Introduction

 Maintenance is an age-old function which developed


and progressed, knowingly or unknowingly, along
with operation of equipments.
 Maintenance is an investment that buys/gives more
production time.
 Preventive maintenance started probably from 1960s.
 Inflation during the early 70s also gave rise to the
awareness about downtimes and importance of
maintenance was realized.

 Previously maintenance was considered as part of
operator’s job.
 Due to industrialization and development

of complex machines, it was not possible


for the operator to maintain the machines
& Maintenance appeared as a separate
discipline.
 With increased complexity & automation

of the equipments, a very serious burden


falls on maintenance engineers regarding
the quality & quantity of maintenance. 3
Introduction

 Problems in maintenance do not increase in linear


proportion to the increase in production but increases
in astronomical proportions.
 In Maintenance we need to use todays tools and
techniques.

Objectives of Maintenance

The most important objective of the maintenance


function is the maximization of the availability of
equipment or facility.
Other important objectives are:
1. Establishment of safe working conditions both for
operating and maintenance personnel.
2. Elimination of future defects.
3. Prevent breakdown during operation
4. Maximize operational efficiency
5. Ensuring safety of installation.

Objectives of Maintenance

• Reduce idle hours due to components


malfunctioning
• Reduce maintenance cost
• Enhance performance level
• Forestall rapid wear of components
• To help management in taking decisions on
replacements and actively participate in specification
preparation, and equipment selection
 Reducing downtimes.
 Controlling & directing labour forces.
 Maximum utilization of available resources. 6
DEFINITION OF MAINTENANCE

 All actions which have an objective to retain an item


in, or restore it to, a state in which it can perform the
required function. The actions include the
combination of all technical and corresponding
administrative, managerial and supervision actions.
 It is a routine recurring work required to keep a
facility (plant, building, structure, ground facility,
utility system, or other real property) in such
condition that it may be continuously used, at its
original or designed capacity and efficiency for its
intended purpose.

DEFINITION OF MAINTENANCE
 It is related to any activity such as tests,
measurements, replacements, adjustments and repairs,
intended to restore or retain a functional unit in a
specified state in which the unit can perform its
required functions.
 Maintenance related to materials means all actions
taken to retain material in a serviceable condition or
to restore it to serviceability. It includes inspection,
testing, servicing, repair, rebuilding and reclamation.
