TERMS AND CONDITIONS


Please note the following terms and conditions
1. The Homeowner shall ensure that there are no outstanding utility bills or service charge bills on
the property by presenting the most recent bills and a statement from Ghana Water for
inspection.
2. RGEMC reserves the right to decline where the property
a. Is not in good state of repair order

b. Has outstanding utility and especially service charge bills


3. The Homeowner shall leave two keys with RGEMC, one each for the front and back doors.

4. RG EMC shall prepare a tenancy agreement for the Homeowner’s approval.

5. Where Homeowner is not physically available in Ghana, the documents shall be scanned and sent
to him / her to by email.

6. Where the Homeowner would like RGEMC or his/her representative to sign the Sales agreement
on his/her behalf, a Power of Attorney has to be provided. A power of Attorney Form is available
for this purpose.

7. Where Homeowner shall require the services of RGEMC to collect the rent paid by the prospective
tenant, the Homeowner shall provide his /her bank details by completing the Banking Instruction
Form.

8. Where the Homeowner is not available to receive the Sales proceeds or has not completed a
banking instruction form for this purpose, RGEMC may receive the sales proceeds on behalf of the
Homeowner and act upon the Homeowner’s instructions regarding the transfer of the funds.

9. Where funds have to be remitted outside Ghana, the Homeowner shall bear all the transfer
charges.

10. RG EMC shall charge one month’s rent plus VAT as commission for the first year’s rental. For
collecting rent for the subsequent years, RG EMC shall charge 50% of one month’s rent (plus VAT)
and prepare a tenancy renewal agreement.

11. During the period when tenants are being sought for the property, RG EMC shall carry out basic
cleaning and ensure that it is ready for viewing at all times. The HO, however, will pay for any
extensive cleaning and works required to make the property tenantable.

12. Should the homeowner wish to withdraw his property from RG EMC’s agency, he shall give one
week’s notice and pay RG EMC for RG EMC’s cleaning costs which will depend on how long the
property has been cleaned.

13. The Homeowner shall be responsible for ensuring that the grounds are kept clean and well-
manicured to attract prospective tenants. RG EMC’s Gardening Services Unit may be engaged in
this regard.

14. RG EMC may advise in its professional capacity on repairs and additions to make the house more
attractive to tenants.

ACCEPTANCE OF TERMS
I wish to give my above property to RG EMC to rent on my behalf. I have read and understood all
the terms and obligations as stated above and I agree to be bound by them.
