Bim L1

This document provides an overview of Building Information Modeling (BIM). It defines BIM as a collaborative process that allows stakeholders to work on a 3D model throughout a building's lifecycle. The document discusses BIM levels and Levels of Development which provide standards for model completeness. It also explores how BIM addresses common construction industry issues like coordination errors and cost overruns. Benefits to facilities managers and quantity surveyors are outlined as well through specialized BIM software. The conclusion emphasizes how BIM can create smarter, more efficient buildings and that it is an important skill for the future.

BUILDING INFORMATION MODELLING

BIM

Prepared By Lai HC Oct 2020

Learning outcomes
At the end of the lesson,
students should be able
to:
• Recognize the purpose of BIM
• Appreciate the importance of
BIM
• Aware the impacts of BIM on
the Facilities Management,
Quantity Surveying Profession
WHAT IS BIM

Renovation and Management
A Decade ago, people are exploring
what is BIM…………
Trimble define BIM as:

• It is a highly collaborative process that allows multiple

stakeholders and AEC (architecture, engineering,
construction) professionals to collaborate on the planning,
design, and construction of a building within one 3D model.

• It can also span into the operation and management of

buildings using data that owners have access to.
(Tekla 2020)
Autodesk define BIM as:

• Building Information Modeling (BIM) is a process that begins

with the creation of an intelligent 3D model and enables
document management, coordination and simulation during
the entire lifecycle of a project (plan, design, build, operation
and maintenance).

(Autodesk, 2020)
BIM is not
 … new
 … just an IT issue... or just software
 … 3D
 … something designers do
 … just about project delivery
 … a short-lived fad
 … irrelevant to small projects
 … “the silver bullet” or “Holy Grail”
 … optional?
Conclusion, BIM is…………

BIM LEVEL / LOD
BIM Level
• Level 0 BIM : No collaborative operation from stakeholders
• Level 1 BIM : Beginner level. Not much collaborative
operation but using 3D model for concept work
• Level 2 BIM: All team members use 3D models but
sometimes not in the same model
• Level 3 BIM: everyone uses a single, shared project model.
The model exists in a ‘central’ environment and can be
accessed and modified by everyone.
LoD (level of Detail)
• LOD 100: A conceptual model where parameters like area,
height, volume, location and orientation are defined
• LOD 200: A general model where elements are modeled with
approximate quantities, size, shape, location and orientation
• LOD 300: includes model detail and element that represent how
building elements interface with various systems
• LOD 400: Model elements are modeled as specific assemblies,
with complete fabrication, assembly, and detailing information
in addition to precise quantity, size, shape, location and
orientation
• LOD 500: Elements are modeled as constructed assemblies for
Maintenance and operations.
LoD (level of Detail)
In conclusion, BIM level/LoD gives an
indication on…..

the completeness of the BIM model

(virtual model)
Why do we adopt BIM in construction
Industry?
General Problems in Construction Industry

• Cost Overruns
• Complexity of Project
• Communication breakdown between
stakeholders
• Skilled Workers Shortage
• Poor productivity and profitability
• Low Project performance
Lacking of Coordination
Typical Design mistake
Traditional AEC collaboration (c. 1990s)

Specs
Drawings
Minutes
Programmes
Cost plans
etc

Email
Courier
Post
Fax
Online AEC collaboration (c. 2000s)

Online file management

 Single central repository

 Fewer interoperability issues

 Less paper

 Latest information

 Complete project record

 Full information audit trail

 Greater re-use of information

But ...
 nearly all still 2D

 email often used instead

PROCESS OF BIM
What is the process of BIM?
• The process of BIM supports the creation of intelligent data
that can be used throughout the lifecycle of a building or
infrastructure project.

BIM QS Software
• Glodon CubiCost
• Excatal CostX
• Buildsoft Cubit
• Vico Software
Based in China and it is one of the leading Chinese AEC IT companies

Functions:

• Quick Modelling and BIM-based quantity takeoff

• High precision, reliable and user friendly
• Able to generate various quantity reports
• High efficiency – to reduce reliance on manual
measurement
CostX was released by Excatal in July, 2004.

It can be used among quantity surveying, construction development,

contracting and etc.

Able to support various type of file and 3D model.

CONCLUSION
Considerations and Limitations of BIM in
Malaysia
• a. Lack of standardization
• b. Legal and contractual issues
• c. The industry’s resistance to change
• d. Interoperability and compatibility issues
• e. High initial cost of entry and implementation
• f. Lack of sufficient information and knowledge on BIM
• g. Conflict of interest between construction professionals
Why is BIM important?
To make building smarter, easier to build, easier for
operation and maintenance

Adik, belajar BIM LAH, it gives you

advantage while looking for job in future as
government has make it as a mandate policy.
For any government project incurred more
than RM 100 Million, BIM submission is
required by 2020.
