Scope of Work And Specification


7 Units of Luray staff house Renovation and Remodel
Luray 11 ,Toledo City ,Cebu Philippines 6038

1.Location
This scope of work and specification applies to Demolition ,Renovation and Remodeling of Existing 7 units
of Staff houses structures located in Luray 11 , Toledo City .

2.GENERAL PARAGRAPHS

1. Work Included: The Contractor shall provide all materials, labor and equipment necessary to clean and repair this home and provide a
complete and usable home ready to occupy in accordance with the standards as set forth in this scope of work.

2. Performance of Work: All work shall be performed in accordance with these General
Paragraphs and the attached detailed specifications for all work as stated in this scope of work.

3. Contract Completion Time: The Contractor shall complete all work and cleanup within the specified time limits established in the
contract.
4. Dumping: All trash and rubbish shall be discarded off-site in an approved and lawful manner.Unless otherwise stated, all material
scheduled for removal or disposal becomes the property of the Contractor. Burning or burying of rubbish on-site are stricly prohibited.

5. Products: All materials shall be of best quality for purpose intended and shall be
manufactured by companies that regularly engage in the manufacturing of the product specified.

6. Workmanship: All work shall be performed by skilled craftsman that are regularly engaged in
work to be performed and shall be at the Journeyman level or directly supervised by a Journeyman.

7. Craftsmanship: All work shall be crafted in a professional manner. No drips, flaws, or second
rate work will be accepted. If craftsmanship is lacking, the Contractor shall correct the deficiencies at no additional cost to the owner.

8. Cleaning: After completion of all renovation, remodel and reposition of all furniture. Contractor shall remove the debris ,secured and
clean the area.

3.Scope of Work

3.1 FLOOR REPAIR & Floor Support Repair


1. Utilities: Contractor shall disconnect water, sewer, electrical, plumbing fixtures, appliances, etc. as
required to repair floor structure.
2. Structure: Remove and replace rotten, insect damaged, or structurally inadequate floor framing
members as required to level floor. Remove and install additional joists, girders.
All woods to be Install are treated lumber

3.2 Roof Replacement & Roof Support
1.Roof sheet: Remove all existing roof material
2.Structural: Remove all dilapedated trusses member and install new anglebar,Use Chemical treatment for
preservation of wooden Trusses and Purlins.
3.Fascia and Gutter : Contractor shall remove insect damage of fascia board and install new material ,Repaint
4.Gutter: Contractor Shall install gutter and Down spout.
3.3 Interior and Exterior Ceiling
1.Utilities : Contractor shall disconnection of all electrical accessories ang plumbing fixtures as required to repair ceiling structure.

2. Structure: Remove and replace dilapedated ceiling material ,Use Chemical treatment for wooden support of ceiling
3.Exterior and Interior ceiling : All ceiling are painted
3.4 Wall Interior and Exterior ceiling Repair
1.Wall : Contractor shall disconnect all electrical connections and plumbing fixture as requied to repair
existing wall,Remove all existing wall and install double walling.
2.Structure : Remove all wooden wall support and install metal furring ,Spacing @ 400 mm Vertical
and 400 mm Horizontal.
3.Exterior and Interior partition wall: All installed wall are painted
3.5Windows and Door
1.Removal of Existing Door and Windows : For all Doors and Windows identified for replacement remove
all door jamb and window frame for modification ,replace window insect screen.
2. Warranty : Windows and Doors shall be provided with the warranty
3.6 Kitchen Renovation and bath Renovation
1. Counter Top : Demolish the existing wooden counter top and Provide and install new Counter Top in kitchen.
2.Cabenits : Kitchen cabenit shall be repair and repaint.Apply white silicon sealant around cabenit,counter top.
3.Exhaust Fan : Inspect existing exhaust fans ijn bathroom .check to make sure fan is exhausted to the outside.
If is not , Install new Exhaust fan .
4.Accessories : Install new bath room accessories like towel bars,toilet paper holder,chrome metal shower
curtain and all accessories to be anchored in stud walls or with hollow wall anchors.
6. Submittal : Submit specifications, manufacturer's and color samples for selection and approvals.
7.Removal : Remove Existing Shower,move toilet bowl,existing window located in bath room.
8. Paint all finish walls and ceiling.
3.7 Painting Works
1.Surface Preparation : Clean and prepare the surfaces to be painted.
2.Primer: Acylic primer shall be used to prime all bare wood. Brush and/ or roller application is required (no.spraying).
3.Exterior Finish Coats :Provide at a minimum two coats ,with the forst coat being a primer and the second coat
being 100% a crylic latex semigloss .Paint shall have a 10 - yrs warranty.
4.Interior Finish Coats : Paint ceiling with two coats of white 100 % acrylic latex ceiling paint.Paint walls with two coats of
100% acrylic latex paint.Apply color specified in the Owner .Flat or semi gloss finish.paint shall have 10 yrs warranty.
3.8 LIGHTNING
Description of Works:
This section will be the assessment o the existing electrical wiring and replacement of existing outlet,
bulbs,breaker,utility box, PVC wire tubing, panel board as assessed by the electrical engineer for
cover plates as per specifications.
The contractor shall secure and pay for all electrical installation fees and permits, but owner shall
pay for the necessary deposit.

Sand all floor board

Fill all nail holes and seams between the new and old floorboards with wood filler.
Wooden Floor Repair Use a foam brush to apply two coats of shellac to the new and old floorboards. Allow the shellac to dry
overnight.
Apply an oil-based wood stain to the floorboards,
For Final Coat use polyurethane varnish
