Wildfire Prevention
Once Spring comes the Board plans continue work on the lodge landscaping suggested by the newly certified
Sierra Brooks Firewise group. By removing the dead trees and the abundant juniper bushes from the around
the lodge building foundation we hope to improve the Lodge’s chances of survival during a wildfire.
A second vulnerable part of our common area and real estate is the Fire Department
Building, the current roof is composed partially of wood shingles and should be
replaced. This may be a costly undertaking and the Board hopes to team up with
the Firewire group and the fire Department to look for assistance with funding the
new fire-resistant roof.
The Firewire Group in Sierra Brooks has been Certified and is now eligible to seek
out funding assistance. The Group did an amazing job this summer organizing the
green waste clean up. They plan a second event this fall. Look for the official sign
which will soon be posted near the current Sierra Brooks POA sign on Smithneck
Road.
You may be able to save money on your home insurance thanks to the Firewise
Certification. Some carriers like USAA and Fair Plan insurance provide a small
discount for having a Certified Firewise Program in the Community.

Sierra Brooks Water Project
The SBPOA had an informative meeting with Sierra County Public Works employees and
community members. We appreciated having the community participate in the monthly board
meeting. Per the County, the water system is in place and operating normally. While we had a
period of frequent chlorination, the contaminants have been resolved and the County does not
anticipate further chlorination. We should be back to our regular, great-tasting water! There are
a few odds and ends the county is wrapping up that will not affect water quality or distribution.
If you have any further questions at this time, feel free to contact board member Gabriel
Andaluz or the Sierra County Public Works Department..

Covenants, Conditions and Restrictions (CC & R’s) The Bylaws: Food
for thought, our CC& R’s and our bylaws were drafted in the 1970’s and are in need of update
as some of the provisions are in conflict with and have been pre-empted by current law, which
make them difficult to apply in todays world. Making our documents understandable and cur-
rent does not mean they will have to be more restricting.
The CC& R’s are still enforceable and they still govern the development and bind all current
and future owners. Property owners who are looking at building a home on their vacant lots
still need to submit plans to the SBPOA for review, before submitting them to the County. That
goes for projects such as additions, garages, fences and sheds, etc. Contact us if you need in-
formation on how to submit your project.
Below are some of the issues we are hearing about from the Community:
Vacant Parcels, RV’s and trailers: Please remember that vacant lots cannot be used for stor-
age or any other purpose. Living temporarily in a trailer or Recreational vehicle can only occur
with an active building permit for a new home and permission from Sierra County Building
and Planning Department during the construction of the permanent residence.
Section 8. Animals: Livestock, chickens and other similar farm animals may be kept on any
Lot, provided that they are not kept for any commercial purpose, or in unreasonable numbers,
and in particular, there shall be no more than (2) cats and (3) Dogs per lot, nor more than (1)
cow and (2) horses per full acre of any lot. The keeping of all animals shall be in strict con-
formity with all applicable Sierra County Zoning Ordinances, and such rules and regulations
as may be established and adopted from time to time by the Association.
All lots on which farm animals are kept shall be adequately fenced so as to
keep such animals on that lot.
The Lodge is has now reopened on a very limited basis and we are currently under the orange
tier. If you have questions about using the lodge please contact us. The Board decided to take
advantage of the downtime at the lodge and our maintenance person is attending to some much
needed repairs.
