________ herein after designated the Tenant (s).

The said Landlord does hereby rent upon the said Tenant(s) situated at , upon the following terms and
conditions;

1) Terms: The premises are rented for a term of 12 month(s), commencing the _________day of
________________ 20___ and terminating the _______ of ____________20______indefinitely thereafter,
2) Rent: The tenant(s) shall pay rent in the amount of __________________________________________________
(________________) per month for the above apartment. There shall be late charge of Php 500.00 for
any rent payment received after the 15TH day of month.
3) Utilities: Telephone, Cable, Light, Power & Water utilities shall be paid by the Tenant.
4) Sublet: Tenant(s) shall not sublet the premises nor assign this lease or any part thereof to others
without the prior consent of the Landlord.
5) Tenant's Obligation: Tenant(s) shall;
a) Keep said premises in a clean and sanitary condition.
b) Properly disposed of all rubbish, garbage and waste in a clean and sanitary manner of
reasonable and regular intervals and assume all costs of extermination and fumigation on
manifestation caused by Tenants.
c) Properly used and operate the electrical, gas, heating, plumbing and other fixtures and
appliances.
d) Not intentionally or negligently destroy deface, damage, impair or remove any part of the
premises, its facilities, equipment, furniture, furnishing appliances and fixtures, nor to
permit any member of the family, invitee, licensee or other person acting under this control
to do so:
e) Not permit a nuisance or common waste;
f) Replace all Ordinary Pipes, Faucets, Shower Heads, Doorknobs others when damaged due to
Tenant’s NEGLIGENCE.
g) Requisition of Duplicate copies of Keys are subject to Fees.
* In cases where in these obligations are not complied, the Landlord has the right to IMMEDIATELY
TERMINATE the Contract & charge all DAMAGES to the TENANT.
(6) Purpose: The premises shall not be used for any purposes other than as a residence for

(7) Alteration: Tenants shall not make any alteration to the premises without the prior written
consent of the Landlord.
(8) Apartment Rules and Regulations: Tenants will comply with apartment regulations of the Land
lord, such apartment rules and regulation may be amended upon thirty (30) day's prior written
notice to tenants.

(9) Premises: Tenants shall keep said premises in a clean and sanitary condition and upon
termination of this occupancy ,surrender the keys thereof and vacate said premises in as good
order and condition they are now in ,excepting the reasonable wear and tear thereof ,Landlord shall
maintain the premises in substantial conformance with all applicable provision of municipal
and country codes , statues , ordinance and regulation governing maintenance or operation of
such premises.
(10) Landlord Obligation: Landlord shall:
(a) Immediately notify tenants, by certified mail or updated posting of any changes as to
person or address of the landlord.
(b) Maintain all structural components in good repair
(c) Keep common areas reasonable clean and safe from defects increasing the hazard of fire or
accident
(11) Access: Landlord reserves the right to have access to the premises for the purpose of:
(a) Inspection
(b) Repair, alternations or improvements,
(c) To exhibit or display the premises to prospective or actual purchasers, mortgages, tenants,
workmen or contractor.
(12) Surrender of Premises: In the event of default in payment of any installment of rent or as the
expiration of said term of this agreement. Tenants will quit and surrender the said premises to
Landlord. If this agreement is for an indefinite time, termination shall be by written notice of at
least twenty (20) days preceding the end of any such monthly rental period given by either party to
the other.
(13) Cost and Attorney's fee: If by reason of any default or breach on the part of either party in the
performance of any provisions of the agreement a legal action brought under the term of the
agreement, the Tenant agrees it to be in the city of Manila.
(14) Advance Rental and Security and Damages Deposit:
The tenants shall deposit the sum ______________________________________ (__________) as One Month
Security deposit and damages deposit that will be used as Payment for unpaid bills and the sum of
___________________________ (_______________) as NON REFUNDABLE/CONSUMABLE Two months
Advance Rental receipt of which is hereby acknowledged. In case this contract is not fulfilled, all
deposits and advances shall not be refunded.
Any refund from deposit, as by itemized statement shown to be due to tenant. Shall be returned to
tenants within fourteen (14) days after termination of this tenancy and vacation the premises.
