    AFFIDAVIT OF CANCELLATION OF ADVERSE CLAIM

    I, JUAN SS, of legal age, Filipino, married and with residence and postal address at
    __________________________, after having been duly sworn in accordance with law, hereby depose
    a\nd state that:

    1. I am one of the lawful heirs of my father, the late ___________, who is one of the true and
    registered owners of a parcel of land described as Lot 1624, l____________ with an aggregate area of
    __________________________, more or less, (hereinafter referred to as the “Subject Property”) which
    was previously covered by Transfer Certificate of Title (TCT) No. ________;

    2. Sometime in January 2013, my brother, ____________, and I discovered that our niece,
    ___________________, who is the daughter of our other brother, _______________, without valid
    authority, sold the Subject Property to _______________ (“_________” for brevity);

    3. By virtue of such sale, ______________ was able to get TCT No. ____________ cancelled and
    TCT No. _____________ was issued under the name of;

    4. On 23 May 2013, I caused the annotation of a “Notice of Adverse Claim” on TCT No. 057-
    2012011343, which Notice was duly annotated under Entry No. 2013024339 on 23 May 2013, 2:02
    pm.;

    5. Recently, Greenwood and I agreed to settle and we entered into a compromise agreement on
    July 02, 2021;

    6. In view of the settlement with Greenwood, I hereby submit this Affidavit for the Cancellation of
    the Adverse Claim I executed and caused to be annotated on the title covering the Subject Property;
    and

    7. I am executing this Affidavit of Cancellation of Adverse Claim to serve as notice to the Registry
    of Deeds of the Province of Cavite that I have withdrawn my adverse claim and interest in the Subject
    Property covered by TCT No. 057-2012011343 and for all legal intents and purposes it may serve.
