    CONTRACT OF LEASE

    KNOW ALL MEN BY THESE PRESENTS:

    This agreement is made, executed and entered on this _____ day of ____
    2020 at _____________________________________ by and between:

    FREDERICK RIVERA VASQUEZ, of legal age, Filipino married with residence


    and postal address at Block 6 Lot 6 Officers Street, Executive Lane Molino 3,
    Bacoor City Cavite, hereinafter referred to as LESSOR:

    And
    JULIPER S. PANIZALES, of legal age, Filipino, married with residence and
    postal address at Block 6 Lot 6 Officers Street, Executive Lane Molino 3, Bacoor
    City Cavite, hereinafter referred as LESSEE:

    WITNESSETH

    1. That the LESSOR/s hereby let unto the LESSEE who accepts in satisfactory
    condition:
    A vacant lot with TCT NO. 1002895 with an area of 345 square
    meters, more or less situated in the Municipality of Bacoor, province
    of Cavite with existing structure thereon at the rate of Six Thousand
    Pesos (Php6,000.00) a month starting July 1, 2019.

    2. That the LESSEE is prohibited to mortgage, sell or assign and/or sublease


    the whole property or any part of the premises without the written consent
    of the LESSOR first being obtained.

    3. That this lease may be terminated upon agreement of the parties or at the
    option of the LESSOR upon giving notice of termination at least 45 days
    prior to the date of such termination. At the expiration of the lease,
    without demand, the LESSEE at his/her own expenses shall vacate the
    leases premises peacefully and turn over the said vacant lot therein to the
    LESSOR in the same condition as when you started using them.
    4. Should the LESSEE fail to pay on time the rent thereon stipulated in
    accordance herewith or violate anyone of the terms of this contract, the
    LESSOR shall have the right to eject the LESSEE from the premises and to
    collect and recover from his/her all accrued rent.

    5. That in the event of lawsuit arising from the breach by the LESSEE of any
    conditions of this agreement, the LESSOR shall be entitled to recover
    judicial costs and reasonable attorney’s fees as determined by the court.

    IN WITNESS WHEREOF, the parties have hereunto set their hand this
