SETBACKS – Minimum yard requirements and setbacks of building from property lines shall
be in accordance with the National Building Code (NBC) and the local zoning ordinance.
IV. PARKING
MINIMUM REQUIRED PARKING SLOT, PARKING AREA AND LOADING
SPACE REQUIREMENTS
One (1) car slot for every 1,000 sq. meters of gross floor area (GFA) and one (1) bus slot
for everyone hundred (100) workers.
If number of workers exceed two hundred (200), provide one (1) off-RROW (or off-set)
passenger loading space that can accommodate two (2) queued jeepney/shuttle slots.
Provide at least one (1) loading slot for articulated truck or vehicle (a 12.00-meter-long
container van plus 6.00 meters length for a long/hooded prime mover) and one (1)
loading slot for a standard truck for every 5,000.00 sq. meters of GFA.
And provide truck maneuvering area outside of the RROW (within the property or lot lines
only)
Land shall be allocated for oof-street loading and unloading. The loading and unloading bays
shall be so located as to cause minimum traffic obstruction on the road.
Note:
* The parking slot requirements shall be an integral part of buildings/structures and any
parking slot provided outside the building/structure will be quantified only as buffer parking.
1. Conversion/change of use/occupancy.
2. Reduction of parking spaces.
3. Encroachment on RROW.
4. Public utility and bulky vehicles.

V. TRUCK PARKING REQUIREMENTS
PHYSICAL DESIGN GUIDELINES
For parking in front and one side of building, provide 12.00 to 15.00 meters for the
delivery and parking stalls.
If parking is allowed on both sides of the driveway, provide 18.00 to 20.00 meters
space.
Warehousing operation can be successful with 26 meters of truck docking and
maneuvering depths.
Recommended depth of trucking terminals for larger trucks (13.50m trailer
length) is 40 meters.
For parking and landscaping of one aisle and parking stall on either side, 23.00
meters will be sufficient.
Parking space should be standard in size provided with sufficient storm drainage
facilities.
The ratio of parking spaces required for building is proportional to the number of
employees and employee’s commuting habits.
Building coverage above 50% can be allotted for warehouses while offices and light
manufacturing with ample parking space requires 30% of building area coverage.

VI. ROADS
HLRB RESOLUTION NO. R-498 – AMENDING SECTION 4 D OF RULE II OF THE
RULES AND REGULATIONS FOR INDUSTRIAL SUBDIVISIONS
Roads in Industrial subdivisions shall follow the hierarchal system and shall be classified as
main, secondary, and service, all of which shall be of concrete pavement.
All considerations for road safety and convenience shall be complied with.
ENTRANCE AND EXIT POINTS – Entrance and exit points within the subdivision shall be
strategically located for security and emergency considerations.
Occupant Load
a. The occupant load of industrial occupancies for which exits are to be provided
shall be one (1) person per nine and three-tenths square meters (9.3 m2)
gross floor area, provided that in Special Purpose Industrial Occupancy and for Open
Industrial Structures, the occupant load shall be the maximum number of persons to
occupy the area under any probable conditions, and further provided that in existing
industrial occupancies, the Chief, BFP or his duly authorized representative may
waive requirements for additional exits if the existing exits are adequate for the
maximum number of persons actually employed.
b. Every auditorium, restaurant, office, garage and medical facility in connection with
industrial occupancies shall have exits in accordance with the other applicable
Sections of this IRR.
c. Exit requirements for specific occupancies shall comply with this Division.
