SECTION 1: COMPANY AND INTRODUCTION

SECTION 2: PROJECT DESCRIPTION
The Sacred Heart College, Champagnat Campus Stage 2 Works has been carried
out by McAvoy at Kevlin Road, Omagh BT78 1LG.

Overview:

Chappell completed full construction of the facility including steel framing, con-
creting, glazing and partitioning. Service trades were overseen by Chappell and
included air-conditioning, power and data, communication, plumbing and fire
services.

Date of Practical Completion: 15th March 2019

SECTION 5: MAINTENANCE

SECTION 5.1: General

This section provides guidance on maintenance procedures for the


elements installed as part of these project works.

Regular maintenance is important to improve safety, increases


efficiency, improves reliability and increases satisfaction of the building
occupants.

It is recommended that a qualified Maintenance Contractor carries out


maintenance on all plant and equipment.

WARNING
The following should not be attempted by any unqualified personnel:
• Open or touch any electrical switchboard or electrical equipment
unless qualified and authorised
• Leave any switchboard without locking it up with a key
• Leave the plant operating in a potentially dangerous condition
• Turn off electric motors, which are operating from the power
isolating switch (always use the control isolating switch)
• Modify or alter any part of the control circuit without authorisation
• Attempt to restart any conditioning equipment, as possible further
damage may occur.

SECTION 5.2: OUT OF ORDER Signage

When carrying out maintenance on any item of plant and equipment


the maintenance
personnel shall hang a sign on the equipment detailing it is out of
order and being serviced
• and not to be operated, the sign should clearly detail the following:

• Reason for being turned off
• Time turned off
• Expected duration of shutdown
• Person responsible for shutdown

SECTION 5.3: Safe Work Practices

All maintenance personnel shall:


• Abide by any signs installed on or around items of equipment
• Use the correct tools and equipment during servicing
• Make sure the correct lubricants are used
• Leave the plant enclosure and equipment area clean and tidy after
service
• Immediately replace any parts that are showing wear or damage
that will fail before the next service

SECTION 5.4: Preventative Maintenance Log Sheets

This section describes the routine maintenance requirements as per


manufacturer’s recommendations and industry ‘best practices’ for
the mechanical services systems installed and commissioned for this
project. These maintenance procedures should be used as a guide
only, with all necessary safety precautions undertaken.

This section contains the frequency at which the various tasks should
be carried out.
• Always ensure that any works requiring power isolation is done so
with the power isolated in a safe and correct manner. Only qualified
electrical personnel should repair and maintain electrical wiring and
equipment.
• In the event of plant failure, the resident maintenance personnel
should be informed immediately.
• If the fault can be considered significant and it is within the defects
liability period, the mechanical services contractor should be
contacted for rectification.
• Only qualified maintenance personnel should attempt routine
maintenance procedures or fault diagnostics.
• It is important to clearly communicate to others who may be in the
area (or may be working on the systems) if you have isolated the
equipment or if there is a fault. This may be done through use of
signs and/or a log book.
• Ensure that all notable maintenance visits and actions are logged in

the sheetsprovided within this manual. These sheets should be used
to provide a history of the plants’ performance and problems.

Refer to the Manufacturer’s Literature for any additional maintenance


requirements specific to the equipment installed which may be
recommended by the manufacturer.

Preventative Maintenance Log Sheet - Above Ground Waterproofing

Preventative Maintenance Log Sheet - Exterior Painting

abrasive brush and a solution of mild detergent
and warm water, ensuring to thoroughly rinse
the surfaces with clean water to remove any
soap residue
Visually inspect for any cracks or damage to
paint work

Annual Inspection Items

Commencement Date: Initial when done


Clean the surface with a soft bristle brush or
broom and a hose
Visually inspect for any blisters within the paint
work. Blisters can be removed by scraping and
sanding them down, then repainting the area

Monthly Inspection Items

Visually inspect for cracks, chips, scratches and any breakages
Visually inspect for water ingress, if located investigate the
source - consult with an expert if concerned
Visually inspect for any presence of condensation
Spot clean any marks and dry with a grit free squeegee or
hose. Acetone can be used on glass surfaces for stubborn
spots and marks (ensuring the acetone does not come into
contact with any painted surfaces as this may cause damage)
Avoid excessive amounts of water entering the roller and
locking systems
Dry with a chamois, if required
Ensure key barrels ( if applicable) are kept lubricated with
a small amount of powdered graphite to a key and insert
the key in the lock barrel, alternatively a specialised non-oily
lubricant spray can be used

Inspect all fittings and screw fixings for firmness
Visually inspect for any damage to sealants
around window frames
Clean using a sponge or soft brush and warm
water with a mild detergent. Avoid cleaning
agents with a caustic base, abrasive materials or
harsh chemicals.
Ensure key barrels ( if applicable) are kept
lubricated with a small amount of powdered
graphite to a key and insert the key in the
lock barrel, alternatively a specialised non-oily
lubricant spray can be used
Ensure all hinges (if applicable) are lubricated
with a specialised non-oily lubricant spray
If the glass doors are sliding and use a guide
track, ensure dirt and debris are removed from
the tracks to ensure the doors operate smoothly

Visually inspect to ensure any fittings, fixtures and screws are

Use a micro-fibre duster to clean the furniture to avoid build

Use an upholstery vacuum cleaner fitting to clean fabric
furnishings
To remove rust from metal furniture or furniture fittings with
a liquid metal polisher and steel wool (ensuring to brush in
the direction of the grain)

Clean painted partitions using a soft cloth or sponge with
mild soapy water or a general purpose house cleaner. Apply
gentle pressure when wiping. Rinse with clean water
Clean stubborn stains from painted partitions by carefully
using an abrasive cleaner and water or a solution of household
bleach diluted with water. Rinse with clean water
Ensure to always wipe gently and not scrub the surface when
cleaning
Pencil marks and smudges can be removed with an ordinary
art gum eraser

Maintenance and testing shall be in accordance with Australian


Standard AS/NZS 2312.1:2014, Guide to the protection of structural steel
against atmospheric corrosion by the use of protective coatings.
The steel structures shall be periodically inspected and maintenance
will include a combination of analytical study and onsite inspection.
The onsite inspection should be detailed enough to recognise
any structural deficiency, assess its seriousness and initiate action
necessary to keep the structure in safe condition.
