You have two (2) days to sign and fax or email the
rental agreement along with a copy of your driver’s
license in order to confirm your reservation. If unable
to fax or scan and email this information please send
by normal mail service and let us know by phone or
email that it has been sent.
Leaseholder Responsibilities: Many of you will vacation with other couples, other family members
or friends, but only one signs the lease. We will hold the Leaseholder responsible for payment and other
facets of the Leaseholder responsibilities spelled out in this Property Rental Agreement. The Leaseholder
needs to be the same person as the person who makes the payment.

Reservation Deposit:
- If you (the Leaseholder) are using a credit card, we accept American Express, Discover,
MasterCard & Visa via Authorize.Net. You DO NOT NEED a Authorize.Net
account or some money in your Authorize.Net account to do that. You can also
use your debit card to pay via Authorize.Net.
You may fax, e-mail or mail this signed agreement back to us along with a copy of your driver’s
license.
Your reservation will remain unconfirmed until receipt of this signed and initialed agreement along with
any other required documents. Rates are set at time of booking.
For reservations made less than thirty (30) days prior to check-in, payment is due in full (including all taxes).
For reservations made thirty (30) days and after, from check-in, a 50% deposit of your rent and taxes will be
charged to your credit card to confirm your reservation.
Full Payment: We will contact you thirty (30) days prior to check-in to request final payment. Full
payment not received thirty (30) days prior to arrival is subject to cancellation without refund.
Security/Damage Deposit: The Leaseholder who made the reservation will be held responsible for any
damages to the property and/or broken and/or missing items to the interior and/or exterior of the lodge
during your stay.
The Leaseholder’s credit card on file will immediately be charged for the amount needed to repair and/or
replace damage to the property, broken and/or missing items to the interior or exterior of the lodge. The
Leaseholder agrees that he/she will not claim any charge-backs or credits from his/her credit card company
for any fees charged to his/her credit card, including but not limited to deposits, and/or rental fees, and/or pet
fees, and/or additional damages, and/or broken, and/or missing items, and/or security deposit fees, and/or
fees for excessive cleaning, etc. The Leaseholder will be responsible for his/her entire party, for all damages,
and the credit card on file will be charged. The Leaseholder also authorizes the owner of Amazing Memories
Lodge, Larry D. Phillips, to charge any expenses relating to damages, cleaning of the unit beyond a normal
lodge fee (ex: heavy partying, trash, etc.), or theft of any property from the unit, to the credit card on file for
the lodge. The Leaseholder who uses his/her credit card is considered the responsible party, and all necessary
charges concerning the lodge will be charged to the credit card on file, no matter who in the group caused the
damage.

Express check-in: We will contact you via e-mail prior to your check-in with the
key code and the alarm code to the lodge as long as Full Payment and has been
received. We will also include directions on how to get to the lodge. The key code and the alarm code are
all you need for check-in. You do not have to check-in at an office, you can just go directly to the lodge.
Check-in time: Check-in is after 3:00 pm. During peak season your patience is appreciated (occasionally,
due to unavoidable circumstances, a property may not be ready for check-in at 3:00 pm). If you get to the
lodge before 3:00 pm and our housekeepers are still there please do not enter the lodge, wait until they are
done or come back after 3:00 pm.
Check-out time and procedures: A copy of the check-out procedures are listed on the refrigerator
in the kitchen. Check-out is before 11:00 am. A late check-out fee of $50 may be assessed if check-out time is
exceeded (unless prearranged). Please make sure that ALL dishes, pots, cookware, pans, silverware,
glassware and/or utensils should be washed, dried and put away; Charcoal or gas grill cleaned and gas turned
off; All electric stoves and ovens turned off; All electrical items including lights and fans turned off ;
Thermostat is set at 60 degrees in winter and 85 degrees in summer; Windows and doors closed and locked;
Property left neat and in order; Alarm (if applicable) should be set; Lock front door on your way out; All
garbage and trash bagged and placed in the outdoor receptacles; Hot tub should be covered and cover should
be strapped down with bar and cable securely (this is very important as mountain winds can be strong and
cause damage to the cover if not strapped down); Do not remove ashes from grills or fireplaces; Do not make
beds. Strip beds and place sheets and towels in the bathtubs; Housekeeping will replace all linen after your
departure. Please call us at (865) 850-3474 or (865) 850-9916 to let us know that you have checked-out. The
need for excessive cleaning may incur an additional charge.
Property Rental Policies: We strive to provide an upscale family mountain vacation rental
experience. The Leaseholder and All Guests agree to abide by All of our Property Rental Policies. Please make
sure that everybody reads the latest Property Rental Policies provided to you, the Leaseholder with your
express check-in as the Property Rental Policies can change without notice.
Leaseholder and Guests Responsibilities: Our properties are inspected upon check-out by our
cleaning staff. The Leaseholder or Guests are required to inform us if any breakage or damage occurs during
stay, or is observed upon check-in. The Leaseholder and Guests shall not destroy, deface, damage or remove
any or part of the property, or render smoke detectors inoperable. The Leaseholder shall be liable for any and
all damages.
The Leaseholder and Guests agree not to behave in any unlawful or improper manner in or around their
rented property, nor shall unreasonably loud activities be carried on in any property or common areas. The
Leaseholder and Guests will be asked to leave without refund if such circumstances occur. We (owners Larry
D. & Charlotte Phillips) have the right to terminate this agreement and remove disruptive Leaseholder and/or
Guests without refund.
Cancellation or Change of Dates: Should you need to change your rental dates, you can reschedule
your reservation any time with no penalty, as long as the change is processed at least thirty (30) days prior to
your arrival date.

We are pleased to offer a thirty (30) day cancellation with full refund. Only the Leaseholder named on the
Property Rental Agreement may notify us via e-mail of the request to cancel. If a booking is canceled less than
thirty (30) days prior to the arrival date, the reservation is non-refundable and will result in a complete
forfeiture of the deposit on file. We recommend that you purchase trip insurance to cover the potential
financial loss. Visit www.InsureMyTrip.com or CSA Travel Insurance for details. We (owners Larry D. and Charlotte
Phillips) are not affiliated with this or any other insurance company.
Refund Policy: We cannot guarantee that all amenities, appliances and/or equipment will be in working
order 100% of the time. No refunds or adjustments will be made for unforeseen mechanical difficulties,
unreported problems and/or power failure. We will try our best to remedy the situation. The Leaseholder
will be charged for unwarranted service calls if a repairman is called and there is nothing wrong. We cannot
refund monies for circumstances beyond our control. Our lodge is sprayed monthly by a Pest Control
Company. You are in the mountains and in the country so it is very possible that you might see some live or
dead bugs or insects inside or outside of our cabins. It is also possible for a raccoon, squirrel, flying squirrel,
possum, wild life, etc. to walk on the roof of our cabins. Our cabins are inspected prior to your arrival. If you
see some alive, dead or close to dead bugs, insects, critters, etc. please let us know as soon as possible so we
can send the Pest Control Company to come back and spray again. We have a lot of scorpions that are not
poisonous, lady bugs, mosquitoes, bees, yellow jackets, spiders, etc. No refunds for No Shows, 2 nd
Cancellation, bugs, insects, critters, wildlife inside and/or outside of the cabins, change of plans, late arrival or
early departure, acts of God, severe or inclement weather, odor in the well water, failure of public utilities or
outside services, e.g., power, cable television, satellite television, Internet, curvy or narrow mountain roads,
steep driveways, rain, snow, ice, icy conditions, etc.
The Leaseholder and Guests accept renting privileges with the understanding that they do hereby release its
owners and employees of all liability for loss or damage to the property, accidents, injuries, illnesses, allergies
that may occur while inside or outside of the property and lodge, to the person of any member of the family, of
the party or Guests of the Leaseholder arising out of the use of our lodge, hot tub, Jacuzzi, jetted tub, etc.
whether interior and/or exterior use. Larry D. and Charlotte Phillips and our employees are not responsible
against claims resulting from loss or damage to personal belongings or valuables of the Leaseholder and/or
Guests. By accepting this reservation, it is agreed that the Leaseholder and All Guests are expressly assuming
the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
I, the Leaseholder acknowledge being the representative of all the Guests in my party and confirm that I have
read this entire Property Rental Agreement as well as the entire content of the Property Rental Policies, that I
have initialized all of the pages above and that I agree to all conditions on this Property Rental Agreement and
that I agree to follow and respect all of the Property Rental Policies stipulated in the Property Rental Policies
provided to me. I also agree to read and respect the Property Rental Policies provided to me with the express
check-in as those may have changed without notice. I will make every Guest in my party aware of the content
of the Property Rental Agreement as well as the content of the Latest Property Rental Policies.
Completion of and signature below on this Property Rental Agreement constitutes an agreement between the
Leaseholder and Larry D. Phillips. Completion of and signature on this Property Rental Agreement also
constitutes an agreement that the credit card you supplied upon making your reservation will be charged in
the event of any damage or loss that has occurred during your stay, whether caused by you, the Leaseholder
and/ or anyone else in your party.
This Agreement shall be governed by, construed, and enforced in accordance with the laws of the State of
Tennessee and any action or proceeding arising under or relating to said Agreement shall be subject to the

jurisdiction of the Courts of Sevier County in the State of Tennessee. In the event that Larry D. Phillips must
pursue legal action to collect the fees that you are signing/agreeing to under this Agreement, you agree to be
liable for reasonable court costs and attorney's fees. All parties irrevocably waive any and all rights they may
have to a trial by jury in any judicial proceeding involving any claim relating to or arising under this agreement.
Your signature on this Property Rental Agreement, or taking possession of the lodge after receipt of this
agreement, or payment of money is evidence of your acceptance of the agreement and your intent to use this
for a vacation rental. You will be sent a confirmation e-mail with some reservation information as soon as this
signed agreement and deposit (s) have been received by us (Larry and Charlotte Phillips).
PLEASE MAKE SURE YOU HAVE INITIALED EVERY PAGE PRIOR TO RETURNING THIS ENTIRE AGREEMENT.

Property Rental Policies
Printing Errors: Prices, amenities, descriptions and locations may change from time to time without notice. Every
effort has been made to assure that the printed descriptions are accurate. Larry D. Phillips assumes no responsibility for
errors or omissions.
Disclaimer: Larry D. Phillips makes every effort to assure that all descriptions and representations from us and on
our internet sites are accurate. However, we are not responsible for printing errors or changes made in the furnishings
or amenities. Prices, amenities, specials, seasons, and/or minimums are subject to change with or without notice. The
square footage is an approximation. It is believed to be accurate, but is not guaranteed or warranted.
Availability and Use: It is hereby understood and agreed that should our property be made unavailable by fire,
storm or other reason beyond our control we will make every effort to refer you to another Cabin Rental Company. At
that time all contractual rights and obligations are released. Under those circumstances we will refund any prepaid rents
paid by the Leaseholder for said unit. Furthermore, due to the lack of zoning and building inspection in parts of this
area, Larry D. Phillips does not warrant that properties under our management meet the specifications of any specific
building code and Larry D. Phillips accepts no responsibility or liability for any injury, accident or incident that the cause
in part or wholly may be attributed to design and/or building construction deficiencies with respect to the standards of
any building code. The Leaseholder and Guests understand and agree that the properties are not child proofed and that
it is the sole responsibility of the Leaseholder and/or Guests to safeguard children. Our property is individually owned
and insured.
Please be aware of the possible weather and road conditions you may encounter, depending on what time of year you
are traveling, as we do not offer refunds due to weather or early departure. From late November through early April the
weather in the Smoky Mountains can be very unpredictable. Chains or 4 wheel drive and a bag of snow melt might be
needed during the winter months. Sorry, but we do not plow driveways.
Larry D. Phillips has no knowledge of lead-based paint and/or lead based paint hazards in the housing. We have no
reports or records pertaining to lead-based paint and or lead based paint hazards in the housing.
Rental Rate: The rental rate is determined by this agreement at the time of making the reservation. No refunds or
adjustments will be made for rate changes that take place after the date this reservation is made. Policies and rates are
set at time of booking. Refunds or adjustments will be not be made for rate changes made after the date the
reservation is booked. Our rates are subject to change without notice.
Minimum Stays: A 3 or 4 night minimum stay is required during holidays and for the month of July and the month
of October; otherwise a 2 night minimum stay is required.
Full Payment: Larry D. Phillips will contact you thirty five (35) days prior to check-in to request final payment.
Please let us know at that time if you want to change the credit card on file. If you do, we will need a copy of its front
and back. Full payment not received thirty (30) days prior to arrival is subject to cancellation without refund.

Security/Damage Deposit
No damage deposit is collected prior to your stay at Amazing Memories lodge. However, in the event of damage or
excess cleaning required after your stay, the Leaseholder’s credit card will be charged the entire amount of all damages
and/or extra cleaning fees. A detail of all extra charges will be e-mailed to the Leaseholder. Any disputed
charges are to be submitted in writing.
The Leaseholder is financially responsible for all members of his/her party for all damages and additional cleaning fees
if necessary, etc. Should Larry D. Phillips find the lodge in an unacceptable condition upon your departure, your credit
card will be charged for extra cleaning, damage repairs, replacement of missing contents, expenses resulting from
agreement violations such as smoking in the lodge, trash left in the lodge, dirty dishes left unwashed, furniture moved,
etc... DO NOT MOVE CHARCOAL GRILLS, FURNITURE, POOL TABLES OR SATELLITE DISHES. YOU WILL BE CHARGED TO
HAVE THEM MOVED BACK TO THE ORIGINAL LOCATION OR RECALIBRATED.
Pets & Smoking: Due to allergies, we are unable to allow any pets or any smoking in our lodge.
Minimum Age Limit for Renters: You must be married or 24 years of age unless accompanied by an adult
or parent to rent our lodge. The person who books our lodge must stay at Amazing Memories Lodge for the entire rental
period. Sub-letting or parents renting for their children under the age of 21 is NOT allowed. No student groups or
house parties of any kind.
Maximum Occupancy: The number of persons occupying our lodge shall not exceed the number stated on
your reservation. If additional persons are added after your reservation is secured you must inform us prior to your
arrival and charges may be added as necessary. The Leaseholder and Guests may be subject to cancellation/penalties if
numbers exceed confirmed occupants listed. This is a violation of the Property Rental Agreement.
If you add additional persons, please notify us at least two (2) days prior to your arrival to assure that the lodge has
adequate linens, sheets, towels and beds. Additional bedrooms will be locked unless we are notified prior to your arrival.
Misrepresentation of the number of persons occupying the unit is cause for immediate eviction with no refund of
monies paid. NO HOUSE PARTIES AND NO RECEPTIONS ALLOWED!
Over-occupancy is considered a SERIOUS VIOLATION of your Property Rental Agreement and you will be asked to leave.
No refund will be given. Any Guest and/or Leaseholder having house parties, found with non-paying overnight Guests,
disturbing neighbors with loud unnecessary behavior or found with an unauthorized pet will be evicted with no refund
and/or prosecuted. Homeowners reserve the right to set a minimum occupancy.
Cancellation: Only the Leaseholder named on the rental agreement may notify Larry D. Phillips either in written or
verbal form of the request to cancel. If a booking is canceled less than 30 days prior to the arrival date the reservation is
non-refundable. No refunds for No Shows, bad weather, late arrival or early departures. If Travel Insurance was
purchased, please review your documents for details.
Reservation Transfers: Falsified Reservations: Any reservation obtained under false pretense will be subject
to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.
Only the Leaseholder named on the Property Rental Agreement may notify Larry D. Phillips in writing of the requested
change and a new Property Rental Agreement will be issued that must be signed and returned to Larry D. Phillips, along
with other needed documents. No reservations may be shortened or units changed thirty (30) days or less prior to the
original arrival date.

Check-in: 3:00 pm
It is the Leaseholder’s responsibility to coordinate all parties or Guests arriving separately and see to it that they have
the necessary information to find their accommodations, including unit map and phone number.
We will do everything we can to make sure the lodge is ready for your stay. It is our mission to provide you the cleanest
lodge in the Smokies, so that you will become a Guest for a lifetime. As mentioned above, due to our high standards for
cleanliness, there is a chance that the lodge will not be ready for check-in promptly at 3 pm, especially during peak and
holiday season. We ask for your patience and suggest that you have alternate plans for a couple of hours in case your
our lodge is not ready.
Check-out: 11:00 am
Please respect check-out time, as we need the time to prepare the lodge for the next Guests’ arrival. In order to avoid
additional charges, please carefully follow the procedures stated in your Property Rental Agreement and/or our
Property Rental Policies and/or posted on the fridge in the kitchen.
Check-out Procedures: Upon departure the Leaseholder and Guests are required to leave the property in the
same general condition as it was when you arrived. Please comply with the following before check-out:
1. All dishes, pots, cookware, pans, silverware, glassware and or utensils should be placed in the dishwasher and
washed.
2. Do not remove ashes from grill. Housekeeping will remove after your departure
3. Do not make beds. Strip sheets and place in the bathtub along with all towels. Housekeeping will replace all
linen after your departure
4. All gas and electric stoves and ovens should be turned off
5. All electrical items including lights and fans should be turned off
10. Push lock sign on front door on your way out (do not lock the bottom)
11. All garbage and trash bagged and placed in the outdoor receptacles. Do not overfill garbage cans, or leave
garbage on ground. Leave all garbage sealed in plastic bags. If outside cans are full, leave excess sealed in the
kitchen area.
12. Do not turn hot tub off. Please make sure that the cover is on and bar and cable is secured.

Leaseholder and Guests Responsibilities: All properties are owned privately and are inspected upon
check-out by a member of our cleaning staff. The Leaseholder or Guests are required to inform Larry D. Phillips if any
breakage or damage occurs during stay, or is observed upon check-In. The Leaseholder and/or Guests shall not destroy,
deface, damage or remove any or part of the property, or render smoke detectors inoperable. The Leaseholder and/or
Guests shall not smoke in our lodge. Guests shall not bring any pets to our lodge unless by prior written approval by
Larry D. Phillips. Guests shall be liable for any damages.
Our lodge is to be used for the QUIET enjoyment of the Leaseholder and his/her Guests and NOT to be used for parties,
large gatherings or receptions beyond the sleeping capacity of the home. “Disturbing the Peace” may result in eviction
and/or loss of security deposit. The capacity of the home as stated on our websites and cannot be exceeded. No
campers or camping on the grounds of the rental home will be allowed.
The Leaseholder and Guests agree not to behave in any unlawful or improper manner in or around their rented
property, nor shall unreasonably loud activities be carried on in any property or common areas. The Leaseholder and
Guests will be asked to leave without refund if such circumstances occur. Larry D. Phillips has the right to terminate this
Agreement and remove disruptive Leaseholder and Guests without refund.
Supplies: The lodge will be supplied with 1 mattress pad, sheets, 2 pillowcases, 1 blanket and 1 bed spread per bed,
2 bath towels per person, wash cloths and a shower mat per bathroom for the occupancy of the unit. It is a good idea to
bring a beach towel for hot tub & swimming use and in cooler months to bring extra blankets. Please do not use wash
cloths and/or towels to remove make up or you will be charged for their replacement.
We do not bring out extra towels to the lodge. We provide you with a fully equipped kitchen, iron and ironing board,
telephones, central heat and air, washer and dryer, cable or satellite TVS with VCR/DVD, WI-FI, charcoal or gas grill, gas
fireplace.
Your vacation home will be stocked with an initial supply of toilet paper, trash bags, hand soap and dishwasher powder.
If you feel that you will need more than provided, we suggest that you bring your own supply.
Features & Furnishings: Larry D. Phillips will make every effort to assure that all descriptions and
representations on our Internet site are accurate. However, we are not responsible for printing errors or changes made
by owners in the furnishings or amenities. Rates, amenities, specials, seasons, and/or minimums are subject to change
with or without notice. The square footage is an approximation. It is believed to be accurate but is not guaranteed or
warranted.
Our lodge is seasonally decorated. If you choose to bring your own, only artificial holiday decorations and artificial
Christmas trees are permitted and all evidence of any Leaseholder and of Guests’ decorations must be properly
disposed of upon departure.
Hot Tubs – Jetted Tubs/Jacuzzis: Our housekeepers drain, sanitize, refill and replenish chemicals in all
tubs prior to your arrival; therefore it may not be warm until later that evening.
Do not use bath oil or bubble bath in the tub. Filter replacement cost is $35.00. A MINIMUM FEE OF $500.00 will be
charged if BUBBLES, BATH OILS, and/or ANY OTHER FOREIGN SUBSTANCES are used in the hot tub or Jetted tub/Jacuzzi.
Hot tub covers are for insulation purposes and are not designed to support a person or persons. DO NOT SIT AND/OR
STAND ON THE HOT TUB COVERS, it may result in injuries or death. If they break, crack… you will be charged for its
replacement. Replacement cost for the cover is $375.00. Replacement cost and/or Repair charges will be billed to your
credit card if changes are made to the mechanical operations of the tub. Remember when NOT using the hot tub; leave
the cover on, so hot tub will stay warm. Please shower before using the hot tub as some lotions, etc. mixed with hot tub
chemicals can cause a rash on your skin. We are not responsible for any jewelry or clothing damaged if worn in the hot
tubs. The Leaseholder and/or Guests use All Hot Tubs/Jetted Tubs/Jacuzzis at Own Risk. No children under the age of 12

are permitted in hot tubs at any time. Please remember that when using the hot tub and/or Jetted Tub/Jacuzzi, (no
matter who owns it or where it is located) it carries with it some serious risks. If your party fails to follow any of the rules
we have set forth, someone in your party could have an allergic reaction, become seriously ill, injured or die. For the
safety of the Leaseholder and the safety of everyone in your party, it is very important that you, the Leaseholder, follow
and make sure everyone in your party is aware of and follows these rules.
Telephone and Internet Services: Our lodge offers free local telephone calls and “FREE Wireless High
Speed Internet.”
Television, Satellite Service: Cable TV with premium stations are provided. We do not offer pay for view
or on demand channels . We assume no responsibility for TV reception or operation and cannot guarantee that specific
channels will be available.
Safety and Precautions: Please note locations of fire extinguishers and exits upon arrival. HEAT - Do not turn
off heat during cold weather, in warm weather do not turn the AC thermostat below 70°, it will cause the system to
freeze up. REFRIGERATORS – DO NOT adjust temperature colder than the middle setting, it will cause the unit to shut
down.
Due to the danger of forest fires, there are no fireworks allowed. Please do not remove any coals from grill at any time.
Do not throw cigarette butts as they can start a forest fire!
Fireplace: For your safety, never move the logs in the gas fireplace. Doing so can cause carbon monoxide and heavy
black soot.
Smoking and smoke detectors: There is no smoking allowed in our lodge. If we find evidence of smoking
you will forfeit your entire security deposit. There are smoke detectors in the lodge, do not unplug or remove the
batteries from them. There are also fire extinguishers in the lodge in case of an emergency.
Please do not discard smoking material on the grounds or you will be charged for extra cleaning. If you are a smoker,
please feel free to smoke outside. We have added sand buckets for your convenience.
Parking (Autos, Campers &, Trailers): There are places for three cars beside the lodge and additional
parking at the street entrance to the lodge.
Housekeeping: The lodge is cleaned, hot tub is drained, sanitized, and refilled and beds (except sofa beds) are
made prior to your arrival. Our housekeepers take great care to provide you with clean and prepared accommodations.
Housekeeping is not provided during your stay. Our rates include housekeeping only upon your departure. If more than
basic cleaning service is needed, you will be charged accordingly. Please do not discard smoking material or any type of
trash including but not limited to bottles, cans… on the grounds or you will be charged for extra cleaning.
Maintenance: It is impossible to guarantee that all appliances, hot tubs, hot water heaters, fireplaces, electrical
outlets, TVS, etc. will be in working order 100% of the time. We do guarantee to make every effort to correct all
deficiencies as soon as possible during normal business hours. The Leaseholder and Guests should take reasonable
action to secure the problem. In addition, from time to time, appliances, hot tubs, satellite TV, water, telephone,
Internet access, electricity, etc. will break down or malfunction. While we cannot refund any monies due to these issues
that may be beyond our control, we will respond as quickly as we can to make repairs and restore amenities.
Please report any problems or damages in the lodge on the day of your check-in. If not reported, we must assume the
damage or loss occurred during your stay and we will have to charge you. When maintenance needs arise during your
stay please contact us at (865) 850-3474 or (865) 850-9916. Your silence indicates full acceptance of the lodge and its

condition. It may be necessary for our maintenance crew to enter the lodge during reasonable hours to perform minor
repairs. There will be no refunds for the malfunction of any equipment including but not limited to air conditioning, TV,
appliances or power outages.
Insects: Though all units are sprayed monthly by a professional pest control company, ladybugs, scorpions (not
poisonous), spiders, wasps and other insects sometimes affect rental units. In the event of an infestation, the office will
call our pest control company to respray the unit in order to attempt to solve the problem.
Wells: Our lodge uses well water. We have had the water checked and it is safe for drinking and normal use. If you
are concerned with minerals in the water you may want to buy bottled water for drinking purposes. You may see some
orange discoloration on the walls of the Hot Tub, Jacuzzi and/or in the water. This is due to the mineral content in the
well water.
Utility Services: Cable, satellite, telephone, Internet, gas, electric and water service are not under the control
and cannot be guaranteed by Larry D. Phillips. No refund will be made for interruption in service beyond our control.
Weather: Weather changes quickly in the mountains. Plan your trip according to the weather. For road conditions
call 1-800-342-3258. In the winter, though our weather is ordinarily fine, you should come prepared with extra food, 4-
wheel drive, chains and a bag of snow melt. We cannot provide transportation of any kind! In case of extreme weather
conditions, we may ask you to drip the water inside our lodge.
Items Left Behind: Larry D. Phillips is not responsible for personal property left behind, lost, stolen or
destroyed. If we are requested by the Leaseholder or Guests to return any item left in the lodge, items will be returned
to you COD. Items unclaimed more than 14 days will be disposed of or given to charity.
